SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, DIVINA MARCUAP FRAGO, Filipino, of legal age, widow, and a resident of Brgy. Bolbok,
Lipa City, by these presents do hereby NAME, CONSTITUTE and APPOINT JASON M.
FRAGO, Filipino, of legal age, married, and a resident of Brgy. Bolbok, Lipa City, to be my true
and lawful Attorney-in-fact, for me and in our name, place and stead and for my own use and
benefit, to do and perform all or any of the following acts and things:

1. To execute, on my behalf, the Extrajudicial Settlement of the Estate of my late spouse,

MAXIMIANO TUBIGAN FRAGO who died intestate on 13 August 2006;
2. To sell, transfer, and convey, at whatever price, terms, and conditions that he may deem
proper to whosoever may buy the property covered by TCT No. T-45268 located at
Sabang, Lipa City, Batangas, and more particularly described as follows:
 3. To sign, execute, and deliver the necessary Contract to Sell and/or Deed of Absolute
Sale, covering the said sale, including any and all documents that may be necessary to
give effect to the conveyance of the said property;
4. To receive on my behalf the proceeds of the sale, either in cash, or in check, and to pay
the incidental expenses such relative to the such conveyance;
5. To represent me before any government agency, national or local, in order to process and
pay any relevant taxes or fees, if any;
6. To perform all other acts necessary to give effect to the foregoing.
Hereby GIVING AND GRANTING unto my said Attorney-in-Fact full power and authority to
do and perform any act and thing whatsoever requisite and necessary to be done in and about the
premises, as fully to all intents and purposes as I might or could if personally present; hereby
ratifying and confirming all that my Attorney-in-fact shall lawfully do or cause to be done by
virtue of these presents.
