DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE made and entered this _____________________ at Lipa
City, Philippines executed by and between:

NERI OLAVE PANGILINAN, Filipino, single of legal age, and a resident of

Brgy. Santol, Mataas na Kahoy, hereinafter referred to as the “SELLER”;

-and-

CHRISTINE ALVAREZ PESA, of legal age, Filipino, single, and a resident of

Purok 4, San Benito, Lipa City, hereinafter referred to as the “BUYER”;

WITNESSETH:

THAT, the SELLER is the registered owner in fee simple of a parcel of lot covered by Transfer
Certificate of Title (TCT) No. T-99690, containing an area of One Hundred Fifty-Six (156)
square meters more or less, the technical description of which is herein particularly described as
follows:

THAT, the BUYER has offered to buy and the SELLER has agreed to sell the above-mentioned
property in the amount of Three Hundred Ninety-Seven Thousand, Eight Hundred Pesos
(P397,800.00).

THAT, for and in the consideration of the aforementioned amount, the SELLER, by way of
absolute sale, do hereby voluntarily and freely SELL, TRANSFER and CONVEY, in favor of
the said BUYER the above-described parcel of land together with all the improvements thereon,
free from all liens, encumbrances and charges whatsoever;

THAT, full payment of the aforementioned consideration shall be made by the Buyer to the
Seller upon the execution of this Agreement;

THAT, the Seller hereby warrants the title over the land and improvements on the above-
described parcel of land with full right to dispose of the same, free from all liens and
encumbrances and that henceforth, full right of ownership and possession shall pertain to the
Buyers;

THAT, Articles 1621 to 1623 of the Civil Code have been complied with and that this instrument
will be registered in accordance with Act 496.
