DEED OF ABSOLUTE SALE OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale of a Parcel of Land is executed by and between:

MARCOS CHRISTOPHER L. VARELA, of legal age, Filipino, married to Michelle Teves, and
with residence and postal address at Dumaguete City, Negros Oriental, hereinafter referred to
as the VENDOR;

In favor of:

PAMELA C. DAGODOG, of legal age, Filipino, single, and with residence and postal address at
Colon Extension, Dumaguete City, Negros Oriental, hereinafter referred to as the VENDEE;

WITNESSETH:

That the VENDOR is the owner of a parcel of land known as Lot 2-A, Psd-074610-027411,8-H, as
portion of Lot No. 2, of the consolidation-Subdivision plan, Pcs-07-00-1054, situated in Barangay
Bajumpandan, City of Dumaguete, and is covered by Transfer Certificate of Title No. 17220,
which parcel of land is more particularly described and bounded as follows:

A parcel of land, Portion of Lot 2-A, Psd-074610-027411, situated in Barangay of

Bajumpandan, City of Dumaguete, Island of Negros. Bounded on the SE, along line 1-2 by
Portion of Lot 2-A, Psd-074610-027411; on the SW., NW., along lines 2-3-4 by Portion of Lot 2-A,
Psd-074610-027411; and on the NE., along 4-1 by Road Lot 2-E, Psd-074610-027411. Beginning
at a point marked “1” on plan being N.01 deg. 44’E., 1345.82 m, from BBM No. 18, Cad. 96:

Thence N.88 deg. 24’W., 23.86 m., to point 2;

Thence N.00 deg. 16’W., 12.73 m., to point 3;

Thence S.88 deg. 24’E., 23.56 m., to point 4;

Thence S.00 deg. 16’W., 12.73 m., to point of;

Beginning; containing an area of THREE HUNDRED (300) Square meters, more or less.

That for and in consideration of the sum of TWO HUNDRED THOUSAND PESOS (Php
200,000.00), in Philippine Currency, receipt in full of which is hereby acknowledged, the
VENDOR, by these presents hereby SELL, CEDE, TRANSFER, and CONVEY, free from all liens and
encumbrances whatsoever, unto the VENDEE, his heirs and assigns the above-prescribed parcel
of land, together with the improvements standing thereon;

That the parties have entered this agreement freely, voluntarily and by their own free
will and that they fully understand all the legal consequences of this particular deed of
conveyance;

That written notices hereof have been served to the adjoining low owners pursuant to
the provisions of Article 1620 to 1623 of the New Civil Code of the Philippines and that they are
not interested to exercise their right of pre-emption.

IN WITNESS WHEREOF, the VENDOR here unto affix his signature this

consisting of three (3) pages including this page where the acknowledgement is written, has
been signed by the parties including the instrumental witnesses herein, and relates to the SALE
involving the parcel of land known as Lot 2-A, Psd-074610-027411, situated at Barangay of
Bajumpandan, City of Dumaguete, Island of Negros covered by Transfer Certificate of Title No.
17220 containing an area of THREE HUNDRED (300) SQUARE METERS.
