Algorithm of work with clients from CMM Partner Michael Bader

1. OPTION: If client is coming directly to Michael Bader with Property Request

 Michael Bader is registering a client with full name, surname, phone number and email in the
WhatsApp Group (Members: Natasa Grdinic, Michael Bader, Danijel Svitlica, Aleksandra
Novovic)
 NOTE: Registration has to be with full informations ( date and time of their arrival, when we
can contact them etc)

 Key Account Manager (in this text: Danijel Svitlica) is registering a client immediately in
CRM BITRIX database, if we do not have the client registered from before.
If we have client already registered in the database from another partner, we can accept
registration in case M. Bader can show a proof of previous work and communication with that
client.

 Account Manager (in this text: Aleksandra Novovic) is calling the client via messengers
(WhatsApp, Viber). If they don’t have it trying through skype. In case client did not provide
phone number first send him introduction email and offers similar to his request. Partner
should also do his best to get a phone number as PRIPORITY from the client.
*The exception is only made if Partner insisted on not contacting client still, just for
registration purposes until he is ready, in that case Account Manager is waiting for the green
light of M. Bader for contact.

 Account Manager proceeds with communication with client, consulting him on all property
and Montenegro related questions, organizing arrival to Montenegro, working on selection of
the most suitable properties within client’s criteria etc.

 After first selection of properties and communication between client and Account Manager,
Partner M. Bader should contact client to get initial feedback as per experience so far with
CMM-Partner should outline to client the fact that CMM is the leader company in real estate
and highly recommend to his clients, by also making few examples of success stories of his
previous clients. Also he should emphasize CMM as company who deserved being his one
reliable partner in Montenegro to freely promote them in Montenegro to Germans looking to
buy property, because of CMM’s reputation and being officially awarded with Best Real estate
company in Montenegro (Top Business Montenegro Award)
 Key Account Manager is sending reports, which have mutually agreed form in a first week of
each month for the clients registered in the previous month. Account Manager should by the
end of every month write additional pinned comment in CRM per each client and info if
involvement of partner is needed and in which stage.

 When client comes to Montenegro, Sales Manager from CMM Sales Team (based on internal
CMM Algorithms) is meeting client and working with him on the field, showing properties,
walking through the area and guiding through the rest of the process of purchase of property in
Montenegro.

 After the day of viewing of properties, Account Manager is giving update on situation to
Michael Bader and giving him guidelines in which direction to lead a client, and what info
maybe to find out additionally which we need in order to close a client

 Role of partner in this stage is crucial, since they need to get feedback of each client after the
day of viewing of properties, to understand what they liked the most, what is the experience of
work with sales manager, to pose themselves as someone neutral, but still someone who has
experience of property consultation and who is the expert here. This is all of course
coordinated between M. Bader and Account Manager

 When a client leaves a deposit for the property, Key Account Manager is giving full
information to Partner M. Bader on the price of property, type of property and expected date
of commission for the partner

 When commission is paid to CMM, M. Bader is issuing CMM with invoice for the payment of
commission for the services (regulated by Cooperation Agreement between CMM & Michael
Bader

2. OPTION: If client is filling out the form when reserving accommodation at Michael Bader
 CMM is receiving filled questionary and if client is ready to be contacted for consultation in
property search, we are registering him and contacting regularly

 If client is not still ready to go the phase of active property search, we are putting him to the
newsletter list, through which he will receive monthly newsletters
