EXECUTIVE SUMMARY

The KW Associate Planner Sdn Bhd as professional firm at Selangor, Malaysia. This firm is a
well-known urban and rural planning services in Malaysia. This firm was incorporate in 2003.
It was formerly knowns as KW Associate Planner Sdn Bhd. The type of business in this firm
is services provider in terms of strategic planning, master planning, detail layout planning,
planning submission. The major problem faced by KW Associate Planner Sdn Bhd is limited
staff to do the task of project development, lack of advertising their business and customer
demand a low price of services. The SWOT Analysis can be used to help the development of
the company in term of strength, weaknesses, opportunities and threat. This case study report
also provides the information and ideas needed for the firm to develop into a successful
company.

1.0 INTRODUCTION

1.1 Background of Study

The planning firm is a town planning firm and provides exclusive firm services in the
fields of Town Planning, Master Planning and Project Development in Malaysia. Based
on Law Insider (2023). Planning firm is a statutory corporation, a company, a
partnership, an association or other body, corporate or unincorporated that provides a
service through the application of planning skills and knowledge. Among the role of the
planning firm is to offer advice and support on all matters related to planning,
development and environmental issues for building and renovation projects. For
example, the town planning firm will provide professional advice on a process and
subsequently prepare the necessary documents in the application of a planning
permission.

The background of study related to the report is to helps us to receive and obtain a
better grasp of the concept of the problem faced by the company, countermeasures
and the solution of the problem faced and the organizational structure of the company.
For this report, i have choose the KW Associate Planners Sdn Bhd (KWAP) as our
subject. Based on Board of Town Planner Malaysia (2021), KW Associate Planners
Sdn Bhd (KWAP) as a town and regional planning consultant registered with the Town
Planning Board of Malaysia through body corporate and practical certification under
sections 20, 21 and 22 of the Town Planning Act 1995 (Act 538).

1.2 Problem Statements

This case study is done to study and analyze the real situation of entrepreneurship of
professional firms. For this case study, KW Associate Planners Sdn Bhd was chosen
to complete the studies. There are three (3) problem that faced by this firm which are
limited staff to do the task of project development, lack of advertising their business
and

The first problem that face by this firm is limited staff to do the task of project
development. The firm has only 14 staff to complete their tasks according to their
expertise. This is why the firm are not able to take too many projects. The second
problem that face by this firm is lack of advertising their business such as website or
portal. This firm did not update their social medias about their business. The third
problem that face by this firm is customer demand a low price of services and also
wanted a good quality of project and works to be done.

1.3 Purpose of the Study

The purpose of this study is to investigate the key of successful firm planning success
in their services and how the firm planning operates their services including
background of company, organizational structure, marketing and operational strategy.

Next, the main reason is to learn about the company as well as their
weaknesses and strength and how the company overcome the problems. Besides, this
case study also makes an opportunity to give a recommendation or suggestion on how
the product and enhances it for better future.

2.0 COMPANY INFORMATION

2.1 Background

KW Associate Planners Sdn Bhd was instituted in 2003 as a Registered Town and
Regional Planning Consultant with the Ministry of Finance, Malaysia. KW Associate
Planners Sdn Bhd aims to be a professional firm offering `practical solutions`
and `innovative designs` that will enhance clients `competitive advantage`, through
close collaboration and partnership to achieve business and investment objectives.
This firm has had numerous experiences working for both the private and government
sectors in project development and physical planning, strategic implementation plans
as well as master planning and guideline formulation (Refer to Figure 2.1 and Table
2.1).

2.2 Organizational Structure

KW Associate Planner guide by Managing Director which are Khariah Talha and
assisted by three (3) director include Mohd Pauzi AB. Razak, Mazrina Dato Abdul
Khalid and Yusri Effendi MD Yunus. There are twelve (12) crew in KW Associate
Planner Sdn Bhd (Refer to Figure 2.2).

2.3 Product / Service
There are fourth (4) product / services of KW Associate Planners Sdn Bhd which are
strategic planning, master planning, detail layout planning, planning submission (Refer
to Table 2.2).

Service Description
Strategic Planning Strategic Planning is conducted to coordinate public and
private efforts, channeling energy, adapting to new
circumstances and improving the living conditions of the
people living in a predetermined area. The example of
strategic planning is Northern Corridor Economic Region
Socioeconomic Blueprint 2007 -2025 and South Johor
Economic Region Master Plan.

2.4 Technology

Based on the availability of technology owned by KW Associates Planner to run a


project consists of three (3) namely Drones, Lumion and GIS.

2.4.1 Drone

Drones are one of the categories found in robotic technology for the
construction industry. The use of drones as a progress monitoring tool in the
study area is widely used by KW Associate Planners. The advantages of
drones in collecting data in the study area quickly, at a short time and have
helped management make decisions immediately after identifying the issues
and problems that arise. Drones also serve as capturing images and videos in
the study area.

2.4.2 Lumion

In the design department, Lumion is widely used to create architectural


visualizations that bring design to life for a development project. This powerful
tool for architectural and designer allows to present the design to clients in a
way they can truly feel. Lumion fits right into design process and allows to bring
design to life by creating gorgeous videos, images and panoramas.

2.4.3 Geographic Information System (GIS)

KW Associate Planners used a geographic information system (GIS) that a


system creates, manages, analyzes, and maps all types of data for the project.
GIS connects data to a map, integrating location data with all types of
descriptive information. This provides a foundation for mapping and analysis
that is used in science and almost every industry. GIS helps users understand
patterns, relationships, and geographic context. The benefits include improved
communication and efficiency as well as better management and decision
making.

2.5 Business, Marketing and Operational Strategy

2.5.1 Business Strategy

KW Associate Planners Sdn Bhd is a professional firm offering practical


solutions and innovative designs that will enhance customers' 'competitive
advantage', through close collaboration and partnership to achieve business
and investment objectives. The firm has worked for the private sector and
government in strategic planning, master planning, detailed layout planning
and planning submissions. The company's vision is to be a leading urban
planning consultant firm with practical solutions, innovative approaches and
designs in line with sustainable planning & development. The company’s
mission is to position our practice in the global market by successfully strategy
our clients’ investment needs into quality and high-value and balanced built
environments, through planning and urban design solutions

2.5.2 Marketing Strategy

KW Associate Planner Sdn Bhd has developed several marketing strategies to


grow their business. The firm has brought businesses online by building the
company's website. The town planning business is indeed an offline business
but the firm can promote its business online. The firm has hired a web
developer ‘WIX.COM’ to build a professional website. The firm's website
contains the firm's information, vision and mission, clients, services and
projects. Those details are important as potential customers may contact the
company for any questions. Based on successful online marketing strategies
that attract customers such as East Coast Economic Region (ECER), Naza
TTDI, Sime Darby Property, Putrajaya Holdings, Iskandar Malaysia and
Khazanah Nasional.

2.5.3 Operational Strategy

The operating strategy is how KW Associate Planner Sdn Bhd decides how it
will produce and deliver its services through development projects provided by
clients. The operating strategy consists of a variety of smaller operations that
feed whatever the company produces in terms of strategic planning, master
planning, detailed layout planning and planning submissions. Such operations
may include things such as projects, customers, developers, location and area
area.

2.6 Financial Achievement

Financial achievement or financial performance is a measure of how well a firm can


use assets from its core business mode and generate revenue. KW Associate Planner
Sdn Bhd was incorporated in 2003. It currently operates in the urban and rural
planning services sector. There are 18 companies that have become customers and
use the services provided by KW Associate Planner Sdn Bhd.

From the financial spotlight, there was an increase in net sales revenue and the firm's
total assets recorded growth. The net profit margin for KW Associate Planner Sdn Bhd
increased due to 18 development projects undertaken by the firm. Among the large
projects taken by this firm are Automotive Industrial Park Pekan, Kinrara Damansara
Expressway KIDEx, Local Plan Precinct 5,6,20 Putrajaya, IRDA, Diplomatic Enclave
PH2, Plot 2C5 Precinct 2 Putrajaya, ISMP Melaka, ISMP Penang, PJ City, Atira
Complex Damansara, JAKIM and BPR Kuantan

4.0 FINDING AND DISCUSSION

4.1 Project Management

The KW Associates Planner Sdn Bhd limited staff to do the task of project
development. This firm are not able to take many projects for the clients because it has
14 staff in this firm. Not every company or team has a formal project management
process. Whether you work at large organization or fast-growing startup, formal project
management may not be something your staff has prioritized yet. The managing
director needs to do something about staff shortages in terms of project management.
Not every company or team has a formal project management process. Whether you
work at a large organization or a fast-growing startup, formal project management may
not be something your team has prioritized yet. With a project management tool, the
staff can organize all of the details of your work in one place, share feedback and
progress, and, ultimately, collaborate more effectively in term of project initiation,
project planning, project execution, project performance and project closure.

4.2 Marketing Strategy

The KW Associates Planner Sdn Bhd utilize less on social media to advertise the firm
service where it could be the best marketing strategy for the firm especially to target
the clients such as government sector, private sector and developer. This is because
the lack of scope who could design and share the advertisement to a wide range of
online platform. Hiring a new staff who could ensure that their services could reach the
targeted the client groups.

4.3 Quality of Service

Good quality of service to projects plays an important role in the planning industry. The
good quality of service of a company is a competitive strategy that can guarantee the
company's income. Quality of service can solve the problem of is customer demand a
low price of services and also wanted a good quality of project.

5.0 CONCLUSION

In conclusion, KW Associates Planner Sdn Bhd is one of the successful firms for a past few
years. In order to maintain the performance, this firm need to do improvement and innovation
on having a proper management. This is very important toward any business especially urban
and rural planning project because there are many parties involved in the project such as
developer, architecture, local authority and so on. In project management, the good project
management can solve the limited staff to do the task project development. Marketing strategy
can target the clients especially on social media to partnership in project development and
solve the utilize less on social media to advertise the firm. This case study shows the KW
Associates Planner Sdn Bhd should manage their company effectively so that they can
advance in the world of entrepreneurship.

6.0 RECCOMENDATION AND IMPROVEMENT

The planning firm is a town planning firm and provides exclusive firm services in the fields of
Town Planning, Master Planning and Project Development in Malaysia. The firm planning are
responsible for managing all aspect of the strategic planning, master planning, detail layout
planning, planning submission. The tasks firm planning complete will differ according to
whether they are working on the design or planning stage of a project. Their three
recommendation to solve the problem of KW Associates Planner Sdn Bhd which are belows:

i. To produce the social media to advertise the professional firm in terms of portal or
website in internet.
ii. The owner of this company should improve the project management process in terms
of project initiation, project planning, project execution, project performance and
project closure.
iii. To improve the quality of service in this firm in term of stability, security, usability review
and planning.
