Sub: - Notice for termination of Lease Deed with respect to Property viz. All that pieces and
parcels of land bearing Survey Nos. 31- 1A1, 2A, 2B, 2C, 32 – 4, 5B, 6, 7, 8A, 8B, 8C, 8D, 33-5, 4, 3,
34 – 1, 1B, 3 lying being and situated at Sethupakkam Village, Tiruvallur Taluk, Thirvallur
District, Pincode – 601 103 Sub-Registration District of Arani and Registration District of
Thiruvallur, Tamil Nadu admeasuring about 19.58 acres.

Ref: - Lease Deed dated 1st June, 2021 executed between SIRUVAPURI MURUGAN INDUSTRIAL
AND LOGISTICS PRIVATE LIMITED (Lessor) and AMAZON SELLER SERVICES PRIVATE LIMITED
(Lessee) and registered under Sr. No. 3055 of 2021 at the Office of S.R. at Arani

Dear Sir,

We refer to the above-mentioned Lease Deed executed between SIRUVAPURI

MURUGAN INDUSTRIAL AND LOGISTICS PRIVATE LIMITED (Lessor) and AMAZON SELLER
SERVICES PRIVATE LIMITED (Lessee).

It has come to our notice that Lessee has failed to obtain the requisite approval from the
concerned authority for the running of its business at the Lessor’s property. This is in gross
violation to the terms of the Lease and rendered the use of Leased premises by the Lessee
unlawful, as more specifically mentioned in Clause 18.2(C) of the Agreement.

As per the terms of the Agreement, we hereby serve you a 1 (One) month notice of
termination, effective from the date of receipt of this Letter. Under the terms of clause 18.2 (d),
you are requested to handover the vacant possession of the Leased Premises within a period of
30 days and you are further liable to pay an amount equivalent to six-months (Notice Period)
rent i.e. Rs. ________________ /- . The Security Deposit amount of Rs. 2,70,87,500 /- (Rupees Two
Crores Seventy Lakhs, Eight-Seven Thousand Five Hundred Only) shall be refunded, subject
to inspection, simultaneous with the handover of vacant possession of the Leased Premises as
more specifically mentioned in Clause 18.4 of the Lease Agreement, and after due deductions of
arrears and other charges payable to the Lessor by the Lessee, if any,
