Warranty Deed

THIS INDENTURE is made this 30th day of July, 2017 between CHARLES TURNER, not married, of 10
Smoky Hollow Ave. Edmond, OK 73003, (the "Grantor"), and DOSTON B JONES JR, not married, of 260
Sand Run Rd, Akron, OH 44313, USA, (the "Grantee")

WITNESSETH, that in consideration of the sum of $187,400.00, the receipt of which is hereby acknowledged,
the Grantor does, by these presents, grant, bargain, sell and convey, with general warranty covenants, unto the
Grantee as the sole tenant, and the Grantee's heirs and assigns, all of the following described real estate situated
in the County of OSAGE, State of Oklahoma:

OSAGE LOTS 7-12, BLK... Block: 0066 Lot: 0007, 41 WALKER AVE.

TO HAVE AND TO HOLD THE SAME, together with all and singular the tenements,
hereditaments and appurtenances thereto belonging or in any wise appertaining forever. And the Grantor and
the Grantor's heirs and assigns does hereby covenant, promise and agree that at the delivery of these presents
the Grantor is lawfully seized in the Grantor's own right of an absolute and indefeasible estate of inheritance in
fee simple, of and in, all and singular the above granted and described premises, with the appurtenances; that
the same are free, clear, and discharged and unencumbered of and from all former and other grants, titles,
charges, estates, judgments, taxes, assessments and encumbrances of whatever nature, EXCEPT, taxes and
assessments not yet due, restrictions, covenants and easements of record, and that the Grantor will WARRANT
AND FOREVER DEFEND the same unto the Grantee against the Grantor and the lawfully claiming or to
claim the same.
IN WITNESS WHEREOF the Grantor has executed this Warranty Deed as of the day and year first above
