1.0 Background of Case Study

Setia Alam is a township in the Malaysian state of Selangor. Since the interchange
opened on the 14th of July 2006, it has been accessible via Setia Alam Highway from the New
Klang Valley Expressway (NKVE). Setia Alam is easily accessible by Jalan Meru from the
Federal Highway and Klang. S P Setia Berhad is the developer of this township. Setia Alam
is a 4,000-acre (16-square-kilometer) integrated development. It is governed by the Shah
Alam City Council (DBSA), which has set limits on the building of entertainment
establishments such as pubs, park, and lottery businesses.

The expanse of Setia Alam allowed for additional land clearing till the establishment of
Setia Taipan, Setia Alam. Setia Taipan was created to meet the growing population density in
the Klang Valley and nearby areas. This is because there are multiple highway exits that make
travel easier for its citizens. Furthermore, the residences constructed in Setia Taipan, Setia
Alam are environmentally friendly and fit for living.

Shah Alam City Hall is the municipal authority in charge of infrastructure management,
facility provision, and the approval of structural plans and area development plans. Setia
Taipan is one of the areas overseen by the DBSA, formerly known as the MBSA. DBSA
regularly monitors and controls all issues concerning facilities, infrastructure, and services for
residents and the surrounding community (MBSA, 2022).

2.0 Condition of Facilities of Case Study Area
2.1 Open Spaces

1 The park's current condition is good, and
it may still be used. Only a few routes are
riddled with overgrown and unruly trees.
Furthermore, if there are overflowing
waterways during the rainy season, the
terrain will become slippery.

currently operational. But it doesn’t have
roof to cover the court area. So, during
rainy season no resident or local

2.2 Building Façade

3 One of the MBSA's initiatives in fighting

Setia Taipan. Furthermore, it contributes
to the facility's and users' safety. The bit
is in good condition and still can be use

2.3 Facilities

6 The authority provides many parking
lots, making it easy for users. However,
due to the rain and heat, several parking
boxes are obscured, making it
impossible for users to park their
vehicles in the correct location.

7 For the time being, the shophouse


structure remains standing and intact.
However, some flaws remain consistent,
such as fissures in the building's walls.
This is visible from the outside of the
building.

8 The garbage house is the next building.


The trash house appears to be poorly
maintained and disorganised based on
the photo. This might result in the
presence of pest animals like rats and
cockroaches. This will have an impact
on the surrounding area's beauty and

Based on observations, the condition of
petrol pumps is good in terms of facility
preparation and capability, cleanliness
and vehicle entry and exit.

2.4 Infrastructure

9 Pedestrian areas are supplied in
accordance with the standards.
However, there is a lot of trash in the
area. Then there are trees that impede
the path, making it difficult for users.

10 The offered vehicle lanes are very wide


and appropriate for the area's population
density. However, certain sections of the
road have potholes and are not flat.
Users will be involved in accidents and
have their vehicles damaged as a result

11 Setia Taipan has a big ditch to collect


rainfall from its surroundings. This can
help to keep the area from flooding.
There is also no foreign stuff or rubbish
in the trench.

3.0 Suggestion and Improvement

DBSA as local authority must establish a regular plan

landscaping. User safety should be considered as
well.
The community in the Area can make a proposal to
Futsal Court the DBSA to build a roof on the futsal court so that
the condition of the facility can last longer and be
safer.

Residents can make a complaint to the building

accidents in the building.

The initiative of home owners to change the design


according to the conditions of the geography and
climate in Malaysia. To avoid the same problem from
2-Storey House happening again. Design changes must be approved
by the DBSA and the owner must clearly state the
reason for the change.

Maintain the system in accordance with the needs of

for users to park their automobiles.
The owner of the building, in collaboration with the
Shop House developer, must check the building once a year to
ensure that there is no structural deterioration that
could endanger the building's users
Local governments (DBSA) should be concerned

rubbish disposal area. A cleaning programme should
be followed on a regular basis. The health of local
citizens will suffer if rubbish is not managed properly.
Infrastructure
The DBSA is responsible for ensuring that no trees or

surrounding residents can file concerns with local
authorities directly. Interference like this will injure the
user, especially if it comes from toxic animals and so
on.
Damaged roads must be repaired as soon as

Bandaran (under the responsibility of local
authorities) must be lodged as soon as possible.
Potholes can cause road users to have fatal
accidents.
The cleaning schedule for drains and drainage must

planned. The DBSA needs to hire a cleaning
contractor to clean and monitor the irrigation and
drainage conditions for the residential area

4.0 Conclusion

In conclusion, the Setia Taipan, Setia Alam areas are still in good shape, and the
current harm can be mitigated to the greatest extent feasible if immediate action is done. The
supply of infrastructure and amenities by the local authority, particularly DBSA, in accordance
with properly issued standards and rules. There are only a few mistakes, but they are readily
corrected. Recommendations and enhancements are also made to help the community take
appropriate action. In addition, the facilities supplied fulfil the greatest qualities and criteria for
residents and the surrounding community.

I was able to learn the division of facilities based on different areas such as open areas,
development, amenities, and infrastructure through field work. In addition, I learned about the
local authorities, including the DBSA Shah Alam City Hall and other elements of JKR that have
field obligations under the DBSA.
