DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made and executed by and between:

ROMEL YLANAN MIJARES, of legal age, Filipino, married to ARLYN RHEA

AGUILAR MIJARES with postal address at #26 Villa Sebastiana J. Alinsug St., Jagobiao,
Mandaue City, Cebu, hereinafter referred to as the SELLER;

-in favor of-

GUIAN CARLO MARTIN ESPIRITU, of legal age, Filipino, married to IRIES C.

ESPIRITU, with postal address at Tagbilaran City, Bohol, hereinafter referred to as the BUYER.

W I T N E S S E T H:

That the SELLER is the registered owner of a Motor Vehicle, which is more particularly
described as follows:

That for and in consideration of the total sum of Four Hundred Fifty Thousand Pesos
(Php450,000.00), Philippine Currency, receipt of which is hereby acknowledged, I do hereby
SELL, TRANSFER, CONVEY, and DELIVER absolutely and unconditionally my rights upon
full payment of the consideration, unto GUIAN CARLO MARTIN ESPIRITU, the above-
described motor vehicle, as well as all pertinent papers proving its title thereto,

That SELLER shall execute, deliver and submit to the BUYER all such further documents
and instruments as may be necessary in order that ownership over the above-mentioned
property shall be transferred to and in the name of the BUYER.

I hereby warrant that the said motor vehicle is free from any liens and encumbrances
and the same is not stolen or otherwise and we will defend the title and rights of the BUYER
from any claims of whatever kind or nature from third persons.

BUYER acknowledges that he personally inspected the motor vehicle and that BUYER
accepts the unit is sold on an “AS IS, WHERE IS” condition.

IN WITNESS WHEREOF, the parties affixed their signatures on the ___th day of August
