SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That I, MAY JANE CACACHO PADAYAO, of legal age, Filipino citizen

and resident of Brgy. #5, Nalasin, Paoay, Ilocos Norte, Philippines, do hereby
name, constitute GINA CABUGON CACACHO, of legal age, Filipino citizen
and a resident of Brgy. #5, Nalasin, Paoay, Ilocos Norte, Paoay, Ilocos Norte,
Philippines, as my true and legal representative to act for me and in my name
and stead and to perform the following acts and deeds:

To PREPARE, EXECUTE, and SIGN whatever documents that may be

rendered necessary and/or required in connection with the parcel of land
MAY JANE CACACHO PADAYAOGINA CABUGON CACACHO

designated as follows:

“Lot No. 9875-E of a subdivision plan of “Lot No. 9875 covered by

Original Certificate of Title No. C-604, situated at Barangay
Nalasin, Municipality of Paoay, Province of Ilocos Norte, Philippines,
containing an area of THREE HUNDRED NINETY ONE (391)
SQUARE METERS and all improvements thereon”

To REPRESENT me in all transaction/s pertaining to the transfer of

ownership of the above described property;

To PAY the necessary taxes and other fees pertaining to the transfer;

To SIGN and EXECUTE any and all documents for the transfer and
conveyance of the same; and

To REPRESENT me for and in my behalf in the PROCESSING OF

TRANSFER OF OWNERSHIP; and DOCUMENTS FOR THE
CERTIFICATE OF TITLE of the described property with the concerned
agencies of the Government of the Republic of the Philippines;

To TRANSACT before the offices of Registry of Deeds, Department of

Agrarian Reform; (DENR) Department of Environment and Natural
Resources and/or any concerned government agencies, financial entities,
offices and/or third person/s relative to the completion of the same of the
subject property;

To PAY and TRANSACT with the BUREAU OF INTERNAL REVENUE

(BIR) and/or LAND REGISTRATION AUTHORITY– Laoag City, Ilocos
Norte pertaining to the taxes and fees of the above mentioned property;
and

To REPRESENT, EXECUTE, PAY the fees required, sign any and all
documents and papers as well as CLAIM/RECEIVE for and in my behalf
said documents from the concerned agencies or offices in the Philippines,
 as well as to do any and all acts in order to accomplish the foretasted acts
and deeds;

To DO such any other act or thing that may be required necessary or

incidental to carry out effectively any and all of the purposes for which
this authority is hereby given.

HEREBY GIVING AND GRANTING unto the said attorney-in-fact full

power and authority to do and perform all and every act necessary and requisite
to carry into effect the foregoing authority as fully to all intents and purposes as I
might or could lawfully do if personally present and acting in person and
HEREBY RATIFYING AND CONFIRMING all that the said attorney-in-fact
shall lawfully do or cause to be done by virtue hereof;
