EXTRA-JUDICIAL SETTLEMENT OF ESTATE WITH SALE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made and entered into this ________________________ in Lucena City by and
between: SYLVIA M. QUERUBIN, widow, of legal age, Filipino, with residence at Brgy. Ilayang Dupay, Lucena
City; ANGELINA M. QUERUBIN, widow, of legal age, Filipino, with residence at Brgy. Ilayang Dupay, Lucena City;
RAFAEL M. QUERUBIN, single, of legal age, Filipino, with residence at Brgy. Ilayang Dupay, Lucena City;
hereinafter referred to as the "HEIRS" and the “VENDORS”; and EXPEDITO B. BAÑADERA, of legal age, married
to ABELLA A. BAÑADERA and a resident of Purok Baybayin, Ibabang Dupay, Lucena City; hereinafter referred to
as the "VENDEEs".

WITNESSETH, THAT:

That we are the rightful heirs of the deceased RODOLFO TADIOSA QUERUBIN, who died on Nov. 27,
2014 at Lucena City, Quezon; and JUANA MAAÑO QUERUBIN who died on Feb. 16, 2019 at Lucena City, a copy
of their death certificates of which is hereto attached and made integral part hereof;

WHEREAS, RODOLFO TADIOSA QUERUBIN and JUANA MAAÑO QUERUBIN died intestate, without Will
or Testament and without any outstanding debts in favor of any person or entity;

WHEREAS, RODOLFO TADIOSA QUERUBIN and JUANA MAAÑO QUERUBIN are the absolute and
registered owner of a parcel of land located at Brgy. Ilayang Dupay, Lucena City covered by Transfer Certificate
of Title No. T-109028 and more particularly described as follows:

TRANSFER CERTIFICATE OF TITLE NO. T-109028


“A parcel of land (Lot 4093-A-6 of the subdivision plan, psd-04-144421, being a
portion of Lot 4093-A (LRC) Psd-190165, L.R.C. Rec, No. 205), situated in the Barangay of
Ilayang Dupay of Lucena City. Bounded on the SE., along line 1-2 by Lot 4091; on the W.,
along line 2-3 by Lot 4090, both of Cad 112, Lucena Cadastre., subdivision Plan x x x x
beginning containing an area of TWO HUNDRED SEVENTY (270) square meters….

That, for and in consideration of the amount of FIFTY THOUSAND PESOS (P50,000.00), Philippine
Currency receipt hereof is hereby acknowledge by the VENDOR, do hereby SELL, CEDE, TRANSFER AND,
CONVEY, by way of absolute and irrevocable in favor of the VENDEES, their heirs, assigns and successors-in-
interest, the above described real estate free from any lien and encumbrance of any kind or whatsoever.

WHEREFORE, PREMISES, CONSIDERED, both parties have read this contract carefully and understood its
content, in good faith, both have agreed to faithfully comply with the terms and conditions written above.
