● Note:

7. Make sure the generator battery is in standby position and the voltage is
reached (min +/- 26.0 Volts) to turn on the generator automatically when the
PLN is off

9. Put speaker announcer in genset rooms and put Camera at genset room access

1.4. Lighting and Switches and Plugs

● Highly recommended use LED lamp type.


● All lights must be warm white.
● Switches of public area lamps placed in the floor panel room or office room.
● Lighting cable grouping should be divided into 2 groups;
● Garden lightings and pool lightings should use 12 volts or 24 volts lamp type;
(The ELCB-Earth Leakage Circuit Breaker, must be installed at Garden and
pool lighting).
● Emergency lamps (c/w battery):

o There should be at least 1 pc in every room
o There should be 1 near the emergency exit and every lift lobby plugs
o There should be at least 1 Universal plug in every room
o The distance between plugs in the corridor of 6-8 meters
o In the meeting room there should be a Universal/international plug on
the floor and on ​all the walls located in the proper area.
o In the restaurant must be there some plug at seating area
o In BOH each table must have plug
o The Plug for refrigerator must be equipped with an on-off switch.

1.5. Lightning Protection (All Hotel)

standard at least 0.3 Ohm if possible 0.01 will be better.

2. ELECTRONIC SYSTEM (ALL HOTELS)

2.1. Fire Alarm

● Hotels using Semi Addressable System or full Addressable System of Fire


Alarm
● MCFA (Master Control of Fire Alarm) to be integrated with:
o Smoke and Heat Detectors (Fix Heat Detector and ROR); Detector will
send signal to MCFA once its detected hazzard.
o Alarm Bell, Break Glass/Push Button, and Alarm Light at Indoor
Hydrant Box;
▪ Alarm Bell will automatically active when there is Hazard
detection
▪ Break glass / Push button will be used by guests or the fire team to
send Hazard signals to MCFA by Manually.
▪ Alarm light will be active when there is Hazard detection.
o Flow switches and damper switch at Branch Control Valve (BCV) at
every floor;
▪ Flow switch will automatically active when there is water flow
inside pipes
▪ Temper switch will send signal to MCFA when there is a closed
valve, or not open yet
o Pressurized Fan in Emergency Staircase and Smoke Extract Fan at
Corridor floor (individual) or roof top (centralized);
▪ Smoke extract and pressurized systems will automatically be active
when the fire alarm system reaches General Alarm level status.
o Guest and Service Lifts;
▪ Guest Lifts will homing to the ground floor or to the evacuation
floor when the fire alarm system reaches General Alarm level
status.
▪ Service Lift will homing to ground floor or to evacuation floor
when MCFA detects hazard.
o LVMDP (Shunt-trip Contactor), to cut-off all non-emergency power
supply;
▪ Shunt-Trip will automatically be active 2 minutes after General
Alarm status.
o Sound/Paging System uses automatic recorded emergency
announcements.
▪ Sound system will keep will keep you informed of all the ongoing
things about fire or hazard
▪ Sound system will announce if there is hazard detected
▪ Sound system will announce if the detection is false (false alarm)
▪ Sound system will announce if there is hazzard, but already been
overcome by fire team

▪ Sound system will announce if the hazzard can not overcome by
team, and needs City/Local Fire Brigades Team (General Alarm)
o PABX, autodial to Local Fire Brigades, note: use 10 minutes delay time
from General Alarm activated;
o Genset Status monitoring;
o Fire Pump Status monitoring.
o Door Contact Control, to open access lock.
● General Alarm status can be activated manually by pushing the General
Alarm button on MCFA or Annunciator.

General Alarm status also will be activated if the time as setted up. General
Alarm will be activated view minutes after General Alarm status, As follow:

1 storey hotels 1.5 minutes

4-5 storey hotels 2 minutes

6-10 storey hotels 2.5 minutes

11-20 storey hotels 3 minutes

● MCFA Panel is located at security room, while the annunciator located at


operator or reception area;
● MCFA must have Battery backup.
● When General Alarm activated, shunt-trip at LVMDP will shut down all
electricity distribution except to Fire Pump Panel, Electronic Panel, Fireman
lift Panel, Smoke extract and Pressurized Fan Panel, Emergency stair lighting
Panel, Outdoor lighting Panel.
● For semi-addressable MCFA’s ​there must be an indicator light at the out-side
ceiling entrance of every room; Indicator light should be visible from the
entrance lift or stairs
● Simplex,​ ​Edward,​ ​Notifier​, ​are recommended brands.​
● Smoke and Heat Detectors;
o Smoke Detectors should be installed in corridors, offices and public
spaces as well as meeting rooms.
o Fix Heat​ detectors in kitchens;
o Heat detectors in smoking rooms;
o Smoke detectors in Non-smoking rooms.
o STP, Genset room, and panel room
o Ceiling mounted heat and smoke detectors conforming to Indonesian
National Fire Alarm Code 72/1993 or newly revised editions;

2.2. Public Areas

● Should use speakers in all guest rooms, public areas and offices (back of
house). We should use the speakers for each room because it is safer. The
speakers on the corridor mounted at every 8 meters distance.
● Server room and Control room must have a speaker.
● Speakers in corridors and lobby suggested using fire resistant cable;
● Sound System grouping:
1. Guest room (without control volume) is one group separately
2. Main Lobby, corridor/ public area (parking area, swimming pool and
rooftop) and office are one group (using volume control)
3. Restaurant/ coffee shop and banquet are one group

Note:
If the fire occurs in all group areas, it could be controlled by one selector and the
sound could be heard in all that group area. The announcement will be announced
through one microphone.
● Must have UPS.
● Paging Mic must be at the Reception, Security Room, and Control Room.
● Zone Selector Paging must be put at Reception.

2.3. Telephone

● Telephone System integrated with TRANSTEL

● The PABX machine capacity must be able to cover the total number of
rooms, total number of office stations, number of front desk stations, and
number of restaurants.
● Trunk lines incoming minimum 4 or based on needed
● Digital extensions minimum 2 for order taker and receptionist
● Single line analogue: Guest room 1 extension, Back of House 20 line for
100-200 rooms hotels and 30 lines for 300 rooms ( based on needed for
effective and efficient operation)
● Advanced messaging system for VOIP communication

● PABX system should be able to integrate with Archipelago International
PMS system
● Need 4 phone line hunting (or it may minimum due to needed) for 100 to
150 rooms outside the BOH and EDC machine

2.5. TV Technology & Content Standard

This is a minimum standard technology that can be applied to both


existing and new upcoming hotels.

1. TV Unit Technology & Size


TV unit should have the following technology feature,
● HD or UHD1 for content formats.
● MPEG-4 or HEVC4.1/HEVC5.1 content encoding.
● DVB-T or DVB-T2 transmission feature.
The above technology will allow the TV to have HD/Digital TV
content.
The TV unit should be at least 32” for hotels with <4m room wide
and 42” for those who have >4m room wide. This is because the
TV will look smaller from more than 4 meters.

2. TV Content

Hotels should at least provide the HD/Digital content instead of


analogue content (except for local channels or other that don’t
come in HD).
There should be at least 40 channels consisting of:
- International movie channel (HBO, Fox Movie, etc)
- International entertainment channel (AXN, Fox Life, etc)
- Kids channel (Disney Junior, Nickelodeon, etc)
- International news channel (CNN, Fox news, Al Jazeera, etc)
-​ Sports Channel​.
- Local channels.

Hotels should have 2 internal hotel channels that consist of hotel promotional
channels and corporate office promotional channels.

3. TV Content Technology Distribution

Hotels should use the digital MATV technology that will increase the TV
content quality and also reduce the number of devices used in the old analogue
TV content distribution technology.

This technology simplifies the use of equipment, it doesn’t use too much space
and reduces energy consumption.

We suggest not to use fiber optic cable to deliver TV content from the TV
provider. This is because the fiber optic cable is most likely used by the
internet connection as well which will increase the risk of having both services
unavailable when there is a problem with the fiber cable. This also means
there will be no redundancy for the TV content when there is an issue with the
fiber cable.

It is best to use the C-Band satellite dishes to deliver the digital TV content.
We can have half/some of the channels delivered by 1 dish and the others by
another dish. Since it is a C-Band satellite, then it will not be affected by
weather, and it will be available nationwide.

4. TV Content Pricing

Due to efficiency, we still cannot recommend the use of FTTH TV technology


like Biznet TV, FirstMedia TV or USeeTV (Telkom). It doesn’t require a
MATV content distributor, but it will need to use a Set Top Box (STB) for
every TV unit, which also means the cost will be linier to the number of TVs.
Although the content and technology is good, the price is still not efficient.
Since it is delivered by fiber optic, the service will not be available in all areas
within the country.
We suggest using a TV content provider that can provide their services
regardless of the number of TVs that the hotel is using.

2.6. Control Room and Server Room

● For Fave and Neo hotels class, control room and server room could be
combined, located next to FO room.;
● For Aston City, Aston, Grand Aston hotels class, Control Room and Server
room could be separated. IT Server, MDF telephone, and PABX are put at the
Server Room. Sound System, CCTV DVR, and MATV modulator are put in
the Control Room.
● DVR CCTV is placed in the Control room but must be there the display
monitor at Security room;
● MCFA put at Security office; and the annunciator must be there at
reception/operator;
● Lift intercom must be put at Security Room and Reception/Operator room
(where the duty staff 24 hours and quick responses);
● Fire jack intercom put at the Security room.
● For safety, the control room and server room must have a thermatic sprinkler,
extinguisher and don’t use a water sprinkler.
● For the hotel that is already using a cloud server, no need to have a back up
AC.

3. AIR CONDITIONING AND VENTILATION

3.1. Air Conditioning


● All hotel recommend to use VRF system, except condotel and villa
● Split A/c type - Inverter type split A/C minimum capacity 9000 BTU/ 1 PK
per room wall mounted not facing the bed ​(100 Rooms);
● Water Cooled Centrifugal Turbocor roof mounted variable speed drive
compressors minimum 2 units total ​(200 Rooms);
● Water Cooled Centrifugal Turbocor roof mounted variable speed drive
compressors minimum 5 units total ​(300 Rooms);
● Central chiller - ​Capacity ​300 RT (840 KWr ) at LCWT 7 deg C, AECT 35
deg C per 800m2, refrigerant R134A ​(200 Rooms);

● Central chiller - ​Capacity ​450 RT(1265 KWr) ​at LCWT 7 deg C, AECT 35
deg C per 800m2, refrigerant R134A ​(300 Rooms);
● Cooling tower - Roof mounted dual flow water based, water make up tank

● Every floor supposed to have a light indicator
● Must be able to achieve room temperature of 18 degrees Celsius
● The length of pipe for indoor and outdoor should be based on the
manufacturers’ recommendations – so make sure to be checked.
● Hotels with unstable electricity supply area should use stabilizer for AC PRV
(Inverter)
● AC outdoor units must be put at the foundation base with rubber mounting.
● AC condensate drain pipes must have v-trap to avoid bad smell coming from
sumpit or gutters.

● 16m2 to 20m2 hotel rooms - 1 PK to 1.5PK
● 20m2 to 30m2 hotel rooms – 1.5 PK to 2PK

● Should be in the range Minimize Indoor and Outdoor pipes not exceeding

● The AC compressors outside should not face each other, and they should
have good air circulation, so they work efficiently.

● The Outdoor AC should be located in a proper place in order to have good
air circulation, easy to access during maintenance and meet the aesthetic
function.
● All piping should be well insulated, indoor outdoor should be well
presented.
● For individual/split AC, the minimum length of refrigerant pipe is 6 meters.

Explanation of Central Air Conditioning ( The owner should check by ROI


which type of Chiller they would like to choose). All chillers have strong points
and weak points.

1) Central Water Chiller require more space and good water quality
2) When the Central Chiller is placed on the rooftop Engine Mounting system
must be good to avoid vibration space underneath
3) Central Air Chiller space is usually smaller than Central Water Chiller and
should be located at the roof top and Engine Mounting good
4) Central Chiller in operation more simple and faster cold achieved in Central
Chiller always room for standby
5) The first initial Central Chiller investment is more expensive because in
addition to the Chiller it also requires additional equipment such as
Contribution Water Pipe, Cooling Tower, Child Water Pump and Pump
condenser when using a Cooling Tower
6) Chiller System usually use three (3) compressors, the compressor will work
automatically i.e. When the load is full, all ​three (3) compressors will work
simultaneously and on the other hand when the load of the chiller is not
full, the chiller might use 1 or 2 compressors to work.
7) Usually Total Chiller in TR (Ton Refrigerant), 2 Chiller operates and 1
Chiller Standby
8) We recommend that when using the Central Chiller, Hotel Occupancy per
day is above 60% considering the large amount of power electric needed for
Chiller
9) The heat from the condenser of Central Chiller can be used to produce
water added heat to the room with Heat Exchanger

3.2.1 Air Supply Grille


● The ceiling grille of the air conditioning supply can not be a square
or round shape.

3.2. Ventilation System​ (Exhaust and Fresh Air)

● Ventilation Air flow​ ​for each bathroom Approximately 30 -50 cfm.


● It is recommended that rooms have fresh air and the exhaust system in
order to keep the humidity level in the room approximately (55 – 70) %
● Exhaust fan in the bathroom, public toilet and prayer room should
available and work based on needed, could check by humidity level
(55-70) %
● Smoking room, if not in open space, should be complete with fresh air
and exhaust system and guarantee the air level is healthy, checked by
humidity control.
● Basement area should have proper exhaust and fresh air system checked
by humidity control
● Sewage pit room, at basement 1 level, must have an exhaust fan.
● Guest room toilet exhaust fan must be running at least 5 hours a day.

4. PLUMBING SYSTEM
(CLEAN & HOT WATER, WASTE WATER, AND DRAINAGE WATER)

4.1. Water Supply

Water sources

● The hotel must have at least two sources of water supplies


● The main supply is from a government water agency (PDAM), while a
backup is deep well. In case the hotel is located in areas that are not allowed
to install deep well, GWT capacity must be increased, GWT capacity must
have one day extra of water reserves for the area there so a vendor can
provide tanked clean water and add three more days of water reserve space
for locations without a tanked clean water vendor.
● Deep well and PDAM must have water metering.
● Deep well pumps should be checked and maintained at least every year, the
water flow should check monthly and well documented. The electrical panel
pump should check every six months. Where the water conditions a lot of
ferro or iron the pump and electrical panel should be treated extraordinarily.
Please discuss this with the corporate engineer if you need further assistance.
● The GWT manhole must be from the side, can not be from above, unless the
GWT is not in an outdoor area.

Water Quality Requirement

● The water must be tested by a government laboratory before the hotel opens,
then every 6 six months and the results reported to the corporate office.
● Water quality must follow Indonesia government standards, PERMENKES
1990, as Daftar Persyaratan Kualitas Air (Drinking water quality requirement)
below:

● Water filtration is conducted depending on the quality of the water resource.
However, for deep water; a sand filter and carbon filter are a must; the silica
and carbon should be replaced at a minimum of once a year. ( see the test result
from proper lab government/sucofindo) see the lab recommendation.
● TDS (total dissolved solids) should be below 450 ppm, if above 450 ppm not
recommended to use.
● After the filter (Sand Filter and Carbon Filter) - A water treatment for
corrosion, scale, algae and bio-fouling is recommended.
● Water softener is needed if the water containing hard ions is more than
standard.
● Kitchen water supply must be separately filtered - minimum 5 Micron plus UV
sterilizer;

Equipment:

● Filter pumps and Transfer pumps must be dual pumps, one duty and one
standby.
● The building with more than 5 stories from the pump room floor is needed to
be fitted with a Water Hammer Absorber/Arrester on the Vertical Transfer Pipe
to avoid vertical back pressure. You must install a non return valve for
guaranteeing no water hammer noise.
● Roof tank must have two compartments
● Water Level Control (WLC) must be installed at Roof tank and GWT, in order
to make sure the water is always available by manual control and electronic
control.

● Booster pump package must be completed with VSD (Variable Speed Drive)
control.
● Booster pump package at roof top must be low noise type, Grundfos brand is
recommended.
● Water Pressure at head shower must be approximately 2 bars (12-15 liters per
minute);
● Height of the Head shower is 2 meters from the floor, or 2.15 meter from the
floor to the branch of Head shower.
● Showerhead level of the pool shower is 2.2-2.4 meters.
● High recommend using a cover roof to avoid direct rainwater into the booster
pump.

outdoor area, need to be installed with a water tap/faucet.

4.2. Central Hot Water

● Heat pumps - dual air to water sized to provide heat recovery at 75 liters per
hour per room at ambient temperature 25° C
● Storage tanks - Hot water storage capacity @ 50 liters per room pressurized
insulated tanks SS to SUS 304, minimum divided into 2 tanks with
temperature 55° C in system (storage capacity depends on total rooms and
hotel facilities).
● Piping​–use PPR high-temperature maximum 70c.
● Pumps​:
o Must have circulation dual pumps (1 duty, 1 standby) that circulate hot
water between heat pump and storage tank.
o Must have return dual pumps (1 duty, 1 standby) that circulate hot water
between Storage Tank and Guest Room Shower.
o Hot water system and Cold-water system must use the same pump
package.
● Please check if Pressure Reducing Valve(PRV), for low zone hot water
system is already installed
● Power cable installation for the heat pump at the roof must use a cable cage.
● Hot water storage tank:
o Must be well insulated with ​rock wool 80 kg/m3 ​and aluminium sheet, in
order to avoid lost energy.
o All hot water piping should be well insulated to avoid energy losses.
o Must be tested at 1.5 times of working pressure and minimum at 6 bar
pressures, well documented the water test pressure.
o Must have pressure release safety devices and safety valves to protect the
system from high/overpressure or heat/overheat.
o Must have a temperature indicator and pressure indicator (pressure gauge
and thermometer control)
o High recommend using a cover roof to avoid direct rainwater into the hot
water tank and Heat pump.

4.3. Waste ​and Sewage Water

● It's recommended not to use the floor drain near the closet of the guest
bathroom, unless the shower area uses a dike.
● At a public toilet using floor cleanout instead of floor drain.
● The waste pipe must have a u-trap or gully trap before sumpit or sewage pit.
● Sumpit and Sewage pit must be equipped by a venting pipe.
● The hotel must have a Sewage Treatment Plant system, except if the
government has centralized STP.
● Waste water and Sewage water must be treated at STP.
● Waste water pipe and Sewage water pipe must have separated the Venting
pipe.
● Vent Cup of Venting pipe must be put at roof level.
● Sewage Treatment Plant (STP), The system should be an Extended Aeration
system.
● RBC System is not recommended.
● The capacity of STP is 120 % of daily water consumption or in accordance
with local regulations; we need a minimum of 24 hours for the bacteria to
digest the solid waste to become water in proper BOD (30 ppm) and COD
(50 ppm) results.
● Where possible the STP water is used as water flashing and ideally have
extended aeration;
● Exhaust fans must be used in STP with capacity 30​ ​times air change per hour.
● Main V-Trap must be installed at horizontal main sewage (grey) pipe, just
before entering the STP.
● The drain for sumpit, sewage pit, grease trap, and STP must use
double-pump, (single pump is not allowed). Set them parallel alternately.
● Height of the mezzanine of STP 1.8-2.0 meters.

4.4. Swimming Pools – refer to Swimming Pool Design Doc

4.4.1 General
● Swimming pools to be maximum 1.4 meters deep.
● 60 cm deep for kid’s pools with a 3-meter separation from the adult pool
● Suitable handrails fitted to allow safe entry and exit;
● Non-slip surfaces to all walking areas around the pool;
● “Floor safe” suitable for treatment of stone, concrete, ceramic tile or marble;
● Point return jets to the bottom of the pool as it is the best filtration position.
● Must have CCTV camera installed at kiddy pool area for safety;
● Water treatment for prevention of corrosion, scale, algae to minimize the
volume of chemical dosing should be installed in the pre-filter return piping
from the pool.
● Inlet nozzle 30cm - 50cm from surface water level.

4.4.2 Pump Room Pool


● Do not place pump pools in tight areas as maintenance will be difficult. Make
a proper pump room not too far from the pool and easy to access.
● never put/store chemicals in the pump room area due to it being a health
hazard.
● Pump room should be well maintained and clean .
● The height of the pump room is 1.8 meter.
● Have fresh air or exhaust in the pump room to avoid moisture build-up.
● Must have a gravitation drainage system or pumping drainage system inside
the pump room.

4.4.3 System
● Turnover time of swimming pool water, 6-7 hours
● 2 (two) Electrical circulation pumps mounted above the floor of the pump
room to avoid damage by flooding of the pool pump room and turn over 7
hours.
● Circulation pump must be completed with a see glass/tube to check whether
there are air bubbles or not.
● “Hayward” recommended sterilization by way of manual or automatic dosing
system; it could be Hayward/Astral/ or Pentair.
● Filtration should be sand type a minimum of two units and sized to suit the
volume of pool water. “Hayward” recommended; the silica and carbon should
be replaced minimum once a year depending on the situation.
● Filter position should not be far from the pump to avoid slow circulation.
● Ensure no suction or pressure leaks that will cause low water pressure.
● No Iron accessories in the pump room, try PVC for less corrosion.
● Piping installation must be accommodated by the vacuuming system using a
circulation pump: must have vacuum piping and the suction outlet.
● Heating of swimming pool in certain locations using heat pump with titanium
heat exchanger sized to suit the volume of pool water and ambient
temperature variations;

4.4.4 Accessories
● Depth indicators must be visible from any entry point to the pool
● User regulations must be visible from any entry point to the pool
● Must provide a life ring and safety precautions/rules announcement board
near the pool
● No Lifeguard on Duty and No Jumping signage must be in clear sight around
the pool area

6.1. General

● Must have a certificate before use.


● The default location for at least one lift is in the lobby.
● Gearless drive machine room-less traction, drive located in elevator shaft.

● Door of the lift must be center opening.

7. KITCHEN AND GAS ROOM

7.1 General

● Recommend to have 2 gate access doors into Kitchen, or 1 door for


operational, and 1 another door for an emergency.
● Wall of Kitchen must be finished by ceramic tile.
● The wall of wet area must be waterproofed, a minimum 1.2 meter from the
floor.
● The floor tile must be anti-slip.
● Kitchen area and the appliances must have fire protection system: Hood ​Fire
Suppression system, Fire Extinguisher, Fire Blanket, Fix heat detector and
evacuation signage;
● Fire blanket must be there at least 2 pcs​.
● Put Camera leads to Work Area and Speaker announcer inside the Kitchen
Area
● For Fave, Quest, Aston class, no need using ceiling flatform kitchen room, but
for Grand Aston class need to install ceiling flatform.

7.2 Kitchen Waste water


● Kitchen waste water pipes must have 2% sloping, 20 cm down for every
10-meter horizontal pipe length.
● The kitchen wastewater pipe is strictly suggested to go straight (no elbow)
from kitchen main gutter to the main grease trap.
● Recommended using a special kitchen pipe material that is suitable for hot and
greasy water.
● The grille of the drainage gutter must be made of stainless steel or other
material that is resistant to corrosion.
● The gutter must be waterproofed and finished by ceramic tile or epoxy.
● Dishwashing machine, pot wash sink, dan butcher sink, must have a hot water
supply.

7.3 Kitchen Fire Suppression

● If a hotel dont have Fire suppression system yet at the exhaust hood, the hotel can
not be opened and operated.
● Make sure the 'Nozzle' position of the automatic extinguishing system is suitable
and leads to the equipment installed in the hot kitchen area, especially the Deep

7.4 Kitchen Ventilation and Air Conditioning


● Kitchen must have a ventilation system.
● Fans must be put at the room/area which no people/staff standby there.
● Noise level of Fan must be 55-60 cm at 5 meter distance from the fan.
● Kitchen ducting should be made by BJLS 60 minimum materials and should
have a manhole in some places for maintenance work.
● Ventilation Duct size should be 60cm height for easy cleaning.
● Cold Kitchen area, Butcher room​, ​and Pastry room must have A/C supply.

7.5 Gas System and Gas bottle Room

● When the system detects a fire, the Fire Suppression system can
automatically (pneumatic) shut-off gas supply to the Kitchen appliance.
● Gas system has a solenoid valve (electronically automatic) that is triggered
by a gas detector and manual emergency button in the Kitchen area.
● Gas Emergency turn-off button panel must be located at easy to operate area
in the kitchen;
● Gas system also must have a manual shut-off valve near the turn-off button
panel.
● Gas Detectors are put in the kitchen and bottle gas storage. Gas kitchen
detector is installed at every nozzle of the gas pipe at 10 cm to 30 cm height
from floor.
● Bottle Gas Room must have a gas detector at least 2 pcs installed at 5-10 cm
from the floor.
● Gas detector must be connected to the emergency alarm/lamp at the Security
room and Engineering room, ​or the gas panel control is connected to MCFA.
● Gas bottle storage: Maintain room air at warm temperatures, can help
maximizing usage of gas in storage bottles by installing A/C outdoor units or
other form of heating in the bottle area.
● Gas system must be equipped by a gas metering.

10. EMERGENCY DOOR

● The emergency door should be made of two layers of metal door, and have
rockwool in the middle
● Door must use ​Panic Bar
● The emergency stairs must be set with a Speaker and Emergency lamps
● Direction of pressure rise fan should inflow, so that emergency stairs have
positive pressure

15. MAINTENANCE CONTRACT AND GUARANTEE LETTER

1. Guarantee letter

o To ensure that the equipment that is purchased is original and fulfil the
promised specifications
o To ensure that the equipment/parts will be replaced if there is/are faults in the
equipment
o To ensure that the guarantee period is at least 1 year after the purchase
● Every equipment that is purchased (fire suppression, lifts, gensets, MCFAs, and heat
pump, etc.) must be accompanied by a guarantee letter from the vendor

2. After sales service


● Content of the after-sale service
o Vendors need to do equipment inspection twice a year during guarantee period
o Vendors need to do equipment adjustment if needed during guarantee period
o Vendors need to do a parts change in working hours if needed during guarantee
period
● Every equipment that is purchased (fire suppression, lifts, gensets, MCFAs, and heat
pump, etc.) must have an after-sales service agreement
