8.0 Introduction

1 The LV systems to be provided by the Contractor comprise a normal AC supply and
uninterruptible DC and AC supplies. To note that Malta’s conventional phase sequence on
the 400V 50Hz. system is anticlockwise.
2 Tripping of any switchboard or sub distribution board main incoming AC and DC MCCB,
MCB or surge protective device should activate a signal on the SCS.
1. 8.1.1 General
Scope

1 The Contractor shall design, install and commission a 230/400V, 50Hz. system electrical
installation for the FCS complete with a main distribution panel supplying a number of
secondary distribution boards in the various container housings and transformer bays.
2 The source of supply to the main distribution panel shall be an auxiliary supplies 500kVA
(minimum) transformer which is to be supplied and installed in a dedicated transformer
bay.
3 There should be outlets from the main distribution panel in the FCS to serve as a source
of supply to the two QSS switchrooms at NQT1 and NQT2. The supply to the two QSS
switchrooms shall be extended by means of an adequately sized 5 core (3Ph + N + E)
armoured cable installed alongside the 11kV cables between the FCS and the two
respective switchrooms. Note that these cables will be relatively long and care must be
taken to select the appropriate cable sizes to ensure voltage regulation at the receiving
end. In particular it should be noted that the LV supply to QSS2 has to include any supply

1 In general, electrical panels and switchgear shall have a fault rating of not less than 10kA
minimum for 1s except for the main distribution panel and related switchgear which shall
have a minimum fault rating of 25kA. Any electrical protection and control devices
supplied within this contact which have a lower fault rating than those minimum ratings
specified above will not be accepted. The contractor is ultimately responsible to ensure
that the overall design caters for proper discrimination and selective coordination at all
levels to guarantee minimal service interruption.
2 All AC switchboards should preferably be painted grey for easy identification, and should
be suitably labelled. The label should also indicate the respective power source.
3 All incoming and outgoing circuits are to be labelled with their purpose and destination.

1 The main distribution panel (MDB) or main low voltage switchboard shall be used to
automatically select a source of supply from two different incoming sources according to a
pre-defined priority and distribute it to various secondary distribution boards (SDBs).
2 The MDB assembly should be of Form 4 according to IEC 61439. The enclosure should
have an IP31 rating or better.

1 MDB is to have the minimum number of outgoing circuits (see below) to the various sub
distribution boards plus one spare MCCB. Each outgoing circuit is to be protected by
means of a 4 Pole MCCB. Additional MCCBs are to be included as required for example
to supply the cooling equipment of the frequency converters.

8 In automatic mode, supply is to be obtained from the auxiliary supply transformer. Should
the supply from the auxiliary supply transformer fail, the standby generator should start
automatically and the changeover system should switch over to the standby generator
supply.
9 In manual mode, any supply can be chosen by an operator.
Features

1 A power meter displaying (as a minimum) the phase currents, the supply voltage, power
factor, real power, reactive power, and apparent power should be installed on the MDB for
the incoming circuit.
2 There should be selector switches for automatic/manual selection. LED lamps should
indicate which source is currently being used.
3 The MCCBs should be installed in such a way as to allow visual confirmation of their
status. MCCBs should be placed at a height not less than 50cm from FFL.
4 The enclosure should be floor mounted and it should have panel doors that can be
removed using tools from sides, front and back.
5 No wiring except for the instrumentation, selector switches, and indication should be fitted
to the enclosure front doors. Indication lamps should use LEDs.
6 The power cables should be suitably glanded to a gland plate at the bottom of the
enclosure and marked with cable markers. The cables should be terminated using
appropriate cable lugs for the cable
7 It should be possible to field-adjust thermal and magnetic characteristics of the MCCB
protective device.
Data to SCS

1 MDB data shall be networked to the SCS and the transmitted information should include:
● Which AC supply is in service that is whether from the auxiliary supply transformer
or from generator.
● Whether control is manual or automatic
● Protective device operation
● Current, voltage and power factor
● MCCB status (on/off/tripped)
● Control to switch off all the ac (2 incomers) and dc supplies from the control room –
Fireman switch
2 Information from MDB and the auxiliary supplies transformer should be transmitted to the
SCS. A list of alarms and trips are shown in Table 8.1.

1 There shall be at least the following sub distribution boards (SDBs) in the FCS (including

each of the two QSS switchrooms.
SDB 17: TP & N + E, SDB for outdoor lighting around the whole of the FCS and
related corridors including the basements of the packaged containers. The external
lighting (as distinct from the basements’ lighting) must be controlled by a photocell
to ensure that the lighting will switch ON and OFF automatically at dusk and dawn
respectively.
3 The rating of the sub distribution boards should not be less than the rating of the MCCB
feeding them.

1 The case of distribution boards should be made from suitably coated steel.

1 Circuits for area lighting and for small power should be protected individually by residual-
current circuit breaker with overload protection located in the sub distribution boards.
4 Dedicated 60A radial circuits from MDB should be provided separately for the 33kV and
11kV switchgear rooms and the frequency converter rooms. This circuit will provide power
to a 63A, 5-pin weatherproof industrial socket outlet and another two 32A, 3-pin
weatherproof industrial socket outlets in each room. Each 64A and 32A weatherproof
industrial socket outlet should be protected by a suitably rated earth leakage circuit
breaker installed in an enclosure above the socket outlet or integrated with the socket
outlets.
5 A circuit should be dedicated for air-conditioning in the control room where at least two AC
units are to be provided with one acting as backup for the other. The air conditioners shall
comply with energy class A. If one air conditioner fails, the room temperature should not
be allowed to increase.
Metal clad switches, socket outlets, cable management and cable type

1 All the switches used for controlling the lighting circuit should be metal clad to BS 3676 or
equivalent.
3 13A socket outlets should be switched, metal clad and twin to BS 1363 or equivalent.
4 The socket outlets should be placed at a height of approximately 0.6m above FFL or at
other convenient levels like above desk levels in the control rooms.
5 All cables used for the installation must be LSZH type, insulated and sheathed multicore
cables. Wires or cables which are only insulated and unsheathed will not be acceptable.
6 Cables are to be installed within a cable management system suitable for the environment
concerned. The installation should be of the surface type. Cables running externally to the
containers and hence installed within the culverts must be armoured (for protection
against rodents) and installed on galvanised cable trays. Under no circumstances must
penetrations be left through which rodents insects or other vermin can gain entrance
within the FCS containers.
7 All metal clad switches and socket outlets must be clearly labelled indicating the sub
distribution board and MCB supplying them.

1 Industrial socket outlets should comply with IEC 60309 or equivalent. Each socket outlet
should be switched.
3 All industrial socket outlets must be clearly labelled indicating the SDB and MCB
supplying them.

1 The QSS switchrooms shall be provided with a 60A three phase supply from the Main
Distribution Panel in the FCS by means of a five core armoured cable installed from the
FCS each of the two respective QSS switchrooms. Considering the relatively long
distances involved, care must be taken to ensure that the supply cable size will be
adequate to keep voltage regulation within +/- 10% from the nominal 400/230V supply at
the FCS when the supply cable is loaded at 60A/Phase.
2 A 60A three phase subdistribution board is to be supplied and installed within each QSS
building. These boards are to have as a minimum a 63A four pole incoming MCB, an
outgoing 4 pole 32A MCB, an outgoing 2 Pole 32A MCB and two outgoing 2 Pole 16A
MCBs plus spare space for additional MCBs if required in future. The four outgoing
circuits must include 30mA RCD protection. Dedicated outlets will also be required for the
equipment in the QSS container such as the UPS battery charger, the auxiliary supplies to
the 11kV switchgear etc.
3 A 32A five pole industrial weatherproof socket outlet and a 32A three pole industrial
weatherproof socket outlet should be provided in each of the two QSS switchrooms.
4 The installation within the QSS switchrooms should be surface using galvanised conduit.
All cable must be multicore LSZH, insulated and sheathed.
5 LED tubular IP 65 luminaires complete with a metal clad wall switch must be supplied and
installed in each QSS switchroom to provide adequate lighting.
8.2 Lighting

1 The Contractor shall supply, install and commission an internal lighting system including
an emergency lighting system for the whole of the FCS including the switchgear rooms,
the frequency converter rooms, the transformer bays, standby generator room, battery
room etc.
2 Tubular LED IP 65 luminaires should be employed and the Contractor should ensure that
the different types of luminaires to be used shall be kept to a minimum.
3 Luminaires shall comply with IEC 60598 or equivalent, and shall be made of a tough
polycarbonate material with stainless steel or non-corrodible fittings.
4 Lighting levels should be according to EN 12464 or equivalent, or as specified in this
document, whichever is the highest.
5 In the case of general illumination, the degree of uniformity Emin/Emax in areas used for
the same purposes, must not fall below the value 0.5.
6 Once the lighting installation is completed, lux levels should be measured in every area by
the contractor using a calibrated lux meter, in the presence of a representative from the
Contracting Authority, to determine correct illumination as per this technical specification.
If levels are not satisfactory, the Contractor must install further luminaires.
7 Emergency lighting fixtures should use LED light sources. The emergency lighting should
be of the non-maintained type and should have an autonomy of three hours. This should
be tested in the presence of the Contracting Authority’s representative.

1 The average illumination level in all the switchrooms including the QSS rooms must not be
less than 500Lux.
2 The lighting in each area must be divided into two overlapping circuits in such a way that
each circuit will provide half the illumination to the whole room.
3 The switches to control the lighting should be placed near the entrance doors to the
various areas and two-way circuits should be adopted where necessary.

must not be less than 300Lux.

1 Non-maintained emergency lighting with 3 hour autonomy should be installed throughout
all the areas within the FCS. Non-maintained illuminated exit signs which could be
integrated with the emergency lighting luminaires should be provided.
2 These luminaires should be fixed in such a way not to interfere with persons walking in the
respective areas and there shall be an illumination level of 5 lux minimum.

8.3 Uninterruptible DC and AC supplies

9. 8.3.1 General

1 The Contractor shall supply an uninterruptible DC and AC power supply system for the
FCS and QSS switchrooms. This shall comprise a battery with charger, DC distribution,
uninterruptible AC power and a standby generator.
2 The system design should incorporate redundancy for battery chargers and the
uninterruptible AC power supply. The equipment should be capable of operating in
temperatures reaching 45°C inside buildings.

1 The Contractor shall design, install and commission two 110V batteries with pure-lead
positive plate lead-acid Plante’ cells complying with IEC 60896-11 or equivalent for the
FCS and one each in the QSS switchrooms. Other types of batteries (dry type for
example) will not be acceptable.
2 Each battery should be rated for the entire FCS and respective QSS loads.
3 The Contractor should undertake to replace any cell failure which occurs within 5 years of
its supply.
Battery sizing

1 The battery should be sized taking into account the size and nature of the load, derating
due to temperature (between +2°C and +45°C), and prolonged float-charging over the
expected lifetime.
2 Each 110VDC battery should retain its original rating for its lifetime.
3 The battery should consist of no less than 55 cells each with a nominal voltage at the start
of discharge of 2V and at the end of the emergency period of 1.85V.
4 The battery is deemed to have reached the end of its lifetime and will be due for
replacement when the capacity at 45°C is reduced to 80% of its nominal capacity at 45°C.
5 The Contractor should provide all calculations according to IEEE 485 showing the
duration sustained by one battery cell at 35°C for all the 33kV & 11kV GIS, power
transformer, frequency converters and control systems in the FCS and provide the
necessary literature. Similarly calculations are required for the QSS switchrooms.

1 It should be possible to inspect electrolyte level and plate status from outside.
2 It should be possible to top up cells and to measure electrolyte density using a syringe-
type hydrometer.
3 Each cell should have the year and date of manufacture clearly visible with durable
markings.

1 The battery should be mounted in tiers of stands that are also within the scope of this
tender. Each cell should be readily accessible for installation, removal, test and
inspection. The construction of the tier should also ensure that if an individual cell needs
to be removed off the stand, this can be removed without having to remove an adjacent
one.
2 The stands should be made of epoxy or plastic coated steel and shall be capable of
withstanding electrolyte spillage from the battery without degradation. The bottom of the
lower tier should not be less than approximately 150mm above the floor.
3 Cells should be numbered consecutively and cell terminals should be clearly marked for
polarity.
4 Adequate spacing should be allowed between cells to ensure an even temperature
distribution.
5 Cells should be supplied and erected complete with all necessary connections and
cabling. Connections between tiers shall use suitably supported and adequately rated
PVC insulated flexible cable.
6 Cable management equipment in the battery rooms should be made of glass reinforced
plastic (GRP).
7 Before connecting, terminals faces should be bright metal, free from dirt. The connection
10 A battery deep discharge protection shall be installed to ensure that the battery is isolated
as soon as it reaches a voltage of 99V, thus the voltage level will not fall below its
recommended minimum.
11 Safety equipment including insulated gloves, aprons and goggles should be provided. A
spillage clean-up kit should be provided.
12 A bund, tray or other means of corrosive resistant material should be provided to contain
any spillage of acid from the battery. The battery room floor should be acid resistant.

1 The cells should be supplied dry-charged, unfilled and suitable for long term storage. They
should be packed in crates suitable for shipping.
2 The cells should be filled with electrolyte on site during commissioning and charged
according to the manufacturer’s recommendations. The cells should not be filled unless
the battery chargers are powered up and ready to charge the batteries. The Contractor
shall supply the electrolyte.
3 The Contractor shall provide all the tools and protective equipment required to fill the
batteries.
4 10% spare cells should be supplied empty of electrolyte, dry charged and suitable for long
term storage together with 10% extra electrolyte.
5 A hydrometer and a full set of test accessories shall also be supplied as part of this
contract.
1 Sufficient space must be allowed to ensure easy access for personnel to safely check,
test, install or replace batteries.
2 ATEX compliant transducers should be installed adjacent to the battery bank and inside
the room in order to monitor both the ambient temperature and level of hydrogen. Both
measured values shall be transmitted and logged by the SCS.
Both the temperature and hydrogen reading would be used for control of the ventilation
system however temperature readings would be used to estimate the batteries lifetime.
The sensor and its housing shall be non-corrodible and replacement of the sensor head
would not require replacement of the complete unit or dismantling of the wiring installation.
A factory calibration certificate shall be supplied with each transducer however on-site
sensor verification using a calibrated source is being requested for both.
Temperature and hydrogen alarms shall be relayed to the SCS.
3 Ventilation should be provided to ensure that the concentration of hydrogen in the battery
rooms is kept below explosion limit (LEL) of 4% H2 (by volume) under all conditions of
battery charging or discharging. A ventilation fan should be installed and should be
located on the wall just below the ceiling, but a duct or tube should extend its intake
directly above each battery rack.
The airflow rate should be calculated according to EN 50272-2 or equivalent, however a
minimum of 10 air changes per hour is being requested. The ventilation scheme shall
minimize ingress of dust to a degree of ingress protection IP53.
4 Ventilation Fan Control: Fan control shall be either Manual or Automatic.
- In manual mode the fan should operate through ON/OFF push-button illuminated
switches. A fan trip illuminated signal indication is also required. The indication
lights shall be green/red and amber respectively.
- In automatic mode, the fan should operate when any one of the temperature and
hydrogen setpoints is exceeded.
Such controls and indication lamps shall be housed outside the battery room and they are
to be relayed to the SCS.
5 An eye wash and deluge shower combination system shall be provided and installed just
outside the battery room in the case of the FCS The material of the eye-wash and deluge
shower shall be SAE 304 or higher grade stainless steel.
6 Sufficient and adequate safety signage should be provided and installed.

1 The Contractor shall commission the batteries according to the manufacturer’s
recommendations, and provide the Contracting Authority with an initial set of readings that
will serve as a datum during the installation’s lifetime.
2 The Contractor should use a resistive load bank to automatically discharge the battery
during commissioning.
3 It should be possible to program the load bank to discharge the battery in an orderly
manner, either using an integral display and keypad or by using a laptop. A laptop with
adequate software would be used to monitor discharge time, current and voltage through
an integral interface. The load bank should include all the necessary protection features.
4 The Contractor should also use a battery impedance test set to obtain a first reading for
each cell of the new battery.

1 The Contractor shall supply a battery charging system for the FCS with two modular
battery chargers each with its own n-1 redundancy, suitably rated for the Plante’ batteries
provided and for the ambient conditions expected on site. A battery charger will also be
required for each QSS switchroom.
2 The battery charging system should also supply switchboards for DC voltage supply.
3 All relevant test certificates of the battery chargers should be submitted.
4 The scope of having two batteries in the FCS is to ensure that if one battery fails, or if it is
being replaced or maintained, the other battery should be available to provide power for
tripping and operation of the switchgear and control & protection systems. Therefore, the
battery charging system should be designed for maximum flexibility to achieve this
redundancy.

1 The battery charging systems should be housed cubicles also containing the main DC
distribution equipment. There shall be adequate space in the cubicles for all power and
control and distribution components.
2 Cable entry should be from the bottom. All cables should be glanded.
3 A copper earth bar with suitable number of earthing bolts and screws should be provided.
It should be connected to the structure of the cabinets, effectively bonding the entire
cabinets.

1 Preferred indications and alarms that should be displayed on the charging system
cubicles (an interactive LCD should also be included) include those shown in Table 8.2.
Alarms and indications should be replicated on the SCS. Local indications should use
LEDs.

1 Main DC distribution switchboard should be in the LV switchgear room and should supply
a number of sub distribution boards located near their loads. The DC switchboards

similar to that of the main distribution board. The rating of such sub distribution boards
shall be calculated according to the demand supplied from these distribution boards.
4 Separate DC supply circuits should be extended to a number of zones from each SDB.
5 Any protection relay cabinet should have its own circuit.

1 The Contractor shall supply, install and commission an on-line uninterruptible AC supply
consisting of two groups of inverter and static/manual bypass switch combinations
(UPSs).
2 The UPSs are to operate inside an air-conditioned section within each container but
should still be capable of operating at full load in an ambient temperature of 45°C.
5 UPS supplied 13A socket outlets for equipment in 4 above must be clearly distinguishable
(the socket outlets should be RED in colour) from similar socket outlets supplied from the
normal AC supply.

1 The main supply shall be from the 110VDC distribution board supplied by the battery and
charger.
2 The bypass AC supply shall be obtained from the distribution board located in the LV
switchgear room and shall be 230VAC ± 10 % and 50Hz. ± 6%.

1 Each UPS should be able to supply the complete load in case the other combination is out
of service for any reason. The Contractor should show calculations justifying the sizing of
each inverter and static switch.
2 The output waveform shall be nominally 230V, 50Hz. single phase and should be
classified as ‘true sinewave’.
3 Each UPS shall be rated for continuous output for the power factors expected.
4 The output should be synchronized with the standby AC supply such that a transfer from
main to stand-by will occur with no disturbance to the load. The output of the two UPSs
should also be synchronized with each other such that the connected load can be
transferred from one UPS to the other without interruption.
5 The UPSs should be capable of a 10% overload for at least 30s.
Operation

1 The UPSs should be installed in a 19-inch rack cabinet with fans equipped with dust
filters. There should be an extra fan for redundancy. The cabinet should be designed for
bottom cable entry.
2 The cabinet should incorporate double-pole circuit breakers compliant with IEC 60947 for
each circuit. There should be 10% free outputs circuits available for future expansion and
this need should also be provided on each UPS to cater for future expansion.

1 The preferred list of indications (status and process variables) to be displayed on the UPS
mimic panel is shown in Table 8.3. They should be relayed to the SCS using a
communication interface.
2 The UPSs should be protected against overload, short-circuits, overvoltage, undervoltage,

1 A 4-stroke water-cooled diesel engine shall be used as the prime mover. The engine
should be capable of meeting a sudden load increase from 0 to 80% of full load.
2 The governor should preferably be electronic to ISO 3046 Part 4 Type 1 Class A1 or
equivalent.
3 All fans and rotating parts shall have adequate guards.
4 The starter motor should operate from a heavy-duty commercially available 12 or 24V DC
battery with a rating not less than 100Ah and which will not be damaged by the cranking
sequence explained below. Batteries should be supplied with a tray.
5 The engine should be equipped with a restart system which should be able to provide at
least three, ten second cranking periods with a ten second rest between each. If the
engine fails to start after these three attempts, the engine should be locked out and
signals sent to the SCS.
6 A lockable emergency pushbutton with a suitable guard (to prevent unwanted operation)
should be placed adjacent to the engine.

Exhaust system

1 A silencer and exhaust pipe shall be fitted so that engine exhaust gases are discharged
externally. The exhaust pipe should be insulated with overall stainless steel cladding
where it is within reach. At full load, the sound level should be lower than 70dBA (+/-
3dBA) at 7m.
2 The generator bay should be located and designed in such a way that the generator can
draw in a sufficient amount of air from outside the bay and exhaust it in a way that it
cannot be re drawn into the bay. Given that the generator must have an all-weather sound
proofing canopy, the standby generator bay should have no ceiling so that ventilation can
be enhanced. Similarly, the two opposite short sides of the generator bay (one of which
will include the entrance door) should be fully louvered for ventilation purposes.
3 The silencer should preferably be mounted separately from the engine with a flexible
expansion joint. If the silencer is engine mounted, the flexible pipe should be mounted
between the silencer and the pipe exhausting to the outside.
4 The exhaust pipe end and the hot-air discharge system shall be designed to prevent rain
or any other foreign body from entering the installation.

1 The generator should have its own service tank (possibly integrated within the base of the

1 The SBG control panel should be fitted with a battery charger connected to a single-phase
230V, 50Hz. supply. The battery charger should charge the battery and supply the control
panel with the necessary power. A boost facility should be provided also to charge up the
battery quickly.
2 The battery charger should be switched off automatically when the engine is running. The
engine driven battery charger should then charge the battery. An indication should be
provided on the control panel to show that trickle charging is off.
The generator

1 The generator should be brushless and comply with IEC 60034 or equivalent. Its
insulation should be to Class F or better. The generator should preferably be totally
enclosed.
2 The generator output shall be 400V, three-phase and neutral, 50Hz. It will be connected
to the main distribution panel (MDB) changeover switch.
3 The generator should be equipped with an automatic voltage regulator designed to
maintain the output voltage within 1% of the setpoint voltage, or better.
4 It should be possible to adjust the generator output voltage setpoint externally to within at
least ±5% of rated voltage.

2 The SBG should be arranged for fully automatic starting upon failure and disconnection of
the normal supply. When the generator set has attained correct voltage and frequency,
the generator will be connected to the main distribution panel.
4 Full test facilities should be provided on the SBG control panel for automatic and manual
control. A key operated duty selector switch should be provided to enable the operations
shown in Table 8.8.

1 The control panel must be located in the LV switchgear room or the Control Room of the
FCS.
2 The control panel should be equipped with complete facilities to start, adjust speed and
voltage, and connect the genset to the main distribution panel both manually and
automatically.
3 Any electrical equipment including generator output circuit breaker, current, voltage
transformers and AVR should be installed inside the control panel.
4 The control panel should be fitted with anti-condensation heaters suitable for operation on
a 230V, 50Hz supply. Thermostatic control should be adjustable.
5 The control panel should also be equipped with a lockable emergency stop pushbutton
with an adequate guard to prevent unwanted operation.

1 The SCS should display information showing that the SBG is in a position to start and
provide an emergency supply to the FCS. An alarm should be raised if any component
will prevent the SBG from functioning as planned.
2 The SCS should also indicate that the SBG is operating in any mode, and if a trip occurs,
should provide sufficient information to broadly determine the cause from the SCS.
3 The genset information to be displayed on the SCS should include the preferred list
shown in Table 8.10.

1 After the installation is the complete, the SBG shall be tested and commissioned.
2 The Contractor shall provide any testing equipment required and all test documentation.
3 A list of the tests shall be agreed with the Contracting Authority, and the cost shall be
deemed to be included with this offer.
4 Factory test certificates and all installation and O&M manuals shall be provided.

1 The Contractor shall design, supply, install and commission an intruder alarm system to
detect unauthorised entry within any internal area of the FCS and QSS rooms.
2 The system shall comprise door sensors, motion detectors, main alarm panel and remote
keypads as a minimum. The main control panel shall be located at the control room whilst
remote keypads shall be located at the main entrances to the containers.
3 Both the main panel and the remote keypads shall have an illuminated keypads and
configurable to at least 4 zones
4 Sensors should be located to detect intrusion in all areas of the FCS and the QSS,
including but not limited to entry into the transformer bays, the generator bay and the
packaged containers. Sensors shall be of the dual technology wired type with sensor
loss/fault detection.
5 Alarms from this system shall be transmitted to a minimum of three numbers by SIM card
auto dialler and events will be recorded on the SCS. It shall be possible to remotely
connect to the alarm system using TCP/IP Ethernet so that alarm system status can be
monitored to determine which sensor operated and to enable/disable sensors if
necessary. Furthermore, it shall also be possible to arm and disarm the alarm system
remotely provided the user has the proper security access level.
Passwords should be provided and events shall be logged by the alarm system software
