AGREEMENT
THIS AGREEMENT IS EXECUTED AND MADE AT NEW DELHI ON 26th day of March
2023 BETWEEN : Mr. KONARK OGRA S/O Sh. VIJAY OGRA R/O A-306, SATISAR
APARTMENT PLOT NO – 06 , SECTOR – 7 , DWARKA NEW DELHI - 110075,
HEREINAFTER CALLED THE FIRST PARTY/ LANDLORD.
AND
Mr. ASHOK KUMAR S/O Sh. LEELA RAM R/O B – 566 - 67 , HASTSAL COLONY
UTTAM NAGAR NEW DELHI – 110059,HEREIN AFTER CALLED THE
CONTRACTOR /SECOND PARTY.

The expression of both the parties shall mean and include their respective heirs, successors and
assigns etc.

That on the mutual consent of the both party, the both party has agreed to contract for interior
work, bathroom work, electrical work, and kitchen remodel between home owner and civil
contractor situated AT I-581, POCKET I, BLOCK I, SECTOR ALPHA II, GREATER
NOIDA, UTTAR PRADESH 201306.

NOW THIS AGREEMENT WITNESSETH AS UNDER:-

1. That Time of Performance . The Contractor shall commence the Work on


27/03/2023 and shall complete the Work on or before 15/05/2023. The
Contractor shall use its best efforts to complete the Work in a timely and
efficient manner.

2. Payment The Owner shall pay the Contractor Rs. 3,45,000/-(Three Lakh Forty
Five Thousand Only) for the Work. The Contract Price shall be paid in
installments as follows:

a) 30% of the Contract Price shall be paid upon commencement of the Work.

b) 40% of the Contract Price shall be paid upon completion of 50% of the Work.

c) 20% of the Contract Price shall be paid upon completion of 75% of the Work.

d) 10% of the Contract Price shall be paid upon completion of the Work.

e) The final 10% of the Contract Price shall be retained by the Owner for a period
of thirty (30) days following completion of the Work as a security deposit
against any deficiencies or defects in the Work.

3. That Termination of This Contract may be terminated by either party upon


written notice if the other party materially breaches any provision of this
Contract.

4. That the work of Kitchen remodel, Marble, Electrical not be included in the
above payment schedule.
1. Reconstruction and redevelopment for habitable construction of 6 bed
and 5 bathroom work - including –

a)remodeling kitchen with cabinets and fitting -


b) complete Elecrical reworking suitable for 6 ACs and switches installations
c) reconstruction of a 100 sr ft bathroom and room construction with all fitting
necessary for habitable stay
d) all bathroom fitting - sanitary and sinks and cabinets
e) tile cleaning and Reestablishment of new tiles
f) granite Work for stairs to upper floor
g) all necessary drainage work for bathroom
h) outside French cleaning, painting, pop
I) roof fencing redevelopment- fixing broken stands
j) asthetics improvement for habitable
K) 3ft tiles across rooms to visually seal the water seepage
l) cabinets and carpenters work
m) carpenters work for general asthetics
n) termite work and cleaning
o) outside clearing of debris
p) any minor asthetics issue that needs to be addressed
q) AC outlets fitting for 12 tons capacity in total
r) roof cleaning and new water lines if needs for new toilets

5. That payment for the work mentioned above will have to be done separately
other than the payment of civil structure.

6. Indemnification. The Contractor shall indemnify and hold harmless the Owner
from any and all claims, damages, and expenses arising out of or in
connection with the Contractor’s performance of the Work.

7. That Warranty the Contractor warrants that all Work shall be performed in a
good and workmanlike manner and in accordance with all applicable laws,
regulations, and codes. The Contractor shall promptly correct any deficiencies
or defects in the Work that are discovered during the warranty period

8. Governing Law. This Contract shall be governed by and construed in


accordance with the laws of India.

9. That Entire Agreement. This Contract contains the entire agreement.

hands on this deed in the presence of the following witnesses:
