SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

I, , of legal age, Filipino citizen and a resident of Virac, Catanduanes, and by these
presents do name, constitute and do hereby appoint, , of legal age, Filipino citizen and with
office address at, to be my true and lawful attorney-in-fact for me and in my name, place
and stead, and for my own use and benefit, to do and perform the following act and deed,
namely:

1. To represent me at any stage of the proceedings of a land case for

Issuance of an Order to Surrender the Owner’s Copy of the Transfer
Certificate of Title No. and Transfer Certificate of Title No. docketed as
LRC Case No., now pending before the Regional Trial Court,.

2. To attend the pre-trial conference, mediation, trial on merits thereof, with

full and special power of attorney to do and perform the following:

a. To negotiate, conclude, enter and execute a compromise agreement

or amicable settlement of the case or cases under such term and
conditions as it may be just and reasonable;
b. To agree on simplification of the issues;
c. To amend pleadings;
d. To obtain stipulations or admissions of facts and of documents to
avoid unnecessary proof;
e. To limit the number of witnesses;
f. To undertake the preliminary conference;
g. To explore and/or consider alternative modes of dispute resolution,
such as but not limited to mediation proceedings; and
h. To do and agree on such other matter as may aid in the prompt
disposition of the above-entitled case.

3. To sign, receive and provide any document in my behalf regarding the

above-mentioned case and do whatever is necessary in order to
implement this special power of attorney.

GIVING AND GRANTING unto my said attorney-in-fact full and irrevocable power
and authority to do and perform all the acts afore stated and every act and thing
whatsoever requisite and necessary to be done in and about the premises, as fully to
all intents and purposes as I might or could do if personally present, hereby ratifying
and confirming all that my said attorney, shall lawfully do or cause to be done by
virtue of these presents.
