Dear Mr. Chan,

I am writing this letter to clarify some concerns and issues regarding the common use of
space area in the building. It is brought to my attention that one your staff approached our
employee, verbally informing the following:

1. Limited use of service elevator.


2. Prohibiting the Company to put the helmet rack on the hallway.
3. Designated smoking area.
4. Use of parking area.

In the lease contract, CUSA (Common Usage Service Area) Fee amounting to TWO
THOUSAND EIGHT HUNDRED PESOS (Php2,800.00) is assessed every month. It is my
understanding that the fee is charged and is used to maintain the common areas such as
the lobby, elevators, and other shared spaces that can be used by all the tenants of the
building and its employees, agents and invitees.

While we, the Lessee shall comply with any and all reasonable rules and safety regulations
which may be promulgated from time to time by the Lessor, and with all the rules,
regulations, ordinances or laws made by the government regarding the use, occupancy, and
sanitations of the subject premises, the above-mentioned prohibitions and restrictions are
unreasonable, arbitrary and impracticable. It hampers and creates negative repercussions
to the daily business operation of our company.

However, I still want to confirm and clarify, thru this letter, if the prohibitions and
restrictions were your direct instructions and that I demand that we should be furnished
with a formal written notice for proper guidance. Nevertheless, I am hoping we can resolve
these issues as soon as possible.
