RE: FORMAL NOTICE OF EXTENSION A COMMERCIAL LEASE

Dear Mr. Chan,

This letter is in reference to the lease signed on 6th day of August 2022, between JLC Real
Estate Leasing (“Landlord”) and A Star Media Marketing (“Tenant”).

Please accept this letter as a formal request for an extension to the lease property as stated
in contract. Currently, the lease is set to expire on August 14, 2023. I would like to amend
that date to end on December 14, 2023.

I am asking for an extension because the company’s proposed new location is still
undergoing renovations and construction. Your flexibility with our lease end date will
make this transition time much more seamless.
