RENTAL AGREEMENT
PARTIES:
- This Rental Agreement (hereinafter referred to as the “Agreement”) is entered into on
________________ (the “Effective Date”), by and between ________________________,
(hereinafter referred to as the “Boarder”) and ________________________,
EDSON LOUIS A. PARA (hereinafter referred
to as the “Landlord”) (collectively referred to as the “Parties”).
PREMISES:
- Landlord agrees to rent the premises located at Smart Annex Boardinghouse to Boarder. The
premises consist of one (1) bedspace, a common bathroom, a square feet of living space, and a
kitchen.
RENT:
- Boarder agrees to pay rent to Landlord in the amount of 700 pesos per month, due on the first
week of each month. The first month's rent is due upon signing of this Agreement.
UTILITIES:
- Boarders may use the utilities, including water and electricity, free of charge. However, Boarder
shall pay for extra electric appliances in accordance with the rates and terms set by the Landlord.
MAINTENANCE:
- Landlord shall be responsible for maintaining the premises, including repairs to the plumbing and
electrical systems. Boarder shall notify Landlord of any maintenance issues or repairs that are
needed.
QUIET ENJOYMENT:
- Landlord agrees not to interfere with Boarder's quiet enjoyment of the premises provided that the
Boarder abides with the house rules set by the Landlord.
ABANDONMENT AND THE RIGHT TO ENTER

- In the event that the Boarder abandons the premises (one month of absence) during the term of
this Agreement, the Landlord will be entitled to enter the Premises by any means without facing
any liability and the Landlord may terminate this Agreement.

- The Landlord is entitled to enter the premises to inspect or repair the premises.

TERMINATION:
- The Boarder may terminate this Agreement by providing written notice to the other party at least
two (2) weeks before leaving the premise.
PETS

- The Parties agree that the Boarder will not keep any pets on the premises without obtaining
written prior consent from the Landlord.

SEVERABILITY

- In the event that any provision of this Agreement is found to be void and unenforceable by a court
of competent jurisdiction, then the remaining provisions will remain in force in accordance with
the Parties’ intention.

RENTAL AGREEMENT
REFUNDS
- Monthly rent and down payments are non-refundable unless the reserved premise is taken. The
boarder can either finish the term paid or find a replacement to maximize the rent.
GOVERNING BODY:
- This Agreement shall be governed by and construed in accordance with the guidelines stipulated
by Eastern Samar State University – Main Campus. Breach of contract may be reported to the
University’s Office of Student and Alumni Affairs (OSAA).
ENTIRE AGREEMENT

- This Agreement contains the entire agreement and understanding among the Parties hereto with
respect to the subject matter hereof, and supersedes all prior agreements, understandings,
inducements and conditions, express or implied, oral or written, of any nature whatsoever with
respect to the subject matter hereof. The express terms hereof control and supersede any course of
performance and/or usage of the trade inconsistent with any of the terms hereof.
