 We founded Alembic Real Estate in 2009. Access to large landbanks
in prime locations gave us a unique opportunity. To redefine the real estate
landscape in India. And to write the next 100 years of Alembic’s history.
A healthy community is built when we focus on the spaces between buildings. When grey urban

The very idea of

living connected
is what is at the heart

We studied research papers by psychologists to understand how our daily interactions shape our
emotions. We studied human behaviour to understand how our environment contributes to our
health and stability. We spoke to landscape architects to understand how to create an
environment that induces happiness and peace.

A recurring theme from all these interactions was the fact that we are a tiny part
of a larger ecosystem. We are interdependent on plants, animals, birds, earth,
wind and water. Integrating this tapestry into our world - through the day, every
day - brings a sense of balance to our chaotic lives.

The UK Government’s ‘FORESIGHT’ project, related to well-being,
provides reams of evidence that led to the definition of the five ways to
well-being. These became our cues while planning Alembic City.

KEEP ACTIVE : Studies demonstrate that physical activity reduces symptoms of mental
and physical ill health.

TAKE NOTICE : Being mindful of thoughts and feelings has been shown to reduce
symptoms of stress, anxiety and depression.

KEEP LEARNING : Those who have higher aspirations tend to have better outcomes.
Evidence also shows that people who participate in music and the arts later in life attain
higher subjective well-being.

THE ALEMBIC GROUP
A CENTURY IN THE MAKING

The Alembic Chemical Works Company was incorporated

on July 31, 1907 in Bombay.
In its essence, our vision spoke about maintaining the quality and purity of our
products. This is still true, one hundred years later. This reputation for quality has
been fiercely guarded by the visionaries behind the Alembic Group - with the ALEMBIC FACTORY, VADODARA
group publishing its first quality policy as early as 1939. CIRCA 1900

The Alembic Group has been led by successive generations of visionaries.
From the start, they looked to the future - formulating strategies and policies that would shape
Alembic into an engine of growth. Ensuring that Alembic grew through the British Raj, through
two world wars, through the post-independence era and further through liberalisation and
globalisation.
This stability and assurance has guided us in the past and continues
to pave the way ahead, ensuring that we are consistently in the top 15
pharmaceutical companies in India.
Alembic Real Estate was launched in 2009. It is rooted in the Alembic legacy:
uncompromising quality, intelligent design and construction methodology at
the forefront of every project.
Our leadership team is backed by a rich experience of developing over twenty
million square feet of residential townships, commercial spaces and
manufacturing plants.

Apart from art studios, the district comes

with restaurants, a food court, a
gymnasium, a uniquely designed theatre
and a gaming circuit.

All of it finding its place in architecture

from back in the day - tin roofs, exposed
brick walls and high ceilings.

The past is easily forgotten

by most, but it has played
a very significant role in creating
the future at Alembic City.

Alembic City is spread across approximately 200 acres of Vadodara’s prime real estate, land that has
been held by the group for decades. Over the years, a part of the land has been used as an industrial
hub, supporting several of the group’s manufacturing units, factories and mills. Even though the
industries are no longer operational, the structures were built with a single purpose - to withstand
the test of time.

Conscientious thinking has gone into transforming and adapting these structures.
We have reintegrated them back into society with a new, rather unconventional
purpose. The industrial hub has been redeveloped into a totally fresh and upbeat
art district - the future city center of Vadodara.

THE VADODARA STORY
BASKING IN THE HERITAGE

Vadodara is named after the Banyan or ‘Vad’ tree. The tree derives its strength from its roots,
just as Vadodara does from its rich heritage. The city has been a cornerstone of Alembic’s history.
Vadodara was the first city where Alembic set up operations in 1907. Back then, there was very
little human habitation around the complex. Fastrack to 2020 and the Vadodara complex
sprawls over an area of 120 acres. The once remote location of the complex is now well within
the growing city.

We take great pride in being a part of this wonderful city, and being able
to carry forward its legacy. With Alembic City, we intend to give back to the city
that has given so much to us for more than a hundred years.

Our plan is to plant

At Alembic City, everything we do is aimed at moving one step closer to a

future in complete harmony with nature. With that in mind, we have made
our city bicycle-friendly, creating two cycle tracks of over 2,000 metres
each, running through the east and west side of the city.
Bicycle tracks are a valuable community asset, beyond the obvious benefit of reducing
pollution. The youger workforce is already predisposed to greener and cleaner methods of
transport. In addition, cycle commuters are healthier and more productive.

We realised that India needed an alternative to the sterility of the mall and the
unorganised chaos of its high streets. We also realised that in the throng of the metros,
people stick within their social circles, restricting opportunities to grow.

So we imagined a new kind of high street. One that would bring

people together. A tree-lined street interspersed with parks that you
could stop by on the way to work, a variety of eateries where you meet
family for lunch, and spaces to engage with the arts at the end of a
work day or watch your kids skate or play sports.
A CITY OF PEOPLE
NOT CARS In the north of Alembic City
lies Banyan Park, a large grove
of banyan trees with
a jogging path winding its way
through it, until it meets our
green pedestrian connectors.

The air is so much

cleaner in this car-free
paradise. And with
commuting times
sharply reduced, you can
use all that free time to
connect with the
community around you.

Cars in cities can contribute to up to 70% of air pollution. Trees are

increasingly cleared for housing and parking. Our goal is to keep cars out
and people in.
We are dedicated to the concept of the extra hour. By building a city in which the boundaries
between work, home and play are fluid, we eliminate the daily commute. And the
stress-filled hour in traffic. With cars being incidental to, and not the centre of life in our city,
we stayed away from building basement podiums. And met the parking needs of the
community, while preserving 3,000 trees. Transport options like shuttle services, protected
cycle and pedestrian paths and green spaces flow intuitively, one into the other seamlessly.

 REUSE, RECYCLE,
RETHINK.

When we created the art district,

the canteen, and Alembic Business Park,
we retrofitted buildings that
were built in 1907 and 1965
to modern standards. By doing
this, we saved tons of concrete and
embedded energy.

Through adaptive reuse of existing

structures within the entire city,
we saved approximately
3,820 cubic metres
of concrete while constructing
Alembic City.

We imagined Alembic City as a landmark at the centre of Vadodara.

feed into major arterial roads.

Dedicated walkways, cycle tracks, reduced traffic and proximity to schools and

Maharaja Sayajirao University of Baroda is just a tranquil stroll away.
Alembic Vidyalaya, the first of the Alembic group of schools, was
established in 1951 when Vadodara faced a dearth of secondary schools
providing quality education.
Accredited by the Gujarat Secondary and Higher Secondary Education Board,
Gandhinagar, it has emerged as the preferred choice for education in Vadodara. Its students
frequently rank amongst the top 50 in the state.

With a lush green campus and a state-of-the-art child-friendly building equipped with

(BAGH), a leading 220-bed multi-speciality institution established over
five decades ago and run by the Alembic trust.
Set up in 1964 as a humble primary healthcare centre for employees and their families,
BAGH grew from strength to strength and transformed into a multi-specialty hospital
under the aegis of Alembic. It has many Vadodara firsts to its credit, including opening
the first Heart Command unit, starting first Bone Marrow Transplant Unit, and
Comprehensive Renal Transplant programme in the city. BAGH offers comprehensive
clinical services such as an active transplant programme, a round-the-clock network of
emergency services , diagnostic services, a blood bank facility and a pharmacy. Active

The relationship between architecture and health has historically received little attention
beyond the most basic health and safety mandates. But recent work has established a more
holistic awareness of the role of architecture in health. To nudge building users towards a
healthier way of living, building design needs to move to more holistic approaches that take
their cues from health-supporting human behaviours

Public spaces that create opportunities for people to connect is a significant resource of
well-being for individuals and the wider community on the campus. We have planned the
entire city around green spaces, walkways, cycle tracks, reduced traffic and proximity to
schools and amenities to motivate each resident to stay active.
HUMAN SCALE
DESIGN

The term ‘Human Scale’ means the design of physical elements that will
elicit the best response from human users. At Alembic City, everything
from green spaces to residences are designed to optimise the way the
human mind and body and mind are meant to function.
Aesthetically, the streets are designed to look good to someone standing at street level.
This means no intrusive buildings built to mammoth scale, ample space for movement and
living spaces oriented to let in maximum light, with direct views of nature, not other houses.
