FINISHES SCHEDULE AND SPECIFICATION LIST

SPECIFICATION LIST

1 SITE CLEARANCE 1.1 The stand will be cleared of grass, shrubs, rubble and existing
trees to be removed as per working drawings

2 FOUNDATIONS 2.1 All external load-bearing walls must be founded on engineer


approved footings and foundations, as per engineer’s
drawings and specifications.
2.2 Internal walls will be founded on concrete surface bed. Gundle USB Green
250 µm damp proof membrane to be used. As indicated in the
architectural and engineers drawings

3 SUPERSTRUCTURE 3.1 Conventional building methods will be used unless otherwise


instructed by engineer.
3.2 Individual units to be separated by full-height loadbearing fire
walls to engineer’s specifications.
3.3 110mm internal walls to be built with cement stock, on SABS
approved damp proof course under all walls.

3.4 220mm external walls to be built with cement stock bricks.

3.5 All openings will have pre-cast concrete lintels above.

3.6 Slabs to be laid in accordance with engineer’s detailed


drawings and specifications.

3.7 All concrete beams and columns to be in accordance with


engineer’s detailed drawings and specifications.

3.8 The units are to be constructed in accordance with the


Architectural and engineer drawings.

4 ROOF 4.1 Prefabricated SA Pine roof trusses. To manufactures detail


4.2 concrete roofing tiles with insulation under, laid at Roof at 25 degree pitch, supported on 75x50mm s/w purlins @
max. 400 ctrs fixed to SA pine trusses on 114x38mm s/w wall plates, with waterproofing- flashing & Counter flashing
where it joins with brickwork by specialists.As per architectural drawings.

4.4 75mm mineral wool roof insulation on ceiling.


4.5 125x85x0.6mm gavalnised square profiled seamless gutter, with a chromadek coated finish externally and protective
primer coating on the inside, OR SIMILAR. Colour: ‘Dove Grey’, secured directly to the eaves rafter @500mm centres,
complete with 75x50x0,6mm thick square chromadek coated ( Colour:‘Dove Grey’) dwp complying with SABS 11. As
indicated on the architectural drawings.

5 CEILING 5.1 Ground floor concrete soffit to be left in its "raw" state. First
floor ceiling: concrete soffit to be RHINOLITE, primed and
painted white.
5.2 First Floor: 6.4mm rhino board fixed to 38x38mm brandering
with "H"-strips, painted in white PVA.
5.3 75mm gypsum cornices to be painted in white PVA. FIRST
FLOOR ONLY
6 DOORS 6.1 Internal door frames to be pressed steel frames, primed &
painted two coats of enamel. As per Paint Specification.

6.2 External front door will be a 40mm solid core timber fire door
to be painted in at least 2 coats Woodocoat 30 (OR SIMILAR),
with chrome plated furniture. Class A Fire Door
6.3 All internal doors to be hollow core Masonite timber with
chrome plated furniture and suitable for painting. As per Paint
Specification list.
6.4 External sliding doors to be anozied aluminium frame, with
6mm safety glass panel.
6.5 All solid front doors are FIRE RATED. internal doors are semi-
solid-core panneled doors
6.6 All as per door schedule

7 WINDOWS & SILLS 7.1 Standard steel windows to be fitted, as per window schedule.

7.2 No burglar bars will be provided.


7.3 Internal window sill to be plastered and painted
7.4 External Brick-on-edge sill on all windows.

8 GLAZING 8.1 4mm clear 'low E' glass will be installed in all windows except
in bathroom.
Obscure glass will be installed in bathrooms as per SABS 0400
Part N Spec.
To be in line with fire regulations.
8.2 6mm Safety glass will be installed in all windows less than
300mm affl.

9 WALL FINISHES 9.1 Internal walls will have a smooth plaster finish and painted
white. As per Paint Specification list
9.2 External walls will have a texured plaster and paint. As per
Architects later spec.
9.3 300 x 300mm Ceramic wall tiling will be provided to a height of 600mm above counter in the
kitchen. Tiling at a height of 2.1m behind shower area. 2 course (300mm x 150mm) splash back
to sink and stove & 2 Course tile , spanning above the bath and basin, left over space to be
plastered and painted, as per Paint Specification List. Wall tiles to a PC
amount of R70.00m2 (VAT incl) (Material only)

10 FLOOR FINISHES 10.1 300 x 300mm non-slip ceramic floor tiles to be provided in all living areas i.e. bathrooms,
kitchen, bedroom and living room. Refer to tiling layout. Floor
tiles to a PC amount of R70.00m2 (VAT incl) (Material only)
10.2 75 x 300mm ceramic tile skirting to be provided in all living areas. Tiles to
Architects later spec. Garages to have a screed finish
10.3 All covered external walkways and escape stairs to have a non-slip powerfloat granolithic finish.
Grey pigment.

11 PAINTING 11.1 All internal plastered surfaces will be painted with undercoat
and two final of emulsion PVA coats.
11.2 All exposed metal work will be painted with one universal
undercoat and two coats of matt paint.
11.3 All external timber doors to be finished with two coats of
wood sealer
11.4 Ceiling and cornices to be painted with two coats of good
quality PVA.
12 IRONMONGERY 12.1 All internal doors will be fitted with standard 2 leaver mortise
locksets and satin chrome plated furniture, SABS approved. As
per Ironmongery Schedule
12.2 All external doors will be fitted with standard Euro profile
Cylinder locksets and satin chrome plated furniture, SABS
approved.
12.3 All external walkways and escape stairs to have mild steel
square tube balustrades with horizontal members at min.
spacing of 100mm as per SABS 0400. To be Painted as per
schedule.

12.4
Solid Steel gates to be provided for the refuse area, hollow
mild steel rect. tubes to be used for the entrance gate.

13 ELECTRICAL 13.1 two double plugs and one light point per bedroom will be
provided as per plan.
13.2 One double plug top of counter and a single plug for a fridge
will be provided in the kitchen. One double plug, TV point and
telephone point will be provided in the lounge.

13.3 The stove point with isolator/unit and distribution board with
pre-paid meter will be provided as shown on plan.
13.4 All internal light fittings to be positioned as per plan.
13.5 External light fittings will be supplied and fitted
13.6 A standard black solid four plate fitted stove with oven will be
provided.
13.7 An intercom will be fitted in each unit.

14 PLUMBING 14.1 All sanitary fittings are to be standard type vitreous china and
acrylic. Refer to sanitary schedule
14.2 All units will be provided with a 150 litre geyser with hot and
cold water reticulation. Geyser to be located under the
counter on ground & 1st floor and in the ceiling and roof void
on the 2nd floor. All plumbing to be concealed.
14.3 One outside tap with gulley, to be provided in the refuse area.

15 CURTAIN RAILS 15.1 All windows rails are to be provided with a standard "Kirsh" type double
track curtain rails screwed to the walls. Bathroom and kitchen to only
receive a single track curtain rail.

16 CUPBOARDS 16.1 Melamine kitchen cupboards colour: "Burnt Mahogony" with


white melamine shelves will be fitted together with a stainless
steel sink.

16.2
Formica kitchen counter top colour: "crushed ice" to be fitted
with cut-outs for sink, stove and pillar taps.
16.3 2.4mm high BIC cupboards with white melamine shelves and
BIC doors will be fitted without backing. Legth as per
Architectural Drawings

17 GENERAL 18.1 Standard infraset interlocking pavers on road areas, drying


yard and pedestrian walkways. Laid to a falls as per civil
engineer dwgs.
18.2 Telkom intercom system or similar will be installed at the gate,
a gate motor will be fitted as per SDP.
18.3 Refuse Area as per SDP to have gulley and tap
18.4 1000x560mm galvanised steel washing lines to be provided on the ground
floor as indicated on Architectural drawings.
