A. PROJECT TITLE AND GENERAL DESCRIPTION

B. STATEMENT OF THE PROBLEM
A young, successful businessman has decided to develop his one-hectare, C3-zoned lot located in a busy
commercial area in Cavite City into a mixed-use property containing a gas station, commercial/office
spaces, a car wash, a parking lot for his truck business, and a new, bigger residence for him and his
growing family.
1. The one hectare lot shall be divided into three main zones. The front zone shall be used
primarily for commercial functions and shall contain the gas station, the commercial
building, and the small carwash business. The middle zone shall be used for light industrial
functions and shall serve as a parking lot for the owner’s truck business. The rear zone of
the lot shall be used for the owner’s residence. Each zone is separated from one another by
concrete fences 1800m high.
2. There shall be a 9-meter wide private internal road on the east side of the property,
starting at the frontage/ national highway and reaching the residential area at the rear. This
private road shall provide vehicular access to both the truck parking lot in the middle and
the residence at the rear, shall have a 1.20m wide sidewalk on its west side only (curb only
on the east side)
3. The depth of the front commercial zone shall be equal to 40% of the lot depth. The depth of
middle truck parking zone shall be equal to 30% of the lot depth. The depth of the rear
residential zone shall also be equal to 30% of the lot depth.
4. The front commercial zone shall be further subdivided into three main areas.
a. The front area of this commercial zone shall be 24-meters deep and will be occupied by
a gas station containing 6 pumps.
b. The middle area of this commercial zone will be 18-meters deep and will be used for a
covered car wash facility that can serve 4 cars at a time, as well as small, one-storey
structure housing a small convenience store and separate toilets for men and women.
c. The rear portion of this commercial zone, which has an area of approximately
1,550 sqm will have a two storey commercial building. Each storey has an area
measuring 28 meters x 12 meters. The primary access to the commercial building will be
from the private internal road (9 meters wide). The building will be located close to the
private road for easy access and to leave sufficient space behind for possible future
expansion. Parking for at least 10 cars will also be provided for the users of the
commercial building.
5. The middle zone will be used as a parking for lot of trucks. A small outhouse will be
provided for four office staff. Sleeping quarters with a toilet will also be provided, and
should be able to accommodate two persons.

6. The rear zone will be for the owner’s two-storey residence. The residence shall have a
200 sqm footprint but a total gross floor area 560 sqm. The owner has agreed to provide a
200 sqm paved, open-air playground for his children, as well as a small gazebo measuring
6 meters x 6 meters. The owner has requested sufficient buffer between the residence and
the adjacent truck parking in the middle zone.
C. PROJECT SITE FEATURES:
1. The site is a one-hectare inside lot with a frontage of 50 meters. There is 18-meter national highway
located along the south side of the property. This national highway has no sidewalks.
2. The site slopes 2% towards the road in front, and is zoned as a C-3 lot by the government.
3. The adjacent property on the west is a multi-storey parking building with commercial spaces on the
first two levels. Towards the east is a big construction supplies store. The neighboring lot at the rear
is an empty lot.
D. DESIGN OBJECTIVES:
1. To maximize the returns from the commercial and income-generating components of the mixed-use
development.
2. To minimize construction and operating cost especially of the income-generating components of the
mixed-use development.
