Remarks (If any) –
1. The subject property is a vacant row house comprising a Ground floor+ mumty-Tin shed constructed on a plot area
measuring 644 sq ft, which is the same as the agreement to sale area, and hence the same is considered for valuation.
2. The actual built-up area is 625 sq ft, which is beyond the permissible area of 483 as per UP building bye laws for the
purpose of this valuation, and the deviation was found to be 29.39%. Since it is a house purchase case, we considered
the actual built-up area for valuation.
3. As per the Uttar Pradesh Building Bye-laws, the maximum permissible FAR is 200% of the plot area, i.e., equivalent
to 1288 sq ft, and the maximum ground coverage is 75% of the plot area, i.e., equivalent to 483 sq ft, for the entire plot
area of 644 sq ft.
4. Approx. 65% to 70% of the subject locality is occupied within a Distance of 500 metres.
5. It is a corner plot with a 15-foot-wide mud road abutting to the west and an 18-foot-wide mud road abutting to the
south.
6. The subject property lies in Nagar Nigam. All the basic civil amenities are available nearby within a distance of 2–3
kilometres.
7. Plot/ House/ Khasra number are not mention at site. Property identification is done with the help of the contact person
and local enquiry. The subject is vacant.
8. The marketability of the subject property is average.
9. The nature of the subject, as per the document, is residential.
10. A soft copy of the agreement to sale and sale deed is provided for reference.
