Introduction

The Case
The Emporium Mall, located in Johar Town, Lahore, was targeted to be Lahore’s first multi-use large
retain center, planned to cover an area of 59,600 square yards, with a total built up area exceeding 2.7
million square feet. Nishat Hotels and Properties Ltd., a subsidiary of Nishat Group, owns this structure.
The total budget allocated to this project was PKR 20 billion and was set to be completed by end of 2016,
with the project starting on 1st November 2013.

The Project

The project was segregated into five stages, with completion of each stage acting as a milestone.
The five stages are as follows

 Completion of Pre-construction activities


 Completion of Foundation
 Completion of Building structure
 Completion of Interiors
 Completion of Exteriors

These five stages are further classified into sub-stages and the number of days required for
completion of each sub-stage is shown in Exhibit 1. The project would end once all five
milestones were reached. A standard calendar was used for the planning of this project, which
included all national holidays over the project’s lifetime. The typical working day reflected an 8
hour working day for six out of the seven days of the week. The project was to be completed
within 975 days.

In terms of the resources for this project, there were twelve primary service providers, namely

Assignment Tasks
The workweek is a full 7-day. The work shifts on Sundays are form 9am to 1pm. While the
remaining six days have 8 hour working shifts from 8am until 5pm. The currency was set of
PKR and all the contractors were placed into the resource allocation sheet.
Assumptions: Depending on the resource type we’ve assigned them work, material and
cost. The architect, builder and other manual labor workers are assigned work type. The
client covers the cost hence they are the cost type, while the Bills of quantity serve as
providers of material e.g. accumulation of machines etc. hence they are the material type.

Taking into account the activities, sub-activities, the number of days allocated to each,
the dependencies and the resource allocation, the following WBS was structured.
Ensuring that there is no lack of communication and that their feedback is always
involved in the work, the client was kept in every stage of the project. Therefore, the
resources mentioned below will be exclusive of the client.
1.1. Pre-Construction (Exhibit 2)
Emporium Mall was placed as the task at the very top of the sheet, followed by the first
indent task i.e. pre-construction, under which all tasks associated were further indented.

1.1.1. Sight survey: Lasted for 10 days. The resources allocated to the sight survey
were the following

1.1.2. Discussing and Planning: Followed by the sight survey, 5 days were allotted
for discussion and planning, to the same resources, before the construction
would begin.

1.1.3. Ground Leveling: After the discussing and planning, ground leveling was to
take place for 20 days. This task was allocated to

1.1.4. Architectural & Layout Design: Assuming that there is no dependency


between the layout deigning and ground leveling, the architectural and layout
design of the building would commence after sight inspection and would last
50 days. This designing takes 50 days and is allocated to

1.1.5. Draw Blueprints: Once the layout designing was complete, 15 days were
assigned to finalize the blueprints, allocated to

Completion of Pre-Construction: Once the above mentioned sub-stages were complete, the
first stage i.e. pre-construction would end after a total of 75 days.

1.2. Foundation (Exhibit 3)


After the completion of pre-construction, the second stage was Foundation. This stage
consisted of excavation and laying the foundation

1.2.1. Excavation: Before excavation, there was a 5 day lag due to gathering
machines and labor for the construction. Once the machines and labor were
gathering, excavation was allocated 75 days. The resources given this task
was

1.2.2. Laying Foundation: Before laying the foundation, there is a 15 day lag
where the dug area is left to let moisture in the soil dry up. Once done, laying
foundation takes 60 days, done by

Completion of Foundation: Once the above mentioned sub-stages are complete, the second
stage i.e. Foundation would end after a total of 170 days, including the 20 days it takes for the
concrete to harden.

1.3. Building Structure (Exhibit 4)


Once the foundations are complete, the building structure is initiated

1.3.1. Build Walls and Pillars: Once the foundation is laid, there is a 20 day lag for
the concrete in the foundation to harden up to the required strength. After this,
the next 180 days are spent building the wall and pillars of the structure. This
task is allocated to

1.3.2. Shuttering: The shuttering process is the next step after the walls and pillars
are built. Following another 20 day lag due to the concrete hardening, the
shuttering process commences and takes a total of 30 days.

1.3.3. Build Roof: Once shuttering is complete, there is a lag of 2 days, allocated to
the accumulation of all construction materials and machinery. This allocation

is required for the building of the roof. This is length process as this involves
the construction of different falls within that mall. This process takes 200
days.

After the roof is built, both water sanitation systems as well as the wiring and
electrical work is commenced simultaneously

1.3.4. Water and Sanitation: Once the floors and the roof are built, there is a lag
time of 30 days, allowed for the setting of the roof. Following this, the water
and sanitation systems are installed. This takes 15 days. The water and
sanitation work is allotted to

1.3.5. Wiring and Electric Work: The wiring and electric work is also started after
the 30 day lag for the setting of the roof. This task takes 45 days and is
allocated to

1.3.6. Plaster Walls and Roof: Once the water & sanitation and wiring & electrical
work is complete, there is a 10 day lag where the installed systems are tested
rigorously. Once done, the plaster is applied on the walls and the roof. This
process takes 60 days and is allotted to

Completion of Building Structure: Once the above mentioned sub-stages are completed, the
building structure is ready. This, in total, takes 592 days.
Once the building structure is set, the interior and exterior work of the building commence
simultaneously.

1.4. Interiors (Exhibit 5)


Following the completion of the building, the interior work begins

1.4.1. Tiling: There is a 15 day lag as the waiting period for the plaster to dry up.
Once done, the first step of the interior work is tiling. This takes 30 days and
is done by

The plaster between the tiles is allowed to set for 5 days, after which most of the
interior work; lighting and signs, installation of escalators, lifts, A/C units, fire alarms
and security cameras, is conducted at the same time

1.4.2. Lighting and Signs: Following the 5 day lag for the plaster between tiles to
dry up, the lighting and signs are set up within the building. This takes 15
days and is done by

1.4.2.1. Installation of Escalators and Lifts: Alongside the lighting,


escalators and lifts are installed. This takes 12 days and is assigned to
- Interior Designer AHR Global and AHR Ali Naqvi Architects

1.4.2.2. Installation of A/C units: This takes 14 days and is done by


- Mechanical & Electrical Engineer Fahim Nanji and DeSouza Pvt. Ltd

1.4.2.3. Installation of Security Cameras: This takes 7 days and is


allotted to
- Security Consultants WSP Middle East

1.4.2.4. Installation of Fire Alarms: This takes 6 days and is handled by


- Mechanical & Electrical Engineer Fahim Nanji and DeSouza Pvt. Ltd

1.4.3. Painting Walls and Roof: After the lights are set up, there is a 3 day lag,
after which the painting of walls and the roof start. This will take
approximately 30 days. This is allocated to
- Interior Designer AHR Global and AHR Ali Naqvi Architects

1.4.4. Interior Decoration: There is a 25 day lag, during which the paint is allowed
to dry and the installed equipment is tested. After this the interior decoration
takes place, taking 25 days and is done by
- Interior Designer AHR Global and AHR Ali Naqvi Architects

Completion of Interiors: With the completion of interior decoration, the overall interior stage of
the project is complete, taking a total of 133 days.

1.5. Exteriors (Exhibit 6)

1.5.1. Roads and Walkways: The road and walkways are the first sub-stage of the
exterior part of the project. This takes 20 days to complete and is allotted to

1.5.2. External Paint and Decoration: This process starts simultaneously with roads
and walkways. This takes 45 days to complete and is done by

1.5.3. Parking: There is a lag of 5 days, allowing the concrete on the roads and
walkways to set. Once done, the work on parking is initiated, taking 25 days,
and is carried out by

1.5.4. Gates and Barriers: Once the parking is complete, the gates and barriers are
set up. This takes 15 days. These are handled by
- Security Consultants WSP Middle East
1.5.5. Name Board and Advertisements: The pain is allowed to dry, resulting in a
lag time of 5 days, after which the name boards and advertisements are placed,
taking 15 days to complete and done by
- Signage and Wayfinding design consultancy DezignTechnic Dubai

Completion of Exteriors: Once the above mentioned sub-stages are completed, the exterior part
of the project also ends, taking a total of 65 days to complete.

Towards the end of the project, it took 975 days to construct the Emporium Mall from scratch.
Hence, 975 days were exactly enough to get done with the project. Exhibit 7 is a
diagrammatic representation of the WBS of this project. Exhibit 8 shows the resource allocation
for each of the sub-stages.

Assumptions: Predecessors are the ones those have to be finished 1 st before they successor
task can run. Some tasks started simultaneously with other tasks hence a Start-to-Start
Predecessor was put up with it i.e. task 32 and 35. Some tasks started after a lag when
others were finished hence they were gives a finish to start predecessor in addition to the
lag i.e. for tasks e.g. task 33 and 36.
