TYPES / KINDS
OF COMMERCIAL
MALL DESIGN
5 TYPES OF MALL DESIGN:

REGIONAL MALL
SUPER REGIONAL
VERTICAL MALL
STRIP MALLS
DEAD MALLS

REGIONAL MALL
A regional mall is a retail center that
provides a wide range of general items
(including clothing) and services. A
typical regional mall is normally
enclosed, with the stores oriented
inward and linked by a shared corridor,
while parking surrounds the outside
border.

TRI NOMA, ARCA SOUTH

SUPER REGIONAL
Is typically an enclosed mall with three
or more anchors that provide visitors
with mass retailers, greater variety, and
a deeper selection of items. The majority
of regional malls are multilevel and serve
as the primary retail destinations for the
region in which they are located. In
terms of size and retail range, it is a
shopping center that is an extension of
regional malls.
TRI NOMA, QUEZON CITY

VERTICAL MALL
The vertical mall concept arose as a
result of the complications of densely
populated cities/nations where
property prices were so high that
current businesses found it difficult
to think of any form of horizontal
expansion to handle increasing
crowds to their retail shops.

EL HELICIODE, VENEZUELA
STRIP MALLS
A strip mall (also known as a shopping
plaza, shopping center, or mini-mall) is an
open-air shopping mall with a row of
stores and a sidewalk in front. Strip malls
are often built as a single unit with
extensive parking areas in front.

In the real estate development market,

they are sometimes referred to as power
centers since they attract and cater to
residents from a larger demographic

region.
DEAD MALLS
Dead malls are malls that were
formerly operational like any other
mall, but have since become
unpopular and have very little or no
footfall. As a result, despite all of the
services and retail outlets, clients
do not visit these stores.

ENVIRONMENTAL/SUSTAINABLE
& DESIGN CONSIDERATIONS
1. LIFE CYCLE ASSESSMENT (LCA): CONDUCT A LIFE CYCLE ASSESSMENT TO EVALUATE THE ENVIRONMENTAL
IMPACTS OF A DESIGN FROM ITS CREATION, USE, AND EVENTUAL DISPOSAL. THIS HELPS IDENTIFY AREAS
WHERE IMPROVEMENTS CAN BE MADE TO REDUCE ENVIRONMENTAL BURDENS.
2. MATERIAL SELECTION: CHOOSE MATERIALS WITH LOWER ENVIRONMENTAL IMPACTS, SUCH AS THOSE WITH
RECYCLED CONTENT, RENEWABLE RESOURCES, OR MATERIALS THAT CAN BE EASILY RECYCLED OR BIODEGRADED.
AVOID MATERIALS THAT ARE KNOWN TO BE TOXIC OR NON-RECYCLABLE.
3. ENERGY EFFICIENCY: DESIGN FOR ENERGY EFFICIENCY BY CONSIDERING FACTORS LIKE PASSIVE SOLAR
DESIGN, NATURAL VENTILATION, AND INSULATION. INCORPORATE ENERGY-EFFICIENT APPLIANCES AND
TECHNOLOGIES TO REDUCE ENERGY CONSUMPTION OVER THE LIFECYCLE OF THE DESIGN.
4. RENEWABLE ENERGY: INTEGRATE RENEWABLE ENERGY SOURCES, SUCH AS SOLAR PANELS, WIND TURBINES, OR
HYDROELECTRIC SYSTEMS, TO POWER YOUR DESIGN AND REDUCE RELIANCE ON NON-RENEWABLE FOSSIL FUELS.
5. WATER EFFICIENCY: IMPLEMENT WATER-SAVING MEASURES, LIKE LOW-FLOW FIXTURES, RAINWATER HARVESTING
SYSTEMS, AND DROUGHT-RESISTANT LANDSCAPING, TO CONSERVE WATER RESOURCES.
6. WASTE REDUCTION: DESIGN WITH THE AIM OF REDUCING WASTE GENERATION. THIS CAN INVOLVE CREATING
PRODUCTS THAT HAVE A LONGER LIFESPAN, ARE EASY TO REPAIR, OR CAN BE DISASSEMBLED FOR RECYCLING.
7. ADAPTABILITY AND FLEXIBILITY: DESIGN SPACES AND PRODUCTS THAT CAN BE EASILY ADAPTED FOR
CHANGING NEEDS. THIS REDUCES THE NEED FOR COMPLETE REPLACEMENTS AND RENOVATIONS, EXTENDING THE
LIFE OF THE DESIGN.
8. TRANSPORTATION AND ACCESSIBILITY: CONSIDER THE ACCESSIBILITY OF YOUR DESIGN BY PROMOTING
WALKING, CYCLING, AND PUBLIC TRANSPORTATION. LOCATE DESIGNS IN AREAS THAT REDUCE THE NEED FOR
EXTENSIVE COMMUTING...
APPLICABLE LAWS IN DESIGNING
A MALL IN THE PHILIPPINES
1. NATIONAL BUILDING CODE OF THE PHILIPPINES (NBCP): THE NBCP PROVIDES GUIDELINES FOR BUILDING
DESIGN, CONSTRUCTION, AND OCCUPANCY. IT INCLUDES REQUIREMENTS FOR STRUCTURAL INTEGRITY,
FIRE SAFETY, ACCESSIBILITY, ZONING, AND OTHER ASPECTS OF BUILDING DESIGN AND CONSTRUCTION.
2. FIRE CODE OF THE PHILIPPINES: THIS CODE FOCUSES ON FIRE SAFETY MEASURES AND REQUIREMENTS FOR
BUILDINGS. IT MANDATES THE INCLUSION OF FIRE EXITS, FIRE ALARM SYSTEMS, FIRE SPRINKLERS, AND
OTHER FIRE PROTECTION MEASURES.
3. ACCESSIBILITY LAW (BP 344, OR THE "ACCESSIBILITY LAW OF 1983"): THIS LAW ENSURES THAT PUBLIC
SPACES, INCLUDING MALLS, ARE ACCESSIBLE TO PERSONS WITH DISABILITIES. IT OUTLINES DESIGN
STANDARDS FOR RAMPS, ELEVATORS, SIGNAGE, AND OTHER FEATURES THAT MAKE THE MALL USABLE BY
INDIVIDUALS WITH DISABILITIES.
4. ENVIRONMENTAL LAWS: THERE ARE VARIOUS ENVIRONMENTAL LAWS AND REGULATIONS THAT MIGHT
APPLY DEPENDING ON THE LOCATION OF THE MALL AND ITS IMPACT ON THE SURROUNDING ENVIRONMENT.
THESE LAWS COULD INCLUDE THE ENVIRONMENTAL IMPACT ASSESSMENT (EIA) REQUIREMENTS AND
WASTE MANAGEMENT REGULATIONS.
5. LOCAL ZONING AND LAND USE REGULATIONS: LOCAL GOVERNMENT UNITS (LGUS) HAVE THEIR OWN
ZONING AND LAND USE REGULATIONS THAT DICTATE THE ALLOWABLE LAND USES IN SPECIFIC AREAS.
THESE REGULATIONS AFFECT THE DESIGN AND PURPOSE OF THE MALL.
6. BUSINESS PERMITS AND LICENSING: MALLS ARE COMMERCIAL ESTABLISHMENTS, SO YOU'LL NEED TO
OBTAIN THE NECESSARY BUSINESS PERMITS AND LICENSES FROM THE LGU WHERE THE MALL IS LOCATED.
1. LABOR LAWS: WHEN CONSTRUCTING AND OPERATING A MALL, YOU'LL NEED TO ADHERE
TO LABOR LAWS THAT REGULATE EMPLOYMENT CONDITIONS, WAGES, BENEFITS, AND
SAFETY OF WORKERS.
2. CONSUMER PROTECTION LAWS: IF THE MALL INVOLVES RETAIL OPERATIONS,
CONSUMER PROTECTION LAWS COME INTO PLAY. THESE LAWS SAFEGUARD CONSUMER
RIGHTS AND REGULATE ASPECTS LIKE PRICING, PRODUCT QUALITY, AND WARRANTIES.
3. INTELLECTUAL PROPERTY LAWS: IF YOU'RE INCORPORATING COPYRIGHTED DESIGNS OR
TRADEMARKS INTO THE MALL'S ARCHITECTURE, YOU NEED TO RESPECT INTELLECTUAL
PROPERTY LAWS.
4. CONTRACTUAL AND PROPERTY LAWS: LEGAL AGREEMENTS WITH CONTRACTORS,
SUPPLIERS, AND OTHER PARTIES INVOLVED IN THE MALL'S CONSTRUCTION AND
OPERATION SHOULD BE IN ACCORDANCE WITH CONTRACT AND PROPERTY LAWS.
5. HERITAGE AND CULTURAL PRESERVATION LAWS: IF THE MALL IS LOCATED IN AN AREA
WITH HISTORICAL OR CULTURAL SIGNIFICANCE, HERITAGE PRESERVATION LAWS MIGHT
APPLY, AND YOU MAY NEED TO CONSIDER THESE ASPECTS IN YOUR DESIGN.
