EXTRA-JUDICIAL SETTLEMENT OF ESTATE - Gideon
JEAN VILLANUEVA ZUBIRI, of legal age, Married, Filipino citizen, and with
resident of San Fernando City, La Union, Philippines;
WITNESSSETH THAT:
The above-named parties, all of legal age, are the legitimate children and sole
heirs of the late FILOTEO VILLANUEVA AND JOSEFA VILLANUEVA, who died
intestate on July 29, 1999 and November 27, 2009 both at Cervantes,Ilocos Sur
Philippines. A copy of their Certificate of Death are attached herein as Annex “A” and
“B”;
To the best knowledge and information of the parties hereto, the said
deceased left no debts;
The parties being all of legal age and with full civil capacity to contract, hereby,
by these presents agree to adjudicate, as they hereby adjudicate among themselves
the above-described property pro indiviso.
That for and consideration of the sum of ONE MILLION PESES (Php1, 000,
000.00) PESOS, Philippine Currency, receipt of which is hereto acknowledged and
confessed from the VENDEE, we, LORENZO U. VILLANUEVA, of legal age, married
to Elnora M. VILLANUEVA, Filipino citizen, and with resident of Blk. 5 Lot 10,
Bonifacio Street, New Capitol Estate 1 Commonwealth, Quezon City, Philippines;
JEAN VILLANUEVA ZUBIRI, of legal age, Married, Filipino citizen, and with resident
of San Fernando City, La Union, Philippines; EDWARD U. VILLANUEVA, of legal
age, widow of MA, LIBRADA A. VILLANUEVA (deceased) Filipino citizen, and
with residence of Blk 29 Lot 15, Diego Silang Street, New Capitol Estate 1
Commonwealth, Quezon City, Philippines; MARLON H. VILLANUEVA, of legal age,
Filipino citizen, and with residence of ,108 E. Rodriguez Ave. Brgy. Tandang, Kutyo
Tanay, Rizal, Philippines; RONALD AUGUST VILLANUEVA , of legal age, American
citizen, and a resident of 4121 Sw 9th Place Cape Florida 33914. USA; hereby SELL,
TRANSFER AND CONVEY all our claims, interests, and participation in the above
described properties in favor of JOEY T. BAGAYAO, married to DONNA I.
BAGAYAO, of legal age, Filipino Citizen, and a residents of
_____________________________their assigns and successors-in-interest,
PORTION of the above-described property consisting of ONE THOUSAND (1,000)
Square meters free from any liens and encumbrances of whatever nature.
The provisions of Art 1623 of the New Civil Code and other pertinent laws
have been complied with.
