DEED OF EXTRA-JUDICIAL SETTLEMENT

WITH SIMULTANEOUS SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF EXTRA-JUDICIAL SETTLEMENT WITH SIMULTANEOUS SALE, made and


entered into by and among:

GILDA J. LEAL, of legal age, Filipino, widow, and a resident of Calao West, Santiago
City;

HAROLD CHRISTIAN J. LEAL, of legal age, Filipino, married, and a resident of


Parañaque City;

JOSE CARLO J. LEAL, of legal age, Filipino, single, and a resident of Grace Ville, San
Jose Del monte, Bulacan; and

HERSHEY LADY J. LEAL, of legal age, Filipino, single, and a resident of Marikina City;

W I T N E S S E T H:

WHEREAS, the parties hereto are the surviving heirs of the late QUINTIN M. LEAL, Jr.,
who died on August 6, 2021, in Santiago City;

WHEREAS, also at the time of his death, the decedent left a certain parcel of land
described as follows, to wit:

“A PARCEL OF LAND (Lot 4, Block 8, of the subd. plan Psd-023135-046411, being a


portion of Lot 8481-M, LRC Psd-18302. Situated in the Barrio of Rosario, Municipality of Santiago,
Province of Isabela, Island of Luzon. Containing an area of NINETY FOUR (94.50) SQUARE METERS
POINT FIFTY SQUARE DECIMETERS, more or less covered by TCT No. T-245757 of the Registry of
Deeds for the Province of Isabela.”

WHEREAS, it is to the best interest of the parties that the above-described properties
be adjudicated extra-judicially pursuant to Rule 74 of the Rules of Court;

NOW, THEREFORE, for and in consideration of the foregoing premises, and pursuant
to Rule 74 of the Rules of Court, the parties hereto hereby adjudicate unto among
themselves the above-mentioned properties.

STIPULATION OF SALE

That the heirs, herein, for and in consideration of the sum of THREE HUNDRED
THOUSAND PESOS (Php300,000.00) Philippine Currency, in hand paid to them to their full
satisfaction by WALTER L. CARANDANG, of legal age, Filipino, married to Cherry B.
Carandang, and a resident of Victory Norte, Santiago City, receipt thereof is hereby
acknowledged, hereby SELL, TRANSFER, and CONVEY by way of absolute and unconditional
sale, unto said WALTER L. CARANDANG, his heirs, assigns and successors–in-interest the
above-described property, free from liens and encumbrances.

IN WITNESS WHEREOF, the parties hereto have hereunto set their hands this
