resident of Tabuyoc, Apalit, Pampanga, Central Luzon, hereby freely and voluntary manifest that I am the
registered owner of a parcel of land situated at Municipal of Apalit, Prov. of Pampanga and more particularly
described as follows:

Philippine Currency, paid in full to my satisfaction, receipt of which I hereby acknowledged and confessed
from SERGIO R. ESGUERRA, Filipino, of legal age, single and a resident of No.2384 Banaba St.United Hills
Vill. Paranaque City NCR, hence, I hereby sell, transfer and convey and by these presents do hereby, SELL,
TRANSFER and CONVEY, by way of absolute sale, the afore described parcel of land, unto and in favor of
said SERGIO R. ESGUERRA, his heirs, successors and assigns, free from all liens and encumbrances.

That I warrant the peaceful possession and ownership of the herein vendee over the said parcel of land
said unto him and will defend his rights against all just claims.
