MORTGAGE OF REGISTERED LAND

KNOW ALL MEN BY THESE PRESENTS:

We, Spouses RENATO BENESA and LUZVIMINDA RAÑESES, of legal

age, presently residing at Barangay Calaocan, Bambang, Nueva Vizcaya,
hereinafter called the MORTGAGOR for and in consideration of the sum of
TWO HUNDRED THOUSAND PESOS (Php200,000.00), Philippine Currency to
me in hand and actually delivered by ROMMUEL D. BOTE, likewise of legal
age, and resident of Barangay Calaocan, Bambang, Nueva Vizcaya, herein
after called the MORTGAGEE, do hereby convey by way of MORTGAGE the
land situated at Barangay Homestead, Bambang, Nueva Vizcaya under the
following terms and conditions to wit;

1. That this mortgage shall cover the whole area SIX HUNDRED FIFTY
ONE SQUARE METERS (651sq.mts.) more or less covered by Transfer
Certificate Title No. T-141921 of the Registry of Deeds of Nueva
Vizcaya.

2. That immediately upon the execution of this mortgage, the Mortgagor

shall surrender the original copy of the title;

3. That the Mortgagor promised to pay 5% interest of the principal

amount every 20th day of the month until such amount will be fully
paid;

4. That the parties herein bind themselves faithfully with following terms and
conditions.

IN WITNESS HEREOF, we have hereunto set our hands this 22nd day of
February 2022 at Barangay Calaocan, Bambang, Nueva Vizcaya.
