: WITNESSETH AS FOLLOWS :

The party No.1 has given the premises with the following conditions to party No.2 on monthly Property
Lease basis for their Family use for a period of 11 months. Which may extend for further period if
desired by party No. 2 and no. 1 mutually decided as per conditions laid. The further period shall be
extended for further period, if party no. 1 is satisfied with the terms & conditions neatly followed and
honored by party no. 2.

Property Add :: 2nd Floor, Nisarg Corner Apartment No 2, Shashtri Nagar, Akola. .
Property Amenities :: Modular Kitchen, Lights-04, Fans-04, 24hrs Water Facility & 2w Parking.

Ownership :
1) The Party No.1 is the absolute owner of the above described property.
2) The party No.2 shall not sub let the premises nor will be allow any particular person to
exclusively run the profession mode or manner which may effect in right of both the parties.

Period :
1) The premises described as above allotted to party No. 2 by party No. 1, specifically for the
period of 11 months and the agreement commencing from
1st Sep 2023 to 31st July 2024.
2) If further extended of contract after expiry of 11 months of agreement period as per both party
mutual consent.
3) After 11 Months there shall be 10% increase in monthly Lease Amount for further balance
period, agreement as decided and fixed.

Fees & Deposit :


1) The party No 2 shall pay monthly Property License and Amenities & Maintained Charge of
Rs. 13,700/- (Rupees Thirteen Thousand Seven Hundred Only) to party No.1 in advance or on
1st of every month.
2) The party No.2 has to paid the security deposit amount of Rs. 27,400/- (Rupees Twenty
Seven Thousand Four Hundred Only) to Party No 1 at the time of agreement without interest.

Charges :
1) Electric Bill will be paid by Party No - 2.

2) Akola Municipal Corporation Tax of Property & Property Maintenance Charge will be paid by
Party No – 1.
3) The party No.2 shall pay the electric consumption charges separately as per the MSEB CO.
LTD bills every month and copy of paid bill shall be provided to party no. 1. And it is
responsibility of Party No.1 that they have to clear all pending bills of the particular Electric
Meter till the commencing of these Agreement Period.

Notice Period :
1) Both Parties shall have the right to give one month notice period to terminate this Lease
agreement.
2) Notice will accepted only in written formant.

Lock In Period :
1) Minimum 6 Months is Lock in Period for Flat.
2) Breaching party have to pay Brokerage Fee to another party as a reimbursement of loss.

Arbitrator :
1) PHG (Property HelplineGuru) is arbitrator appointed & agreed by both the parties.
2) In case of any dispute during this agreement period parties shall be referred to arbitrator
before going for legal action.
3) After 11 month renewal contact each party have to pay Rs 999 renewal fee to arbitrator.

IMP Points :
1) Party No.2 cannot make any structural changes, without permission of Party No.1.

2) Property Inside & Outside cleanliness and all waste management done by Party No.2.

3) Party No 2 have to handover Party No 1 in same condition Property – Flat & Amenities which
have taken at the time of property possession date.

4) The extend of breaching of any condition by party No.2 shall have the right to revoke the
agreement and claim back the possession from given to party No.1

5) The tenant shall not cause any nuisance or annoyance to the people in the neighborhood or
store any hazardous goods in the said premises or near it.

6) The tenant shall not be deemed to be in the exclusive possession of the said premises and
owner will have right to enter upon the said premises at any time during to inspect the said
premises.

7) If any dispute happened, Both party can only appear for Respective Akola Jurisdiction Court
Only.

8) It is responsibility of party No.2 to handover the above said premises to the party no. 1 only
after receiving of Security Deposit Amount. And if requires to renew the agreement, then the
party no.2 intimates its intention in writing to renew at least one month before expiry of this
agreement.

In witness thereof, the parties have put their signature on the deed at Akola.
