Subject: 4th RENEWAL OF CONTRACT OF SUB-LEASE

Dear Ms. Flores:

Reference is made to the Contract of Sub-Lease dated 11 July 2019, involving the
sublease of a specific portion of our leased premises located at Barangay. Pitogo,
Consolacion, Cebu for the purpose of operating or managing a bakeshop. Said contract is
for a period of two (2) years and was subsequently extended on 31 May 2021 and is
expiring on 30 May 2023.

Pursuant to Paragraph 2 (Term of Sublease) and upon our mutual agreement, the Contract
of Sublease is hereby renewed for a period of two (2) years, beginning on 01 June 2023
and ending on 31 May 2025.

The basic monthly rent for the renewed period is Pesos: Nine Thousand Three Hundred
Two and 58/100 (PhP 9,302.58) for the first year and shall be subject to an escalation rate
of 10% on the second year.

For the purpose of maintaining the security deposit, which is an equivalent to two (2)
months basic rent or the sum of Pesos: Eighteen Thousand Six Hundred Five and 15/100
(Php 18,605.15), shall be paid to Seaoil for this renewal/extension.

All the other terms and conditions under the original Contract of Sub-Lease 11 July 2019,
including its renewal, amendment and addendum, not inconsistent with this Renewal
shall remain valid and continue to be in full force and effect.
