9/11/23 PROPERTY MANAGER’S REPORT

HURRICANE LEE- This major hurricane, which is headed toward the U.S.
east coast, is very unlikely to directly impact Century Village. But this is an
opportunity for us all to prepare for the rest of this year’s peak storm
season. Now is a good time for all CV Association Directors to take a walk
around their properties, secure loose items, trim palms and shrubs, and
generally “batten down the hatches”. This prep work will reduce potential
storm damage and make after-storm clean up.

HOMELESS ENCAMPMENTS, VACANT LOT, 6255 OKEECHOBEE


BOULEVARD- Last week, acting on a report from a CV unit owner, I
discovered a number of homeless persons that were encamped on the
vacant parcel at Okeechobee Boulevard, adjacent to the La Quinta Hotel
and the Windsor Section of Century Village. I sent a report to PBSO, who
will ask the campers to leave that property, and will also assist them with
accessing social services and temporary housing. The owner of the
property was also informed.

TRESPASS INCIDENT, PROPERTY DAMAGE- On 9/4, a non CV-resident


escaped from a local mental health facility in a car. PBSO Deputies
pursued this person down Okeechobee Boulevard, until she made a right
turn into CV, smashed through a gate arm, made another sharp right turn
into Wellington, then got out of the stolen car and jumped into South Canal.
The Deputies fished her out of the canal, and took her to jaiI. I filed a
criminal complaint with PBSO, and we will seek restitution for the damage.

GATOR CAPTURED- On 9/10, a large gator was captured by trappers and


removed from Century Village.

JANITORIAL- On 9/9 ad 9/10, Glow Cleaning Plus performed deep


exterior and interior cleaning at both guardhouses. Exterior areas were
pressure cleaned, and all interior surfaces were sanitized.
FIRE SAFETY INSPECTIONS- Last week, PBC Fire Inspectors began,
well, inspecting all CV residential properties. These inspections include fire
extinguishers, emergency EXIT lights, walkways, staircases, laundry
rooms, storage rooms, and elevators. CV Property Managers have been
notified of these inspections, but CV Association Directors might also want
to take a walk around their buildings, and check for conditions that would
result in a Notice Of Violation from the Fire Department. Here are some
examples of what to look for:

- Fire extinguishers: annual inspection tag, storage box.


- Emergency EXIT signs: not cracked, light up when tested.
- Walkways: keep clear; no chairs, bicycles, garden gnomes.
- Stairways: keep clear; no loose handrails.
- Under stairways: no bicycles, shopping carts, grills.
- Electrical rooms: keep clear, no storage.
- Propane or any other combustible fuels: no storage in or near
the building.

LIGHTNING STRIKE, HAVERHILL ROAD GUARDHOUSE- On the


evening of 9/9, the guardhouse at our Haverhill Road entrance was struck
by lightning, causing temporary outages to our guest call-in and telephone
service. These services were restored, but there appears to be permanent
damage to two electronic components: a barcode reader and a pedestrian
entrance doorbell/intercom. These components will be repaired or replaced
this week.

FROM TIME TO TIME. PBSO WILL CLEAR THE ENCAMPMENTS, AND
HELP DIRECT THE CAMPERS TO SOCIAL SERVICES.

FIRE DEPARTMENT INSPECTIONS- CHECK YOUR OUTDOOR FIRE
EXTINGUISHERS, MAKE SURE INSPECTION TAGS ARE CURRENT,
STORAGE CABINETS ARE SOUND.
OUTDOOR EXIT SIGNS- THIS ONE IS A FAIL. IT DOES NOT LIGHT UP
WHEN TESTED, AND THE PLASTIC LETTERS HAVE FADED FROM
THEIR ORIGINAL RED COLOR.
EXTERIOR STAIRWAY AND WALKWAY LIGHTS- ANOTHER FAIL.
FIXTURES HANGING FROM THE CEILING AND LIGHT BULBS
REMOVED.
STAIRWAY RAILINGS- IF THE INSPECTOR SEES DETERIORATED
BALUSTERS OR FEELS LOOSE HANDRAILS, THAT’S A FAIL.
STAIRCASES AND WALKWAYS MUST BE CLEAR OF CHAIRS, ETC.
THE SPACES UNDER THE STAIRCASES CANNOT BE USED TO
STORE BICYCLES, WHEELCHAIRS, GRILLS, ETC.
HAVERHILL ROAD ENTRANCE- THIS BARCODE READER WAS FRIED
BY A LIGHTNING STRIKE.
HAVERHILL ROAD ENTRANCE- WE WILL GET THE RESIDENT’S
LANE BACK OPEN AS SOON AS POSSIBLE.
WELLINGTON SECTION- ON 9/4, AN ESCAPED MENTAL PATIENT
CRASHED THROUGH OUR GATE ARM IN A STOLEN CAR, AND
JUMPED INTO SOUTH CANAL. PBSO DEPUTIES FISHED HER OUT
AND TOOK HER TO JAIL.

GUARDHOUSES, INSIDE AND OUT.

GUARDHOUSES, INSIDE AND OUT.
CLUBHOUSE ISLAND- ON 9/10, A LARGE GATOR WAS CAPTURED
AND REMOVED FROM CV. HE HAD A GOOD RUN.
NORTHAMPTON SECTION- THIS “NO KART'', WITH EXPIRED
REGISTRATION TAG, WAS PREVIOUSLY REPORTED TO PBC CODE
ENFORCEMENT. A NOTICE OF VIOLATION WAS SENT TO THE
ASSOCIATION.
OKEECHOBEE BOULEVARD- ON 9/3, THE NO KART WAS TOWED
OUT OF CV.
NORTHAMPTON H- THIS CAR WITH NO LICENSE PLATE WAS
PREVIOUSLY REPORTED TO PBC CODE ENFORCEMENT. THE
ASSOCIATION RECEIVED A NOTICE OF VIOLATION.
NORTHAMPTON H- THE COMPLIANCE DATE IN THE NOTICE OF
VIOLATION HAS EXPIRED. THE CAR MAY NOW BE TOWED BY PALM
BEACH COUNTY, AND THE COST FOR THE REMOVAL WILL BE
CHARGED TO THE ASSOCIATION.
WELLINGTON CIRCLE- REPAIRS TO THREE STORMWATER CATCH
BASINS WERE COMPLETED BY ATLANTIC SOUTHERN PAVING ON
9/7.
SOUTHAMPTON SECTION- A DIRECTIONAL SIGN WAS PLOWED
OVER ON FAIRWAY STREET. THE ASSOCIATION’S PROPERTY
MANAGER WAS NOTIFIED.
PLYMOUTH SECTION- MIRROR GLASS MUST BE PUT INTO THE
DUMPSTER AND BUSTED UP. WASTE PRO WILL NOT PICK UP
LARGE PIECES OF GLASS BY HAND.
SOMERSET B- RUSTED OUT DUMPSTER, REPORTED IN BY A CV
UNIT OWNER. REQUEST FOR REPLACEMENT WAS SENT TO WASTE
PRO. PLEASE SEND BUSTED DUMPSTER REPORTS TO
UCOGARBAGE@GMAIL.COM. PICTURES ARE VERY HELPFUL.
