LEASE CONTRACT

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is made and executed in the City of Lucena,


by and between:

MA. CORAZON P. DE VILLA, married, of legal age, and resident of Villa


Aurea Subd., Brgy. Domit, Lucena City, hereinafter referred to as the LESSOR,

-and-

ERICA MAE B. PARDILLA, of legal age, Filipino, and resident of Kanlurang


Mayao, Lucena City, hereinafter referred to as the LESSEE.

WITNESSETH; That

WHEREAS, the LESSOR is the owner of three (3) storey


Res./Commercial Building LEASED premises located at Ravanzo St., Lucena
City, and she agreed to lease-out the property covered by Transfer Certificate
of Title No. T-156254, to the LESSEE who agreed to lease the same;

NOW THEREFORE, for and in consideration of the foregoing premises,


the LESSOR lease unto the LESSEE and the latter hereby accepts from the
LESSOR the LEASED premises, subject to the following terms and conditions:

TERMS AND CONDITIONS

1. PURPOSES: The premises hereby leased shall be used exclusively by


the LESSEE for an agreed purpose only;

2. TERM: The term of lease is for two (2) years, from March 29, 2023 to
March 28, 2025. Upon its expiration, this lease may be renewed under new
terms and conditions beneficial to both parties;

3. RENTAL RATE: The monthly rental rate for the leased premises shall
be TWENTY SEVEN THOUSAND PESOS (Php27,000.00) for the TWO (2) years
and the whole period of the contract of lease shall be paid in cash after a year
the monthly rentals shall be paid in twelve (12) post-dated checks. The
LESSEE shall deliver, upon signing of this instruments;

4. SECURITY DEPOSIT: The LESSEE shall deliver, ONE (1) month


advance and Three (3) months deposit amounting of ONE HUNDRED EIGHT
THOUSAND PESOS (Php108,000.00), Philippine Currency upon signing of
this agreement. The LESSOR shall apply such deposit toward the payment of
any claim that the LESSOR may have against the LESSEE upon the
termination or end of this Contract, including but not limited to damages on
the lease premises, electric bills, water bills, and other utilities. Any balance
remaining on such deposit shall be returned to LESSEE within thirty days (30)
days after the leased premise is properly turnover to the LESSOR.

5. UTILITIES : The LESSEE shall pay for all charges for electricity,
water, telephone, and other utilities installed on the leased premises. The
LESSOR shall

not impose any additional charges and/or deposits other than those imposed
by the utility provider.

6. REPAIRS AND MAINTENANCE : LESSEE is authorized to make


renovation/improvement on the leased premises upon prior approval of the
LESSOR. Permanent improvements and alterations to be made by LESSEE
shall automatically become the property of the LESSOR and will be
surrendered together with the leased premises at the termination of the lease
without right of reimbursement. All repairs and maintenance works on existing
structures or improvements built by the LESSEE shall be for the sole account
of the latter;

7. ASSIGNMENT AND SUBLETTING : LESSEE is not allowed to


assign or sublease the whole or any part of the leased premises to any person
or entity;

8. COMPLIANCE WITH LAWS AND REGULATIONS : LESSEE shall


comply with any and all laws, ordinances, regulations or orders promulgated
by proper government authorities arising from or regarding the use, occupation
and sanitation of the leased premises, and non-compliance therewith shall be
at the exclusive risk and expenses of the LESSEE;

9. TERMINATION OF LEASE. This Lease Contract shall be


terminated upon the end of the term. Upon termination of the lease, LESSOR
shall refund the deposit to the LESSEE within the period and under the terms
mentioned above, and shall allow the LESSEE to remove all movable
improvements, trade and fixtures installed in the leased premises.

Termination by the LESSEE before the end of the term of this contract
shall result to the forfeiture of the Security Deposit, by way of penalty and to
cover the damages suffered due to breach of this contract.

10. This CONTRACT OF LEASE shall render all prior agreement, written
or verbal, extinguished, novated, and of no more binding effect.

ACKNOWLEDGEMENT

BEFORE ME, personally appeared: the herein parties exhibiting their


respective proof of identity, known to me and to me known to be the same
person who executed the foregoing instrument and acknowledged to me that
the same is their free and voluntary act and deed.

This instrument consisting of three (3) pages, including the page on


which this acknowledgement is written and signed on each and every page
thereof by the concerned parties and their witnesses.

RICHARD MICHAEL LU, single, of legal age, and resident of Lucena


City, hereinafter referred to as the LESSOR,

-and-

AIRTREND represented by KAYE ANNE ANDRADE, of legal age, Filipino, and


resident of University Village Site, Ibabang Dupay, Lucena City, hereinafter
referred to as the LESSEE.

WITNESSETH; That

WHEREAS, the LESSOR is the owner of LEASED premises located at


Brgy. Ibabang Duipay, Lucena City, and she agreed to lease-out the property
covered by Transfer Certificate of Title No. 073-2023001775, to the
LESSEE who agreed to lease the same;

NOW THEREFORE, for and in consideration of the foregoing premises,


the LESSOR lease unto the LESSEE and the latter hereby accepts from the
LESSOR the LEASED premises, subject to the following terms and conditions:

TERMS AND CONDITIONS
