LEASE AGREEMENT (CONSISTS OF TWO PAG OWNER : Abdulla Ahmed Almadani, P.O.Box 15220 Manama, Bahrain LEASEHOLDER: Mr. Radbakrishnan Rama Moorthy CPR: 750488239 TYPE OF LEASED HOUSE: A residential flat for one family only, LOCATION: Flat No.31 , Bld. 201, Rd, 2005, Manama 320 LEASE PERIOD: one full year, renewable, starts from 1/6/2022 MONTHLY RENT: BD. 210 (two hundred and ten only) ELECTRICITY & MUNICIPALITY FEES: Payable by leaseholder. CONDITIONS AND TERMS * If the leaseholder or owner desires to terminate this agreement, he must give not less than one month’s notice. ‘+ The owner has the right to terminate the agreement immediately for any of the following reasons: 1) Ifthe leaseholder causes any damage to the premise. 2) fhe fails to pay the agreed rent. 3) If he uses the premise for illegal activities, 4) [fhe lease the premise or part of it to other people without owner's approval. 5) Ihe frequently disturbs his neighbours. 6) If he shares the premise with people other than those mentioned above. © The leaseholder has no right to do any change or construction in the premises without the owner's approval, including re-painting walls. He has no right to ask for compensation for any installation has made in the premises. The owner has the right to ask for compensation for any damage or mischief’ by the leaseholder,(Therefore tenants must Jook after the premise) * The leaseholder is responsible for keeping the premise elean and for taking, care of elevators, emergency exits, and parking lots. ‘+ The leascholder agrees to avoid the installation of any kind of furniture or appliances outside his fat. * Allinferior maintenance are on the leaseholder including water-heaters, while the landlord is responsible for outdoor maintenance only. In case the leaseholder fails to do his part of maintenance, the owner has the right to do the job and charge him. The leaseholder is strictly committed to: 1) not using balconies to store luggage or to hang laundries. 2) make sure that building’s exits are locked after using them. 3) not allowing strangers in the ¥g should they buzz the intercom. 4) make sure that all ‘al appliances are off when leaving the premises. 5) not drilling in the walls. 6) not throwing garbage bags from kitchen’s window into the sewerage yard. 7) not changing the colors of walls and not demanding a reserved car parking space, The leaseholder pays the agreed rent at the beginning of every month to the watchman against a signed receipt. Should the leaseholder decide to vacate the premises before the completion of one year, he must pay, at the time of submitting his one month notice, an additional one-month rent to cover all_ required maintenance works. ‘The leaseholder has no right to shift without contacting the owner, getting his approval, and having a final settlement with him. In case the owner or leaseholder submits a law suit because of violations to the aforementioned terms, the guilty party will have to pay the court expenses plus the solicitor charges. NO RESERVED PARKING FOR THE PREMISE, ‘he premise includes 3 sets of curtain, ‘The leaseholder, by signing this agreement, admits that he has checked the premise and accepted its condition at the time, and thereby he has no right to additional demands.
