RESIDENTIAL HOUSE RENTAL AGREEMENT

This RESIDENTIAL HOUSE RENTAL AGREEMENT is made and executed at the City of Bacoor
Philippines.

Date:

JOSELITO P. BASAS, Filipino citizen of legal age, residing at 52 Cambridge Cubao Quezon City
hereinafter referred to as the LANDLORD.

with JOSELLE B. PANGILINAN, Filipino citizen of legal age, residing at Sto. Nino village Tunasan
Muntinlupa hereinafter referred to as the AUTHORIZED PERSON INCHARGE.
AND

Nguyen, Hang, 923a Francesca Tower Sct. Borromeo St. South Triangle Quezon City here in after
refer to as TENANTS.
The LANDLORD is the owner of the HOUSE, a residential property situated at Block 17 Lot 5
Lessandra Heights Molino IV Bacoor Cavite. The 2 storey residential house has a living room, 2
bedroom, 1 comfort room, garden, garage

The Landlord agrees to rent out the property of the Tenants and the Tenants is willing to rent
the same;

TERMS AND CONDITIONS


1. PURPOSES: That premises hereby rented shall be used exclusively by the TENANTS for
residential purposes only and shall not be diverted to other uses. It is hereby agreed that if at
any time the premises are used for other purposes, the LANDLORD or the AUTHORIZED
PERSON INCHARGE shall have the right to cancel this contract without prejudice to its other
rights under the law.

2. TERM: The term of this rental agreement is for FEBRUARY 9, 2023 to FEBRUARY 9, 2024
inclusive. Upon its expiration, this agreement may be renewed under terms and conditions
mutually agreed upon both parties. Intention to renew the contract shall be informed by the
TENANTS to the LANDLORD and/or the AUTHORIZED PERSON INCHARGE 1 month before the
contract expires.

3. RENTAL RATE: The monthly rental rate for the residential premises is ELEVEN THOUSAND
FIVE HUNDRED PESOS (P 11,500) Philippine Currency. All rental payments shall be payable to
the AUTHORIZED PERSON INCHARGE ( Joselle B. Pangilinan) through BPI Bank transfer under the
name of Jose Angelo Pangilinan. The Advance 1 month payment of the tenant will be consumed
on last month of the contract February 2024.

4. NO DRUGS OR OTHER ILLEGAL/UNPROHIBITED WORK/ BUSINESS shall be done along residential


premises. If proven to violate automatic the contract will not be pursued. The Landlord or the
Authorized Person Incharge will have the right to force them to leave if proven guilty of any illegal
work.
5. ANY HOUSE AND/OR LOT MODIFICATION Tenant should ask permission from Landlord
and/or Authorized Person incharge first, before any house and/or lot modification. If the
Landlord and/or Authorized Person Incharge disagree to a specific modification, the Tenant shall
respect the decision of the Landlord and/or the Authorized Person Incharge and avoid doing the
modification. The Landlord and the Authorized Person Incharge will not contribute any amount
if the modification that the tenant wants is for esthetics purposes only.

6. ANY REPAIR or DAMAGES within residential premises shall be shouldered by the TENANTS
or shall be deducted to the deposit of tenants. Tenants shall INFORM the Landlord and the
Authorized Person Incharge , any damages or repair needed within the residential property.

7. UNPAID BILLS AND DAMAGES IN THE HOUSE SHALL BE DEDUCTED TO THE TENANT’S
DEPOSIT
Bills includes MERALCO own meter, Wifi Streamtech and Primewater 500 HOA + water
If there is any unpaid bills and damages in the house, before and/or upon the expiration of the
contract, the amount will be charged to the deposit of the tenant. If deposit is not enough to
shoulder/cover the unpaid bills and damages the Landlord and/or the Authorized Person
Incharge shall have the right to charge the amount to the tenants.

8. FAILURE TO PAY MONTHLY RENTAL


1st Notice – Due for collection
2nd Notice- URGENT demand
3rd Notice- Termination

9. SECURITY DEPOSIT can be claimed by tenants after expiration of contract. If the tenants do
not have unpaid bills, no damages in the house, no delayed monthly payment and tenants
followed all the rules of this agreement, the tenants may claim the security deposit after
thorough inspection of the residential house and expiration of contract.
