AFFIDAVIT OF SELF-ADJUDICATION BY A SOLE HEIR

WITH ABSOLUTE SALE

I, EUFROCINA TSUKAMOTO, of legal age, Filipino, married and a resident of Santa

Cruz, Laguna, after having been duly sworn to in accordance with law, do hereby
depose and state:
1. That I am the sister and the only surviving heir of the late ZENAIDA T. TOBIAS;

2. That ZENAIDA T. TOBIAS, died on May 19, 2023 at Santa Cruz, Laguna; (Death
Certificate of Zenaida T. Tobias is herein attached)

3. That at the time of the death of the deceased, she is the registered owner of a
parcel of unregistered land covered by Tax Declaration Number. 25-0004-00643
and Property Identification Number 023-25-0004-002-12 located in Barangay
Poblacion IV Santa Cruz, Laguna with the following details:
Classification : Commercial
Area : 170 sq. m.
Lot Number : 189
Boundaries : NE: 11(190) SW: 13 (188)
SE: 27 (L. Taleon St.) NW: 02 (191-C)
4. That at the time of her death, she left no debts, nor a last will and testament and
that there is no pending case or action filed against said property in any Court of
the Philippines.

5. Therefore, in view of all the foregoing and pursuant to the provision of Sec. 4
Rule 74 of the Rules of Court of the Philippines, I hereby ADJUDICATE and by
these presents has ADJUDICATED unto myself the above-described PARCEL
OF LAND.

DEED OF ABSOLUTE SALE

6. That I do hereby SELL, CEDE, TRANSFER and CONVEY the above-described

parcel of land unto and in favor of RONALD P. BAUTISTA JR., his heirs,
successors-in-interest and assigns, free from all liens and encumbrances
whatsoever, for and in consideration of the amount of TWO MILLION PESOS
(Php 2,000,000.00), Philippine currency, in hand paid to me by the latter.

7. That I am executing this Affidavit to attest the veracity of the foregoing facts and
whatsoever legal purpose or intent this may serve best.
