Scope of works:

Stage 1: Site Planning

a. Design subdivisions
b. Site survey – existing trees, existing house, levels to generate contours
c. Draw and dimension subdivisions for landsurveyor
d. Prepare demolishsion drawing
e. Get electrical certificate that existing dwelling electrical cut off and that it is safe
f. Get sewer certificate for existing dwellings sewer cut off
g. Get terminators certificate that existing dwelling is rodent free

Stage 2: Site development plans

a. Design a typical unit to be approved by Council Town Planners


b. Design a typical units elevations and section to be approved by Council Town
Planners
c. Design and draw Gatehouse to be approved by the Council Town Planners
d. Design Main Electrical route (to be approved by electrician and engineers)
e. Design Main Sewer route (to be approved by engineers)
f. Design Main Water route (to be approved by engineers)
Note: Architect design and shows the route for the proposed services and
engineer approves layout and designs the correct falls that are required for
the services.
g. Design landscaping
h. Apply for building line relaxation, Design new building lines for each Erf
i. Design position of sub station(electrical engineer to advice on size of transformer)
j. Design security requirements (liase with specialist)
k. Circulate application (has to be done by applicant council does not do the
circulation. About 15 departments have to be visited to get their approval)
l. Take application to Council Town planning department for approval

Stage 3: Marketing

a. Liase with Estate agent as to the requirements for the marketing


b. Design and draw up all marketing material. (coloured plans, elevations and site
plan)
c. Develop marketing brochure
d. Liase with 3d artist for perspectives and site fly through

Stage 4: Design Concept development

a. Drawings to be designed and detailed further.


b. Design variations to clients specification
c. Approval of designs with the various clients

Stage 5:
Technical documentation and municipal approval
a. Prepare drawings for Council submission
b. Prepare drawings for engineer to design concrete slab/roof and first
floor loading on foundations
c. Submit final drawings to municipality for approval (+/- 8 weeks for
approval)
d. Liase with Council throughout council process in order to alter any
problems they might have and also to speed up the approval process.
Stage 6:
Project inspection and liaison with contractor
a. Prepare drawings for construction after municipal approval
b. Finishing schedules
c. Window and Door schedules
d. Tiling layouts
e. Detailing
f. Liase with contractor
g. Liase with finishes suppliers
h. Site inspection on a regular basis(everyday for
duration of construction)
i. Site meetings once a week
j. Snagging of units
k. Desnagging of units
