LEASE RENEWAL AGREEMENT

KNOWN ALL MEN BY THESE PRESENTS:

The parties in lease renewal are made and entered unto _____________________________

___________________, __________ , at Manila, Philippines by and between:

CECILIA A. LLAMAS Filipino, of legal age with postal address at 601 Mabini Street Pagsanjan,
Laguna represented by JAYVEE LLAMAS JAVIER of legal age married Filipino and with residence
and postal address at No. 627 Mabini Street Pagsanjan, Laguna hereinafter referred at the
“LESSOR”.

GLADYS APRIL B. CATIBOG Filipino, of legal age with postal address at Barangay Subdivision
Lipa City hereinafter referred as the “LESSEE”.

1. The Premises:

This lease shall cover unit 32 N of UNIVERSITY TOWER MALATE with approximate floor
area of 24 SQM. More or less, hereinafter referred to as the “lease premises”.

2. Original Agreement:

Whereas the Lessor and Lessee entered into lease agreement which started on (the 07
day of NOVEMBER, 2023 and expires on the 07 day of MARCH 07, 2025 and ending at
midnight on the 07 day on (hereinafter referred to as the “Original Term “)

3. Renewal Term:

The Lessor and Lesse hereby agree to renew the Original Agreement for a further term
of ONE YEAR AND FOUR MONTHS, commencing of the 07 day of NOVEMBER, 2023
and ending at midnight on the 07 day of MARCH , 2025 (hereinafter referred to as the
“Renewal Term”)

4. Rental Rate:

The parties herein agrees that the Monthly rental of the lease premises shall be in the
sum SIXTEEN THOUSAND PESOS. Net exclusive of Association Dues, Any rentals not
paid on before 20th day of the Month shall earn a penalty interest of 4% per Month.

5. Terms and Conditions:

The Lessor and Lessee agree that all terms and conditions of the Original Agreement
shall remain in full force and effect, and continue during the Lease Removal Period as is
set forth herein.

This Agreement shall be binding upon and shall inure to the benefit of the parties, their
successors, assigns, personal, agents and representatives.
