Commercial Lease Agreement

This Agreement is executed and made effective on 9 May 2022 by and between the parties, both of legal
age:

Lessor Lessee

The Lessor is the owner and makes available for lease the property with all the improvements, its
accessions and accessories, located at XXX

The Lessor offers the Premises to the Lessee for lease, and the Lessee desires to lease the Premises from
the Lessor for the term, and upon the covenants, conditions, and provisions herein set forth;

WHEREFORE, for and in consideration of the forgoing premises, the parties agree to as follows:

1 Terms
The Lessor hereby leases the Premises to the Lessee for a minimum period of 3 years , beginning Tuesday,
May 10, 2022 until Saturday, May 10, 2025 at the amount of RM1500 paid every 1st of very month.
The Lessee may renew the contract for 3 years after the expiration of this Contract and may exercise such
option by notice to the Lessor, 30 days prior to the expiration of the Contract.
The Lessee shall pay a Security Deposit of RM3000 to the Lessor upon effectivity of this Agreement and
may receive refund of said deposit upon expiration of this Agreement if said security deposit was not used.

2 Use of Premises
Lessee shall use the Leased Premises exclusively for commercial purposes only. Moreover, the Leased
Premises shall not be used for the purposes of storing, manufacturing or selling chemicals, explosives,
flammables, or other dangerous substance or device without the consent of the Lessor.

3 Sublease and Assignment


Tenant shall have the right, even without Lessor's consent, to assign this Lease to a corporation with
which Lessee may merge with, to any subsidiary under common control with Lessee, or to a purchaser of
substantially all of Lessee's assets. Except as set forth above, Lessee shall not sublease all or any part of the
Leased Premises, or assign this Lease in whole or in part without Lessor's consent, such consent not to be
unreasonably withheld or delayed.
4 Improvements and Modifications
At the Lessee's expense, shall have the right following Landlord's consent to remodel, redecorate,
and make additions, improvements and replacements of and to all or any part of the Leased Premises from
time to time as Lessee may deem desirable. Lessee shall have the right to place and install personal
property, trade fixtures, equipment and other temporary installations in and upon the
Leased Premises, and fasten the same to the premises. All personal property, equipment, machinery,
fixtures and installations, whether acquired by Lessee at the commencement of the Lease term or placed
or installed on the Leased Premises by Lessee thereafter, shall remain Lessee's property free and clear of
any claim by Lessor. Lessee shall have the right to remove the same at any time during the term of this
Lease provided that all damage to the Leased Premises caused by such removal shall be repaired by Lessee
at Lessee's expense.

5 Judicial Action
Any action arising from or brought under this Agreement shall be filed with the proper courts of New York
City, to the exclusion of all other venues that are hereby expressly and willingly waived by the parties. In
case of an action or suit filed by any of the parties hereto due to breach or violation of any of the ters and
conditions of this Agreement, the parties agree that the aggrieved party shall be paid a sum equivalent to
twenty (20%) percent of the total sum awarded but in no case less than $20,000.00 as and by way of
attorney's fees, plus the cost of suit and collection of litigation expenses as may be proven in said action
and adjudged by the court.
