9/25/2023 PROPERTY MANAGER’S REPORT

VACANT PARCEL, 5741 OKEECHOBEE BLVD- UCO has been informed


that a County owned, six acre vacant parcel, located between the UCO
Office and the Library, will be offered for sale. Commissioner Weiss’ office
has published the following statement:

“To increase the housing supply, the Board of County


Commissioners voted to surplus a 6-acre vacant parcel along
Okeechobee Boulevard at their Sept. 12 meeting. This clears the way
for the County to request proposals to sell or lease the property to
develop affordable workforce and senior housing.

Initially, County staff wanted to discuss this during the Aug. 22 board
meeting, but Mayor Weiss asked to have it taken off the agenda, so
that he could discuss this with Century Village leadership first. On
Sept. 2, Mayor Weiss did just that: he met with the United Civic
Organization (UCO) of Century Village to explain the proposal and get
input from the board. Weiss asked County staff to keep an open line
of communication with Century Village in the process moving
forward. We will keep you posted along the way.”

FIRE SAFETY EQUIPMENT- On 9/18, Preventive Fire inspected all fire


extinguishers and EXIT lights at the five buildings owned by UCO: the UCO
Office, both guardhouses, the Plymouth Laundry and the Breezeline Office.
Last week, a PBC Fire Inspector opened the “KNOX BOX”, located at the
front exterior of the UCO Office, and confirmed that a working key to the
building was inside. The Knox Box is, essentially, a small safe, anchored
into the concrete exterior wall. Only firefighters and police have a key to
open this box, and the key stored inside allows them to enter the building in
an emergency (fire, flood, blood). The alternative, in a real emergency,
would be the fire ax or the crowbar, which would cause damage that is
expensive to fix.
SOUTH CANAL PROJECT- On 9/21, the UCO Bids/Infrastructure
Committee approved a proposal from Wallace Surveying to, well, survey
the entire length of South Canal, from the point where this canal connects
with the Reflection Bay property, west to the Florida Turnpike. This survey
is required by UCO’s engineering firm, Simmons & White, who are
preparing an engineering plan for the upcoming dredging of South Canal.

UCO’s Attorney reports that the ‘quiet title action”, intended to make UCO
the sole owner of all parcels along South Canal, is nearly complete. Some
of the parcels along the South Canal currently belong to long defunct
companies that were linked to the original developer of Century Village.
Before the dredging of the South Canal begins, these ownership issues will
need to be straightened out.

TREE REMOVAL, SOUTH DRIVE- On 9/20, Green Planet Tree Service


removed a dead Black Olive tree from South Drive, near Somerset K. The
stump will be removed soon.

DUMPSTER AND BUSTED UP. WASTE PRO WILL NOT PICK UP
LARGE PIECES OF GLASS BY HAND.
NORWICH A- WHOLE UNIT CLEANOUT AND CABINETS. THIS
ASSOCIATION AUTHORIZED THE CHARGE FOR SPECIAL PICKUP,
AND WILL BACK CHARGE THE RESPONSIBLE UNIT OWNER. THANK
