DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by and
between:

That I, WILLIAM CADAPAN PALOMA of legal age, Filipino, single and a

resident of Gamao, Narra, Bayawan City, Negros Oriental hereinafter known as the
VENDOR; and RALPH REYES OLIS of legal age, Filipino, married to Rhona Abejero
Olis and a resident of Purok Mabongahon, Upper Motong, Dumaguete City, Negros
Oriental, hereinafter referred to as the VENDEE;

WITNESSETH;

That the VENDOR is the registered owner of Lot No. 690, As-074606-000469 (AR)
covered by Original Certificate of Title No. 4172 of the Registry of Deeds of Negros
Oriental, Philippines containing an area of TWENTY NINE THOUSAND ONE
HUNDRED SIXTY SIX (29, 166) SQUARE METERS, more or less located at Ali-is,
Bayawan City, Negros Oriental, Philippines and which is more particularly described as
follows:

Lot No. 690, As-074606-000469 (AR)

A parcel of land bounded on the NE., along line 4-5 by Lot 691; on the SE., along
lines 5-6-7 by Lot 685; and along lines 7-8-9 by Lot 686; on the SW., along line 9-10 by a
Road; and along lines 10-11-12-1 by Lot 689; and on the NW., along lines 1-2-3-4 by a
Road, all of the subdivision plan, As-074606-000469. Beginning at a point marked “1” on
plan, being N. 32 deg. 40’E., 19218.73 m. from BLLM No. 1, Csd-1075-D.

THAT FOR AND IN CONSIDERATION of the sum FOUR HUNDRED

THOUSAND (400,000.00) PESOS, Philippine Currency, receipt of which is hereby
acknowledged by the vendor from the vendee to her/his full complete satisfaction, the said
vendor by these presents, hereby sells, transfers, and conveys in a manner, absolute and
irrevocable, the above described parcel of land with all her/his rights and interest and all the
improvements existing thereon, free from all liens and encumbrances.

That the provisions of Articles 1621- 1623 of the New Civil Code of the Philippines
concerning rights of pre-emption of adjoining owners had been complied with.

according to law, hereby depose and say:

1. That the land I sold, conveyed and transferred to RALPH REYES OLIS, of legal
age, Filipino, married to Rhona Abejero Olis and with a resident of Purok
Mabongahon, Upper Motong, Dumaguete City, Negros Oriental known as Lot No.
690, As-074606-000469 (AR) covered by Original Certificate of Title No. 4172 of
the Registry of Deeds of Negros Oriental with an area of TWENTY NINE
THOUSAND ONE HUNDRED SIXTY SIX (29, 166) SQUARE METERS, more or
less located at Ali-is, Bayawan City, Philippines by virtue of DEED OF ABSOLUTE
SALE denominated as Doc No.___; Page No. ___; Book No.___; Series of 2019,
dated ______________ of Notary Public _________________________ at Bayawan
City, Negros Oriental is our retention area of not more than five (5) hectares each;

2. That the subject land does not exceeds five hectares and are not tenanted nor subject
to leasehold contract to any person national or juridical;

3. That this affidavit is executed in compliance with Administrative Order No.1; Series
of 1989 as well as to show proof that the land subject of the above-mentioned sale is
a retention or portion of the retention area.

2. That I acquired the said land from WILLIAM CADAPAN PALOMA, by virtue

__________________________at Bayawan City, Negros Oriental Philippines;

3. That my total aggregate landholdings including of my spouse and of the above

parcel of land does not exceed five hectares of retention limit;

4. That the said landholdings are not tenanted nor subject to leasehold contract to
any person, natural or juridical and have no pending case at the DARAB or any of
its Adjudicators, the DAR, the Courts or at the office of the President;

5. That I am executing this affidavit in compliance of Administrative Order No. 1,

Series of 1989 as well to show proof the subject is a retention or portion of the
retention area.
