DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED made and executed in the municipality of Alicia,


Province of Isabela, Philippines, by and between ESTERLINA
MAGSILANG, of legal age, widowed, Filipino citizen, and with
residence and postal address at Brgy. Paddad, Alicia, Isabela,
hereinafter called the VENDOR,

– and –

MADELYN MAGSILANG-CUSILE and MARY GRACE


MAGSILANG-MADRIAGA, of legal age, married, Filipino citizens,
and with residence and postal address at Brgy. Paddad, Alicia,
Isabela, hereinafter called the VENDEES,

WITNESSETH:

WHEREAS, the VENDOR is the registered owner of a parcel


of land with improvements located at Brgy. Paddad, Alicia, Isabela
and covered by Transfer Certificate of Title No. TCT No. T-248167
containing a total area of THREE HUNDRED FIFTY (350)
SQUARE METERS, more or less, and more particularly described as
follows:

TRANSFER CERTIFICATE OF TITLE NO. T-248167

"A PARCEL OF LAND LOT NO. 6-D of the subdivision plan


(LRC) Psd-2112209, being a portion of Lot6, (LRC) Psd-165275, LRC
Rec. No. H. Pat. No. 55193, situated in the Barrio of Burgos,
Municipality of Alicia, Province of Isabela. Bounded on the NE.,
points 5-8 by Lot 6-B of the subdv. Plan; on the SE., points 8-9 by
National Road; on the SW., points 9-1 and 2 by lot 6-C of the subdv.
Plan; points 2-3 by lot 6, point 3 by lot 14, both LRC. Psd-165275; and
on this NW., points 4-5 by lot 7 LRC., Psd-165275. Beginning at a
point marked “l” on plan being S, 21-34 ‘W 14705.52m; containing an
area of three hundred fifty (350) square meters more or less..."
WHEREAS, the VENDOR has offered to buy the THREE
HUNDRED FIFTY (350) SQUARE METERS, the above-
mentioned property and the VENDEES has agreed to sell the
property for the amount of ONE HUNDRED FORTY
THOUSAND PESOS (Php140,000.00), Philippine currency.

WHEREAS, the VENDOR hereby covenants and agrees with


said VENDEES that she is a lawfully seized in fee of said premises,
that the property is free and clear of all liens and encumbrances, that
she has a perfect right to convey the same, and that she will warrant
and forever defend the same unto said VENDEES, her heirs and
assigns against the lawful claims of third persons whomsoever;

NOW THEREFORE, for and in consideration of the sum of


One Hundred Forty Thousand Pesos (Php140,000.00)
Philippine Currency, hand paid by the vendees to the vendor, the
VENDOR DO HEREBY SELL, TRANSFER, and CONVEY by
way of Absolute Sale unto the said VENDEES, her heirs and assigns,
the certain parcel of land together with all the improvements found
thereon, free from all liens and encumbrances of whatever nature
including real estate taxes as of the date of this sale.

IN WITNESS WHEREOF, the parties hereto have hereunto


set their hands at the place first above written, on this ______ day of
