9 MODES OF ACQUIRING LAND OWNERSHIP AND EACH DEFINITION:

1. PUBLIC GRANT - It is a conveyance of public land by government to a private


individual.

2. ADVERSE POSSESSION - It is an open, continuous, exclusive, notorious possession of


a property.

3. ACCRETION - Accretion as a mode of acquiring property under said Article 457,


requires the concurrence of the following requisites: (1) That the
accumulation of soil or sediment be gradual and perceptible; (2) That it be the
result of the action of the waters of the river; and (3) That the land where the
accretion takes place is adjacent to the bank of the river.

4. RECLAMATION - It is the filling of submerged land by deliberate act and reclaiming


title thereto; government.

5. VOLUNTARY TRANSFER - A private grant, voluntary execution of deed of conveyance.

6. INVOLUNTARY TRANSFER - There is no consent from owner of land; forcible


acquisition by state.

7. DESCENT - It is a hereditary succession to the estate of deceased owner as an heir.

8. DEVISE - It is an acquisition of land to the estate of deceased owner through the will
of an owner or testator.

9. EMANCIPATION PATENT - For purpose of ameliorating sad plight of tenant- farmers;


not transferable except by hereditary succession.
