Not applicable.
In IMB application, building area and total floor area need to be calculated to
determine BCR and FAR.
To determine BCR and FAR we use the gross calculation area. Area calculated from the
outside of wall.
- Basement for car park is not calculated to determine FAR if it below 50% of total floor
area.
- Floor area for FAR include service area, but exclude void.
- Projection from upper floor is calculated to determine BCR if the upper stories is extended.

Semi Gross (Rentable area)= Useable Area + (Useable Area / Total Useable Area x Total Common Area)
Key Consept :
Useable Area : Area available for tenant activity within their suite.
Area calculated by :
- inner side perimeter wall / glass for the curtain wall
- central line (as) for the separator wall between tenant or common area.
Common Area :
Area thar serve the floor = lobby lift, toilet, M&E room, storage.
Not include structural column, separator wall, and the shaft void (lift hoist way, stair void, PS)
