DEED OF CONDITIONAL SALE OF A PORTION OF PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This DEED is made and entered into by and between:

IAN JEFFREY D. CELESTINO, of legal age, Filipino and a resident of Tabuk, Kalinga, hereinafter
referred to as the “VENDOR”;
AND
VALEN G. AGUILAN, of legal age, Filipino, married to ROWELL M. AGUILAN and a resident of
Divisoria, Enrile, Cagayan hereinafter referred to as the “VENDEE”.

WITNESSETH THAT:
WHEREAS, the VENDOR is the lawful owner of a parcel of land located at Maddarulug Sur,
Enrile, Cagayan duly covered by TRANSFER CERTIFICATE OF TITLE NO. 032-2021001399 and
consisting of EIGHT THOUSAND THREE FORTY-FOUR (8,344) square meters, more or less;
WHEREAS, the VENDEE has offered to purchase the subject lot from the vendor which the latter
have accepted subject to the terms and conditions hereinafter set forth;
NOW THEREFORE, for and in consideration of the foregoing consideration and the mutual
covenants, promises and undertakings hereinafter set forth, the parties have agreed as follows:

1. The agreed purchase price of the subject lot is THREE HUNDRED EIGHTY THOUSAND PESOS
(P380,000.00), Philippine currency;

2. That the VENDOR will sell a TWO HUNDRED(200) square meters portion with ONE
THOUSAND NINE HUNDRED PESOS (Php1,900.00) PER SQUARE METER of the above
property to the VENDEE;

3. That the VENDEE had paid the VENDOR a down payment of ONE HUNDRED NINETY
THOUSAND PESOS(P190,000.00) on August 22, 2022;

4. That the VENDEE undertake to pay the remaining balance of ONE HUNDRED NINETY
THOUSAND PESOS(P190,000.00) in six monthly installment;

IN WITNESS WHEREOF, the parties hereunto set their hands on ____________________ in

Tuguegarao City, Cagayan.
