Scope of work:

● Add the following to the front of the house. Approximate 26'x8' front porch with a deck
and roof. Existing step to be removed and remove railings. Remove the existing gable
roof above existing front steps. Repair siding from railing and roof from damage removal.
Match siding as best as possible. New porch height to be as close as possible to the
storm door/front door threshold. All framing for deck and roof to follow drawings
purchased by engineer (Sweet Dreams Engineering). All lumber pressure treated for
deck framing and post. Headers and rafters HF. Pier footers 8" sono tubes 42" below
grade, post to span from footer to bottom of header for maximum support. Joist &
perimeter board will be 2"×8". All appropriate fasteners and brackets to be used to meet
drawing specifications & codes. New set of steps will come out further than existing
steps. New steps to be framed for woode new lattice. Floor decking to be composite
decking “Rocky Harbor Grey ''(Picture provided) or if color not able closest to match
color as possible, skirting to be wooden lattice, and step treads/toe kicks to be gray
composite decking. Pressure treated post to be exposed from deck to header. All
headers to be wrapped in white pvc trim. All fascia to be wrapped in aluminum white
trim. Inside of wings/roof/rafters to be finished with white Ply Gem soffit beaded solid
8”(Picture provided) or something to match as best as possible. Railings for deck and
steps to be pressure treated lumber (Picture provided). Add electrical for ceiling fan.
Repair outlets on house walls, if unable to repair add new outlets. Vinyl siding on the
outside/inside the wing of the house to match house siding as close as possible.
Overhang on roof to match existing overhang of house. Roof line Option #1 Roof to tie
into the existing roof line below the windows. Attach new rafters to the house wall, sister
to existing rafters, and add brackets from rafter to house for additional bracing. This will
require removing existing shingles and flashing into the old roof. Old roof overhang has
signs of water damage. All sheathing to be replaced and reshingled on the overhang
attached to the long span of the house, overhangs on the side of the house to remain as
is. Proceed to flash and shingle to match existing house shingles as best as possible.
Option #2 Bring the roof line directly under the existing overhang and tie it into a ledger
on the house. Flash into the existing roof and bend new metal for fascia. Processed to
flash and shingle to match existing house shingles as best as possible. Drawings for
options #1 & #2 will be provided. White gutter to be added and downspout on front right
of porch.
Note:

● QC Construction is to accomplish the work listed above in scope of work. All work will
be done with due diligence in a good and workmanlike manner and materials shall be of
good quality. Labor/material costs are subject to change. Any additional labor beyond
this scope of work is an additional cost, both parties must agree upon the additional work
before additional cost occurs. Any additional materials beyond the material list from
above will be additional cost, both parties must agree upon the purchase of additional
material, in that case when additional material is needed for a job, the customer is to
provide a form of payment for materials or to reimburse the contractor upon a provided
receipt. The new front porch span is approximately 26'x8'. This spans the front portion of
home before bumping out and coming out to the edge of the first step. Front porch will
be built to all codes and engineer specifications that are required by the village of
Fairport. All permits and insurance will be provided to the village of Fairport and the
homeowner as well. All drawings will be provided for the customer and code
enforcement team. All drawings are drawn to scale. Cost of drawings and permits
included in pricing. Customer to remove the following landscape that they want
relocated. All other landscapes will be removed prior to the start of framing by contractor.
Pressure treated lumber exposed to be painted the following year. Painting is the
customer's responsibility. Customer to provide ceiling fan and porch light. Down payment
due to cover material cost upon signing of contract. Start payment due at the start of the
job. Final payment due upon completion of job.Target date: early October-mid October.
In total the project will take approximately three weeks.

Combined Material & Labor Cost: $23,000.00

Down Payment: $11,000.00

Start Payment: $6,000.00

Final Payment: $6,000.00

Cost Break Down:

Demolition: $2,000.00

Materials: $11,000.00
