INTRODUCTION
This report corresponds to the final portfolio project, with which the student will qualify for
the Professional title of Construction Technician.
The project mainly seeks to study the parameters used in the construction of a residential
home with a minimum of 2 Floor Levels, for this, a Housing Complex will be used that is
made up of a total of 87 houses, located in the commune of Puente Alto.
The project called “El Pangue 2” is the second stage of homes built on the site, at the hands
of the BIO BIO Construction company, which is currently in the Post-Sale stage.
The study of this project will be limited in such a way as to be able to carry out the
calculations and analyzes involved in only one house unit. The purpose of this work is to
carry out an in-depth analysis of the different items involved in the materialization of the
home, focusing primarily on the general and specific objectives, based on the key subjects of
the degree, which will be essential to be able to complete each one of the requirements
established by the institution.
The technical and administrative content inserted in this report is supported by the Chilean
Standards, regulations and supreme decrees in force, as well as each of the procedures that
the student had to incorporate in the development of the degree portfolio.

4.- General background of the Project
4.1.-Diagnosis
The municipality of Puente Alto is one of the largest in the metropolitan region, with
an area of 88 km 2 .

This is why the construction of new housing projects within the commune becomes
essential, and construction companies focus their gaze on the present need, bringing
proposals that are within the reach of the most vulnerable families in the Metropolitan
Region.
The reactivation of social integration takes on an important role, and the different
government entities such as the Ministry of Housing and Urban Planning (MINVU),
are the ones who support this impulse and development of the country, through the
growth and increase in the construction of Social housing. Likewise, they make
various subsidies available to the most needy families to purchase a home.
The “El Pangue ll” Housing project carried out by the construction company BIO BIO,
is made up of 87 houses, semi-detached and semi-detached. Each one has
approximately 90m 2 of useful land, of which only 55.95m 2 are built.

The characteristics of the house are the following:

The model associated with this housing complex is semi-detached, therefore, the
studio will be delimited in the manner designated in the attached image, framed

between axes 1-2 / AD, both on the 1st and 2nd floors. , which will be used for
control analyzes and execution of work.
5.- Objectives

5.1.-General Objective
Analyze the different processes and construction stages involved in the “El Pangue
ll” housing complex project, emphasizing and deepening the development of the key
subjects of the degree.
5.2.-Specific Objectives
Carry out the ordering of the construction processes, carrying out the
itemization of the project, complying with the methodological order expressed
in NCh 1156/of 1999.
Cube the amount of the different materials used in the construction of the
home, using NCh 353/of 2000.

The methodological framework used in the project was separated into different
research stages that are intertwined and fully display the necessary information
needed to carry out and fulfill the General Objectives of the project.
We detail the stages below:
1st Investigate: It is the search for proposals that lead us to materialize the interests
of the career, through an existing project.
2° Select: verify that the characteristics of the project comply with those stipulated,
and allow us to work under optimal conditions.
3rd Site Visit: Corresponds to the action of investigating and finding the enabled
information channels, approaching the site of the selected project, where the
following data was obtained:
6.2.-Planning
For the planning process, the documentation obtained in the research process
should have been used to the maximum, generating an ITEMIZED of general items

for the work. (No Budget included) through the technical specifications of the Project
studied.
For this we rely on Chilean Standard 1156/of 1999 on Ordering and Designation of
Items.

After the organization in the general Itemization of the work, we worked with the
amounts of the project, giving rise to the cubations of the items that make the
construction of the home possible.
These calculations were executed through Excel spreadsheets, using architectural
plans and details of the home.
In this phase, Standard 535/of 2000 “Location for building works” was used as
support.

In the execution of the Project, the most relevant construction processes will be
named step by step, and the work derived from each item in the realization of the
home from its preliminary stage.

It includes the construction of all temporary facilities, such as fences, warehouses,
installation of temporary drinking water, sewage and electricity services, offices,
dining rooms and bathrooms and whatever is necessary for the proper functioning of
the work.
The delimitation of the project, on the other hand, is a fundamental point, since the
temporary closures provide security and protection, not only for the interior of the
work, but also for those adjacent to its surroundings, mitigating noise, contamination
and pollution. generated by the different works carried out.

Once the terrain layouts have been made, excavation must be done until reaching
the excavation seal specified on the plans. The seal will be received by the engineer
specializing in soil mechanics, it must be horizontal with a tolerance of +- 1% slope.
The excavation of the trenches is carried out according to the layout, respecting the
widths and depths indicated on the plans. (This must be executed by hand.)

Foundation
Overlays
In accordance with the structural plan, respecting dimensions and type of concrete
indicated. The concrete is mixed taking the necessary precautions to avoid collapses
and deformations in the excavations.
The foundations will be in accordance with structural plans, respecting dimensions
and type of concrete and reinforcement. Special care will be taken to ensure that
rainwater from the land runs off and does not affect the building.
The concrete will contain water-repellent or some material that reduces permeability.
Concrete Characteristics
With the update of the Chilean standard 170/ of 2016, the characteristics of the
concrete used for the foundation and foundations are as follows:

These structural elements will be concreted with premixed concrete brought from the
concrete plant, being cast through a basket and descent chute or wheelbarrow
manually. It must be carried out accompanied by correct vibrating and curing of the

Gravel bed measuring e = 8 cm will be placed on the interior compacted fill. Leveled
and compacted appropriately to receive the concrete with a radier e = 7cms.

Note: All concrete used in the work must be tested. The way to control that the
concrete on site meets the required specifications and conditions will be through the
Abrams cone and through temperature.

BRICKWORK
The Masonry walls will be made with machine-made brick measuring 32 X 15.4 X 9.4
and their reinforcements will be according to plans.

After concreting the foundation, in this case the Masonry beam, the rows of bricks
must be glued with mortar, considering the installations and the structural
requirements of the reinforcements, expressed in the structure plans.
The masonry of the house is of the Confined type, so it must be advanced in parallel
with the columns of concrete pillars, which are tied or intertwined with each other.
The crowning of the wall consists of tying the chain and subsequent concreting,
where the Concrete slab is also considered. The verticality of the walls must be
taken care of, avoiding collapse. The previous steps will be repeated until reaching
the 2nd level of the home.

The characteristics of the adhesive mortar for the masonry of the home are the
following:

Three samples must be taken in test tubes from the ground for laboratory testing, to
which compression will be applied. By analyzing the rupture results of each one, it
will be possible to verify whether the mortar is appropriate and meets the
requirements of the project.

They will be executed in strict accordance with what is indicated in the plans,
specifications and calculation report, in relation to shape, dimensions, location, type
and quality of the elements that make them up.
The reinforcing bars will be made of steel quality A-630-420-H or higher, except for
the bars with a diameter of 6, which may be smooth with the nomenclature A-440-
280-H, according to NCH 204 according to the report and calculation drawings. The
steel must be of national origin.
Steel of different types may not be used in the same structural element. The use of
steel of the same grade and different origin must be authorized by supervision, with
prior consultation with the Calculator. Steel from other origins must have quality
certification and reports from authorized organizations.
They must be made of wood and their placement will be done in such a way as to
ensure their absolute non-deformability from the moment of assembly until the
removal of the structure.
Plumbing will be installed considering the permanent supervision of the field
professional.
The anchoring elements and/or installations that will be incorporated or embedded in
the resistant concrete structures must be placed in the formwork.
The formwork that will be used must guarantee a smooth surface free of
imperfections. When the formwork is used repeatedly, care must be taken to keep its
surface clean and smooth, eliminating and removing all those protuberances caused
by the concrete. This task will be carried out in order to achieve a smooth surface on
facades, interior walls and slabs.

They will be based on galvanized steel profiles and plasterboard sheets, finished
thickness 75 mm.
The profiles will be made of galvanized steel, uprights in tabigal type C profiles of
38x38x8x0.85 mm spaced from the axis approximately every 0.4 m and a lower and
upper sill of 39x20x0.5 mm. For assembly, the manufacturer's instructions must be
strictly considered, using the appropriate profiles, corners, sills, diagonals and
uprights, etc. The coating will be on one side in 10 mm thick ST cardboard gypsum
board and on the other side in 10 mm ST cardboard gypsum board, however in the
wet areas of the home such as the bathroom they will be covered with plaster
boards. 12.5mm thick moisture resistant cardboard.
The joint of the plates will be invisible with Joint Guard tape and suitable glue along
the entire joint. Metal corners are also contemplated.

Ceilings are consulted in 10 mm plasterboard-cardboard sheets, with an invisible
joint with a Joint Guard type tape or similar and base putty, under a wooden
structure.
The placement of isolanglass in bulk free roll of 80mm thickness, placed on the
ceilings, is consulted.
The area where the Comuna Puente Alto home will be located corresponds to
number 3.

ASSESSMENT
In the cubing stage we showed that the continuous foundation did not have
reinforcement, something that undoubtedly improves its characteristics and
structural behavior.
Thermal insulation of interior partitions was not included in the project. One of
the important factors in the comfort of the home.
The Sanitary facilities comply with the conditions indicated in the RIDAA.
Planning was a very important step within the construction process of the
home, since it allowed us to project the expected results and create an
efficient work methodology.
RESULTS
The Project complies with the quality standards required by the OGUC and
current Chilean regulations in each of the committed stages.
The “El Pangue ll” Housing complex benefits 87 families within the
Metropolitan Region.

CONCLUSIONS
With respect to the topics addressed in this portfolio, we can highlight that each of
the technical and practical aspects of the demands imposed by the institution were
included, obeying what was specified in the key subjects of the degree:
Cubage
Work planning and control
Concrete
Sanitation
Add that the rough construction stage is the most important of all, from the
construction side, since it provides us with the rigid framework of the structure and is
the supporting base of the home, in addition, add that brick masonry is the material
predominant.
REFLECTIONS
I think that the work carried out personally has been quite a challenge, accepting that
I would have liked to have been able to experience a site visit even in the
construction stage.
The important thing about this process is the enormous effort and self-demonstration
of the capabilities that as a professional I possess to approach a project, only with
the available tools.
The performance and technical use in the different problems present, the creativity,
elaboration and results in the activities and tasks associated with the stage of
planning, control and construction processes of the home, have given me conviction
and confidence.
Thanks to DUOC I have achieved my objectives, now it remains to demonstrate my
acquired skills and competencies, inserted in the construction world of work.
