LEASE AGREEMENT

PARTIES

This One Page Lease Agreement (hereinafter referred to as the "Agreement") is entered into on JUNE
10th 2018 (the "Effective Date"), by and between Nicolas M David III (the "Lessor") and Giancarlo Ramon
C. Nolan (the "Lessee") (collectively referred to as the "Parties").

PREMISES, USE AND OCCUPANCY

The premises that are to be leased by the Lessor is located at (Address) Gstaad St, Barangay Villamonte,
Bacolod City, Philippines.

TERM AND COMPENSATION

This Agreement will be valid for a period of 6 years from year 2018 up until 2024 of June 10th. The
monthly lease to be paid by the Lessee to the Lessor is every 25th of the month.

UTILITIES

The Lessee hereby agrees to pay for all utilities and any other services during the period of the lease.
