We, ELLINOR D.V. ALVAREZ and ELLEAZAR D.V. ALVAREZ, both of
legal age, Filipinos, and residents No. 510 Celerina Drive, Camella 3D, Pulang Lupa, Las Piñas City, ANGELES B. ALVAREZ, JR., of legal age, Filipino, and a resident of Block 16, Lot 10, Cherry HMS 2, Rose Street, Mambog 1, Bacoor Cavite, BELEN A. BAUTISTA, of legal age, Filipino, and a resident of Block 7, Lot 5, Casimiro Westville Homes, Ligas III, Bacoor, Cavite, hereby constitute and appoint APOLLO ANGELES B. ALVAREZ, of legal age, married, and a resident of Block 9, Lot 3, Grandvale Sundivision, San Felipe, Naga City, to be our true and lawful attorney-in-fact, as authorize, as he is hereby authorized, to:
a) represent us in the sale of a parcel of land identified
as Lot No. 6425 consisting of Six Thousand Four Hundred Ninety Two square meters (6,492 sq.m) covered by a Tax Declaration with ARP No. 97-004- 00125 and PIN 026-12-004-06-041 under the name of Ester Brizuela located in Barangay Bahay, Caramoan, Camarines Sur;
b) sign and execute the necessary deed, document, or
instrument in the connection with the abovementioned transaction;
c) represent us before the Office of the Municipal
Assessor of Caramoan, Camarines Sur, Office of the Municipal Assessor of Caramoan, Camarines Sur, and the Office of the Provincial Assessor of Camarines Sur to secure certified true copies of tax declaration, certifications of no improvement and real property tax payments and such other certifications necessary for the abovementioned transaction;
d) represent us before the Landbank of the Philippines
(“LBP”), National Irrigation Administration (“NIA”), Department of Agrarian Reform (“DAR”), the Provincial Agrarian Reform Office of Camarines Sur, and the Municipal Agrarian Reform Office of Calabanga, Camarines Sur, and Municipal Agrarian Reform Office of Tinambac, Camarines Sur, for purposes of securing DAR Clearance and such other related necessary certifications necessary for the abovementioned transaction;
e) receive all payments or dues in connection with the
abovementioned transaction; and
f) perform and all acts necessary and proper for the
abovementioned acts
HEREBY GIVING AND GRANTING to said attorney-in-fact full power
and authority to do and perform every act and thing whatsoever requisite and necessary to be done in and about the premises, as fully and to all intents and Page |2

ratifying and confirming all that said attorney-in-fact has done, shall lawfully do, and shall cause to be done by virtue of this appointment.
