WAIVER AND TRANSFER OF RIGHTS

KNOW ALL MEN BY THESE PRESENTS:

This WAIVER AND TRANSFER OF RIGHTS executed by:

MURIEL C. LOPEZ-WAGNER and KRISHNA JAY C. LOPEZ,

both of legal age, Filipinos and residents of Bacolod City, Negros
Occidental, hereinafter referred to as the TRANSFERORS;

in favor of

JEOANNE APRIL LOPEZ JUSTINIANI-MARTINEZ, of legal

age, Filipino, and resident of Bacolod City, Negros Occidental,
Philippines hereinafter referred to as the TRANSFEREE;

WITNESSETH

1. That the TRANSFERORS are the buyers in installment of a

condominium unit known as UNIT 3309 QUANTUM RESIDENCES
AQUA TOWER the details of which are:

A. CUSTOMER NUMBER: 143534

B. REF/ACCOUNT NO: QR-001-3309
C. ADDRESS: TAFT AVENUE, BRGY. 49, PASAY CITY

2. That TRANSFERORS hereby WAIVE, TRANSFER and

CONVEY unto the TRANSFEREE the aforementioned rights or
interest over the lot including all her title, interests and possession
over the above-described condominium;

3. That the TRANSFEREE assumes all rights and obligations of

the TRANSFERORS over the said property with the developer
including payment of monthly amortizations and other fees until
complete payment;

4. That the TRANSFERORS voluntarily execute this Waiver of

Rights without any threat or intimidation;

5. That the TRANSFEREE shall assume all obligations which

the TRANSFEROR may acquire as beneficiary of the said lot.
