PROJECT BRIEF

This project involves the design of a modern, aesthetically pleasing villa that adheres to the plot
dimensions and setbacks mentioned in the provided data. The villa will be a four-storey building, including
a basement, ground floor, first floor, and penthouse, with each floor designed for a specific purpose.

SITE ORIENTATION AND PRIVACY

Given the villa's southeastern orientation, the design will focus on maximizing natural light while also
ensuring privacy. Soundproofing measures will be incorporated in the walls, windows, and doors to
minimize noise transmission from the neighboring hotel and the street. Landscaping features will be
designed to obscure unattractive views and provide privacy, especially on the pool area and in bedrooms.

ARCHITECTURAL STYLE AND AESTHETICS

The villa will follow a modern architectural style, characterized by clean lines, large glass windows, and
minimalist aesthetics. The front door will be a notable feature, being larger than standard doors. The villa
will have a cascading design, with the ground floor being the largest, first floor slightly smaller, and the
penthouse being the smallest. This will ensure the villa doesn't look like a monolithic block.

LAYOUT AND ROOMS

1. Basement: A three-car garage with a spacious ramp for easy vehicle access. The mudroom will
have sufficient space for storing outdoor gear. The maids' rooms (2) will be compact but comfortable, each
with their own bathroom with a shared pantry and living space. The large storage room will be sized for
storing a variety of items including large paddle boards and kayaks. A well-organized and spacious
laundry room and a utility room with all necessary facilities will also be included in the basement.
2. Ground Floor: The entrance foyer will be designed to make a striking first impression. The formal
living and dining rooms will provide ample space for entertaining. The closed kitchen will be fully equipped
and sized for serious cooking, while the open kitchen attached to it will be designed for casual meals. The
family living room will be cozy and inviting, and the breakfast nook will provide a pleasant space for
morning meals. No bedrooms will be on the ground floor. The areas needed on the ground floor are as
follows:
a. Formal dining room (14 persons)
b. Formal living room
c. Family living room
d. Closed kitchen (with pantry/cold room and storage)
e. Open kitchen
f. Breakfast Nook (6 persons)
3. First Floor: The master bedroom will be luxuriously large, with a small seating area for relaxation,
large walk-in his & hers closets, and a spacious bathroom with both a tub and a shower. The two (or three)
additional bedrooms will each have their own bathrooms and walk in closet space. The coffee area or
kitchenette will provide a convenient spot for making and enjoying beverages, and the living room will offer
another space for relaxation. The balcony will provide views of the pool and surrounding areas. The areas
needed on the first floor as follows:
a. Master bedroom
b. Two (or three if space available) bedrooms
c. Living space
d. Pantry
4. Penthouse: The office will be designed for productive work, the gym will be sized to accommodate
various fitness equipment, and the multipurpose room can be adapted to the client's changing needs (this
can also be a full sized bedroom with walk -in closet and bathroom if space is available). A bathroom and
storage room will also be included. The rooms needed in the penthouse are as follows:
a. Office
b. Gym
c. Bathroom
d. Storage
e. Multipurpose room (or bedroom)

OUTDOOR SPACE (BACKYARD)

The outdoor area will feature a swimming pool of proportionate size, with adequate space around it for
seating and relaxation. The BBQ area will provide a great spot for outdoor cooking and dining. The
outdoor terrace will offer an additional space for relaxation and entertainment. The areas needed in the
backyard are as follows:
a. Pool
b. Built in seating area (preferably attached to the pool)
c. Fully equipped BBQ and Pizza area with a bar & stools
d. Dining area

SUSTAINABILITY AND ENVIRONMENTAL CONSIDERATIONS

The villa's design will incorporate features suitable for hot climates, including sufficient shading, natural
ventilation, and high-performance glass on windows to reduce heat gain. Energy-efficient systems and
appliances will be specified wherever possible. Features to consider including shading some of the
outdoor spaces such as BBQ area, dining area and perhaps the built in seating area.

REGULATORY REQUIREMENTS

The design will fully comply with local zoning and building regulations in The State of Qatar. The specified
setbacks from the access road, rear, and side shared subdivision plots will be strictly adhered to and is
provided along with this brief.
